Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

As for me, I already have a 450k CWA developer contract and 169k converted week at Myrtle Beach. We're having a hard time using all our points now, so this is a great way for us to get rid of that contract and the associated maintenance fees.

They have $0 value. You can take them for free off of eBay with seller paid closing cost. While not expecting much of anything from the eventual sale, likely still will get more than $0. And I no longer really want to be tied to the program.

I think most of the people taking the offer will be those who have developer contracts and want to keep an associated VIP status.

If that doesn't apply then there are probably better free/low cost options for most people.
 
OK so it's becoming clearer to me how my FF Bay points will go down with a bankruptcy. Some of the resorts on the list up front just point to a Board of Director's meeting yet to occur (e.g. Patriot's Place). Any idea how those resorts might progress? Does the board have the ability to dissolve the resort or is that just one step before an owner meeting? Thanks in advance.

I think this is right. If one currently qualifies for a VIP level, taking the CWA swap will preserve that at no cost (other than a potential change in annual fees). That's very different than adopting a free CWA contract on ebay.

Yeah. But if your points are resale and you wanted replacement points you're likely better off getting them separately.

You can probably find something with lower MF than CWA for free or near free. And the CWA points swap isn't truly free - you're giving up the proceeds from the sale. For many of them that'll probably be nominal but I could see Bentley Brook being a few thousand dollars.
 
I need to keep Glade as it is part of my VIPP account. But I think I will drop Star Island if given the chance as it is my only Resale contract.
 
Have not yet received the package from FF Bay. Called today and spoke with GM there. He said that my call was the first that he had received from someone who not received the package. Of course, owners generally would not know about the package unless they received it or participate here. He said he had received about 300 calls regarding Wyndham exiting the resort. He said he would reach out to the 'governance' team regarding this and that we should hear back from them.

Those who have not received their packages might want to call the resort and inquire. That would let them know that others have not heard anything. The phone number there is 501-884-3333.

Since Arimaas was one of the only posters to attempt to keep this topic relevant to the actual thread, and in a productive and respectful manner, I'll reply in agreement. We simply don’t know how the impact of these actions will play out. No one knows for sure. Sure we can debate the finer points, but keep it respectful, or future posts from this point foward will be moderated to remove all offending content, or simply outright deleted. If you want to debate these points incessantly in a disrespectful, sarcastic and/or insulting manner, please use PMs/DMs.

For my part, we also don't know what the proportion of inventory is at these older Fairfield resorts that consists of actual pure fixed weeks. I suspect there are more than many of us believe. For these folks, I also suspect that many of them will simply exit the system as a result of these actions. The relative minority that may take a CWA conversion, likely won't significantly impact availability either way. It's also worth noting that that average points owner makes reservations 5-6 months out. This is data kept by Wyndham and it's published annually in the owner review meetings. So while TUGGERs may make a big deal about 10 vs 13 month reservations, again this serves as an example of TUGGERS being the exception not the rule when it comes to both timeshare knowledge and timeshare usage, which reinforcees Arimaas's point made above. The bottom line is, no one knows what the impact will be.
Yea, my WAG on this is a small number of people will take the swap, and of those, fewer will actually try and use ARP anyway. I think the rental crackdown, and that people can and do make reservations at 6-9 months out shows there's still a lot of slack, and way more than say HGVC where good luck getting a week after almost exactly at 9 months out.

Thanks for sharing the phone number. If others have explicit contact phone numbers or addresses for either the resort or the HOA itself, please reply to this post and provide the contact information. In the interim, I've added a RESORT CONTACT INFO column to the table in the OP - using the phone number list from Wyndham. I've also started to capture the contact info for the HOAs in the Notes area for the resorts where I've received the actual proxy vote materials that contain this information. Feel free to share whatever you can garner so we can provide better contact into for the resorts and the HOAs for impacted owners.
 
That is the general number for the resort.

I heard back pretty quickly from the 'association governance' team. They emailed me a copy of the package within in an hour of my last call with the gm..

We have two contracts Bentley Brook and one at Fairfield Glade. We are leaning towards to not accepting CWA.

Unless you are an existing VIP that is a smart move. Take the payout, then if you want to stay in Wyndham, buy a resale with cheap Maintenance Fees.

If you are or will be a VIP, especially Silver or better with unlimited housekeeping, the decision becomes harder. It's a no brainer if your existing contracts are resale

"Unlimited housekeeping" is not a benefit for new (will be a) VIPs.

If you’re an owner with VIP benefits who purchased into an eligible tier after Nov. 10, 2020, you will receive the following supplemental allotment based on your tier level, in addition to your annual award of housekeeping credits:

  • VIP Bronze: +1
  • VIP Silver: +2
  • VIP Gold: +4
  • VIP Platinum: +6
  • VIP Founders: +8

I'm aware of that, it was unclear if he is an existing VIP or not. If he is, and has unlimited HK, he should retain it. It was unclear if they even had developer points.

Only relatively minor updates in the OP table really - a few edits to help with resort comms. I think I'm going to add another column explicitly for HOA Votes Y/N just so it's easier to determine if the votes have transpired for each resort, as that's the major updates for a few of the resorts to date, then document the vote results in the Notes column.

HOA VOTE STATUS column added just now. Values are TBD, SCHEDULED, IN PROCESS or COMPLETE. We've got OIRC as COMPLETE, as far as I know that's the only one in a completed status. We've got a few in SCHEDULED status with dates as well - documented in the NOTES area. Hopefully some other TUGGERS who own at the resorts with a TBD status will chime in once they receive their HOA letters.

For the sake of simplicity, the Vote Status could be incorporated into the "Confirmed?" column, then that column updated as the status of the resort changes versus adding a new column for each new change in resort status. Just an idea.
