Hello seasoned Wyndham owners! I'm trying to get a realistic picture of maintenance fee increases over time. I'm especially interested in hearing from those who own a single week or its equivalent points (around 250k, as I've been told).
Specifically, I'd like to know:
  • How long have you owned your Wyndham timeshare?
  • What was your initial annual maintenance fee?
  • How many years did it take for your base maintenance fees to roughly double, assuming you haven't purchased additional points?
I'm trying to understand if the horror stories about rapidly escalating fees are accurate. Any insights you can provide would be incredibly helpful! Thanks in advance.
 
I don't really keep records like that, but Wyndham is one of the most reasonable with increases. Start out with a resort that has lower MF's per 1,000 points, and you will almost always be better off in the longrun.

The best are supposedly National Harbor and Canterbury, but I don't keep up because I am not in the market for anything Wyndham for myself. I am giving them away, actually.

Wyndham Bali Hai is another one with historically low maintenance fees compared to other locations in the Club.

You can get a rough, and maybe not truly accurate, idea of what future maintenance fees will be by using a CAGR calculator. Here's an example:

Club Wyndham Access
2012 Maintenance Fees (excluding program fee): $4.89 per thousand points owned
2025 Maintenance Fees (excluding program fee): $8.13 per thousand points owned
Periods (Number of years): 13
CAGR% = 3.988%

In five years, based on a CAGR of 3.988, the maintenance fees (excluding program fee) would be $9.73 per thousand points owned. In 10 years, it would be $11.83 per thousand points owned.

This same method could be used for any specific property in which you have the maintenance fees data for. There's a lot of factors involved in determining the maintenance fees so this method is not entirely accurate but may give some insight into future fees based on the average annual increases over time.
