Wow! Hilton owns thousands of units all over of the world; and this does not include their acquisition of Diamond Resorts properties in 2021.

This one confuses me. There are ~24 floors with 14 units per floor. How can this equal 112? Where are these 218 rooms get allocated to? Is this just a typo on HGVC's part?

Chicago might be off as well. When we stayed there, we were on the 25th floor of the Doubletree Hotel off of Ohio and there were HGVC rooms in the top floor (26). There were 13 units on our floor.

Yes, I wondered about Ocean Enclave as well. I wondered if it was being opened in phases or something, yet the update actually cut the number of units. Ocean 22, Ocean Enclave, Ocean Oak, and Liberty Place were all developed by the same local South Carolina group, so maybe you're right, perhaps the developer took some of them back to rent or sell if sales were slow due to Covid? I would think that would have an impact on the declaration received by those who had already bought at Ocean Enclave, so maybe it is just temporary, or only represents units sold so far.

I also note the map that @alwysonvac posted does not seem to make any reference to HGVC Vilamoura in Portugal that I can see.

Nah. HGV Inc. only has ten locations outside the USA (4 in Scotland, 2 in Japan, and one each in Italy, Portugal, Mexico, and Barbados). The acquisition of DRI will significantly increase its international presence, including once again, Canada! Yay!
 
Could the reduction in numbers indicate the amount that are actually sold and in the Pool of inventory. Unsold inventory is actually in HGVC control and is NOT available as inventory, and they can rent it or do other things with it until it is sold. Maybe those location numbers were adjusted, as that is the total number of units available not the total number sold.

Its my understanding that Elara Hilton Club units are being built on floors within the building that were previously undeveloped.

In order to redevelop T/S units that had previously be sold and covert them into something else, they would have to re-acquire all of the deeds for each interval sold. That would be expensive and probably more difficult than its worth.

It’s an affiliate. The older map used to include the HGVC affiliates (see thread for the older map).

HGVC is receiving Chicago inventory in phases. Sales was targeted to begin in the 2nd QTR of 2019 however we know Covid-19 impacted sales.

The renovations are scheduled to begin in the fourth quarter of 2018, and sales are planned to start in our on-site sales center in the second quarter of 2019…”


In December 2019, folks reported a few units were available.

The Enclave resort is 330 unit resort and Liberty is a 100 unit resort

We know when the “Fee for service“ property in Hilton Head (Ocean Oak Resort) fully opened both phases, there were questions about inventory.

And how does the “Fee for Service” arrangements work with the South Carolina properties? :shrug:
Does it have to include the full property? If not, does the property owner get to keep a specific percentage for hotel rentals and are those percentages consistent across all seasons for the initial sales and maintained with ongoing resales?

We own at Ocean 22. This location has been fully sold for some time now. The 220 units represent the full number of units. 11 units on 20 floors. The units start on the 4th floor, the top floor is 24, and there is no 13th floor.

I have been marinating for awhile over this. I'm still not sure what to think, but there are some weird things going on with the South Carolina resorts. I had an issue with shuffling some points last year and it took a call to costumer service to get the 2 days back. That wasn't the first time I have heard of issues like that. Ocean 22 opened before I bought my first deed in 2018 so I really don't know what the bookings were like then. I think it's possible that Strand Capitol is holding back some units to rent, but 218 is quite a lot.

Again, wild speculation but the elephant in the room is that this is related to the new membership. Chicago, HC Elara and Enclave are some of the newer resorts that probably aren't sold out yet. Would/could they be transferred to a new membership? Obviously we don't know what it will entail, but this new membership could be anything from a simple you can book across platforms program to a new system that you have to have your deeds enrolled into. If it's the later, they would need to have some weeks already built into the system for those first few. Again, just thinking out loud.

Another thought is what if they were planning on taking weeks out of DRI at certain resorts. They would have to replace them with other weeks, correct? What if these rooms at Enclave and Chicago were the replacements? They aren't sold yet so they could be put into the DRI Trust and pull the units from other resorts and sell them as deeds. We know that Hawaii sells fast and for a lot of money. HGVC owners have been wanting Maui for a very long time and any deed they can sell will be for a huge profit, another Maui property would be a boon. Add another Island in Kauai and now we have a great opportunity to sell. While Enclave is a really nice property, they already have a great resort in MB.

Point a Poipu has 219 rooms while Kaanapali Beach club has 413. Some of these are deeded weeks that aren't part of the trust. Again, these are just my thoughts on trying to figure out the discrepancies in the room designations.

Just contact HGVC and ask them why the unit count in their 2022 Disclosure document differs from the total numbers of units stated in their press release.
