If you look at the booking eligibility, it shows normal HGVC club booking window rather than the HGV Max one.

Looks like a sales gimmick.

They said it was coming in Q4, and it has now made its quick appearance in Q4.

it is interesting, it shows up in the app but if you click on it, it just sits there with a circle spinning and locks up the app. It isn't on the website when checking via the PC though.

Yep, I see it on the app as well, but it just spins if I click on it. Same as you.

Usually, Hilton Grand Vacations locations are available on the Hilton Honors app, but not Sandestin. But, doing a web search, it shows as an HGV resort. There is also a Hilton Sandestin resort (aka better than their hotels but not the timeshare). I have considered going there for vacation either via Hilton Honors points or buying into HGV, but that will probably be next year. I know Hilton Sandestin is a part of the whole resort complex, kinda like Wyndham Bonnet Creek Resort has a Wyndham Grand Bonnet Creek.

I stand corrected, I could not see SOLD OUT dates. But, playing around, I was able to find it. So, yes, the Sandestin resorts are fully online and the Hilton Honors app.

HGV Facebook page is saying it's available to Max members, the former Embarc resort. That doesn't mean any weeks are available though.

Does that mean Embarc members received 'FREE' access to HGV MAX, while HGVC and former DRI members have to pay thousands of dollars to join HGV MAX?

Embarc members have availability to nothing yet. HGV Max hasn't been rolled out to us yet. Therefore no exchanges being made out of or into Embarc. Anything showing up would have to be developer inventory.
