Rental strict cancellation policy - Covid19

If this is to last 12-18 months then everyone needs to resume daily life ASAP and the media needs to find a new news Story. We can’t shut down the world for a year.
People dying is what the media thrives on. Most people (Canada says 30-70%, USA says 40-70%) will catch the virus and 99% will be ok after 2 weeks.

I just spent two hours on hold. I changed the date to August. I’m going to flip if there is a hurricane and they can’t go lol.... but it is what it is. I did the right thing and I hope the renter has a good time. I was lucky to find availability while his kids still have off from school. They will probably have warmer weather. I just stinks that I have to wait another 5 months for payment and be at risk for something else. I don’t know the situation. Maybe they were traveling with elderly, and I wouldn’t want my family dealing with that either.

Yeah I feel better about it. While the contract was the contract this is a bit different. We are dealing with something unprecedented. I’m ok with this. I feel like I could have stuck to the contract and maybe if it were last month I would have. Each day the panic seems to grow more and more. While I still think traveling now is safer since less people will be in the air or at the resorts, I don’t want to force someone into a situation that could be dangerous for them or their family. I hope I sleep well tonight, it’s been a while since I’ve gone without tossing and turning.

Redweek is the absolute worst. They hold the money until the day after check in. Again to protect the renter leaving the owner out. I said they should pay me after the original check in date. Of course no they wouldn’t, It is what it is. If something happens in August and I’m out money I will be the biggest proponent of never using redweek.

If I understand this difficult situation correctly, you chose to use RedWeek's (so called) "full service" option, which was your prerogative. In doing so, however, you also knowingly and willingly "signed on" for all of their associated owner-unfriendly terms and conditions.

I like RedWeek, but I do think that their "full service" option is something of an oxymoron and is, at least in my personal opinion, more of an obstacle and impediment for an owner than a "help". I'll just conduct my own rentals on my own terms, thanks very much.

That said, kudos for your kindness and consideration in bending over backwards for your tenants-to-be under unusual circumstances.

First - I agree this issue is between RedWeek and the Renters, and not yours as per contract.

However, your statement normalizes influenza and C.Virus as not “worse”.
C.Virus is currently at a pandemic stage and has 10x the mortality rate of the flu.
Yes, more people (so far) die from
Flu but that is a binary statistical comparison. Anyone would choose the flu (which I had 2 months ago) to Covid-19.

Just to clarify... per contract they are the same, but not in reality. The flu never caused travel bans, and other mass closures. (Well not since early 1900s...).

The mortality rate of the C.Virus is higher based on numbers that may not be that reliable. I am not sure why they are much higher in Italy than in Switzerland or Germany. I assume it is how they mix those that were very sick and died from something else with everyone else.

It was the first time I chose full service. I did so for these two main reasons. first, I didn’t want to have to negotiate how to accept payment, some people want to send check, others want PayPal, I prefer Venmo so thought let redweek accept payment and be done with it. Second, I didn’t want to be bothered with cancellation requests, because I’ve had “sad” stories in the past and I tend to have a soft spot but Then I’m left out.

If I ever choose RW “half” service ever again and since you can’t select the cancellation policy when you set the listing, I will email them to set it to strict with explicit instructions to NOT contact me under any circumstance unless the renter will not be arriving for check in.

I just hope my consideration doesn’t come back to haunt me. If the unit is not habitable (hurricane season) I will offer a two bedroom in Orlando and that should suffice As a substitute according to the RW agreement. As I said before, I hope the renter can go in August where at least they will have warmer weather and better ocean temps. Everyone has their own feelings, I’d rather go in summer than march.

There is both a denominator and numerator to consider - but regardless C.Virus has a much higher mortality rate in near- and long term.

No, it is just not clear to me what it will happen in a month if the number of cases is similar to the one today or even higher. Do we still keep schools closed? Airports? What if we are in the same point in 3 months from now? The more the lockdown continues the more unintended consequences. I am curious what it will happen in UK by the way, there is a debate about their different approach.

I’m hearing they expect this to be here until September and then another spike in the fall. This would wipe out an entire generation if it’s here that long, I can see all of the insurance companies denying payments too. This is going to be catastrophic

Merkel thinks that it will take about 4 years in Germany and that 60-70 % of the population will have it sooner or later.

I think you did well by accommodating them, good for you. At the same time, I would have conditioned it on collecting all the money now. I think you have shown good faith and went beyond the contractual terms. I do not see why the money still has to be with Redweek while you have to worry about not being paid in August.

Yup. Insurance companies have already stopped new policies but many will seek bankruptcy protection. Occupancy is already way down at resorts and hotels and they have started closing. Timeshare owners/members will get big special assessments. Many will not pay.

A generation of 70+. If this thing gets worse and people don’t actually stay inside for a bit, it will be around much longer. You may think I’m getting carried away but you don’t know what you don’t know. This country will have big problems trying to get ahead of this.
 
This too shall pass. The 1918 Spanish flu wreaked havoc for about 12-18 months. Then came the roaring 20's. If people act responsibly we will save a lot of lives.
 
I would like to add one more thought to my previous comment though.

The renter had several options at the time of the booking. He could have used Expedia for example and could have chosen either a higher rate that has free cancellation or a discounted rate but not refundable. He did not choose the first one, he did not even choose the second one. He knowingly chose the riskiest option, the one that offered no cancellation and meant dealing with Redweek, a less known entity to the general public, and with a private owner. He knew exactly what risks he was taking and he had alternatives, you were in no position to advise him one way or another.

My point is that you should have not felt bad even if you could not provide alternatives and asked for a full payment, according to the agreement. If you could have not provided alternatives, the loss would have been symmetrical either for you or him. By the way, I know people who are self employed and cannot work and bill for the next few weeks (or more?) because of what is going on. Nobody will compensate them for the loss.

Kind of have a new wrinkle in the deal I just realized. The points that are being used for this reservation has been sold and the new deed recorded with the owner this week. They are assuming ownership in 2021. The deed is being sent to vistana to be trasferred the day after this reservation so there were no issues. Can I cancel and bank the options and retain them for the next two years? See, more trouble than it’s worth and why I put a strict cancellation policy
If the week is still in your account, you should be able to cancel the reservation, then you would see the SOs back in your account and able to bank them.
 
While this is no one s fault, I think Congress should enact immediate legislation that requires the full and complete refund for any properties in areas Designated as dangerous i.e. the Governor(s) of the State have declares an EMERGENCY. All claims have to be made within 14 days of the declaration and you can not make a claim for a reservation that is 60 or more days out from the original declaration unless the declaration is extended. Also this would apply to all airlines tickets / cruise tickets / training tickets / tours etc..... Now a person renting should be able to purchase an insurance policy that would cover them.
 
Bottom line here is we are all going to take a financial hit thru this, all the way around.

I think Redweek was wrong for asking. I think he should be paid in full now , not in October he proved worthy enough already plus any extra fees he was charged.

If I used them to make a new reservation at another resort would they transfer? I used them for myself Labor Day weekend.

As long as they are banked, they are yours to use and keep. Once StarOptions are banked, the use year is considered gone.
