Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

I know this is delusional wishful think on my part this Veterans Day, but maybe something good can come out of these resorts closing. I just sent an email to Frank Siller advising him Wyndham is closing these resorts. He is the head of the Tunnel to Towers Foundation who builds homes and pays off the mortgages of veterans and first responders who are in the need of help. Some in this greedy CABAL as some have called us, have donated by providing free lodging for medical trips using our points.

One other thing they do is buy hotels and refurnished them as homes for homeless veterans and first responders. Maybe they may be interested in converting these closing resorts.

For those who do not know the story, Frank created the foundation in honor of his brother Stephen. a NYC fireman who lost his life on 9/11. Heading from Brooklyn to the Twin Towers to help, he could not drive thru the tunnel to Manhattan. So, he grabbed his 60 lbs. of equipment and ran thru the tunnel only to perish at the Twin Towers.

Every September, thousands recreate the run as a fundraiser for the foundation.

Just noticed a bunch of Shawnee postings for sale on Red Week??? Any ideas on this?

There's been a ton of people trying to sell the resorts that are closing on Ebay too.

A ton of completely worthless KBV contracts too, which is CRIMINAL that companies are trying to sell those. Ebay should BAN those postings.

Yeah, and that's been the case with KBV since the start of their troubles a couple years ago. Plenty of listings with no disclosure of what was going on structurally.
 
Received a notice for Wellington place’s annual meeting proxy today. No info re: the shutting down and bankruptcy and says no new business anticipated on the agenda.

Received a notice for Wellington place’s annual meeting proxy today. No info re: the shutting down and bankruptcy and says no new business anticipated on the agenda.

That appears to be a condo owners association not a timeshare HOA. Best guess you own a condo there? We have garnered that Wyndham may own and manage other property at FG that is not part of Club Wyndham timeshare associations, hence my question. If not, not sure what to say here as I’ve been told all FG HOAs had already voted and approved bankruptcy proceedings and resort closure, but perhaps this is another Shawnee type situation where complexities are involved.

Only one of the resorts in scope has even filed for bankruptcy to date, OIRC, which was the pioneer so to speak for this process. Don’t expect this process to go quickly, it will likely be many months, if not longer, before owners see any payouts, if at all, from this lengthy process.

I don’t know what I own LOL. But I voted on the bankruptcy separately a few weeks ago. I have a converted fixed week that is 154k points.

I received today a proxy form and letter for FG Stonecastle HOA, for the annual meeting. It says no new business and election of board members. It appears to be normal business that the HOA must conduct. It is identical to the posted Wellington documents right down to the name of the board candidate running unopposed.
 
I own at Fairfield Bay. On the 5th of this month I got an e-mail that seems to be from Wyndham, asking me to state my preference. Do I want a 1:1 conversion of my CWS points to CWA, or do I want to wait for a potential share of any selling price the resort might get.

I filled out a very short form asking for conversion to CWA points. This Fairfield Bay contract was the first time I bought into Wyndham. It was in 2016 on EBay and the price was $860 for 154k points. I don't remember if the fees were included but I remember I was only looking at sales that included them. I thought the price was good and I thought the Maintenance Fee was reasonable and I was happy with my purchase.

I've added 3 more EBay purchases to finish up with 400k points. I have come to really like the Wyndham system, I really like the amount of resorts, and even though the MF's have increased at a much higher rate than I would have expected, I still like everything about my ownership. I have discovered that 400k points is the exact right amount of points for my desires, and I have no trouble using them every year, and if I want more, I can find Club Wyndham locations that accept Wyndham Rewards Points for an additional stay if needed. And as of recently, we can all use Bonus Time to make reservations if we're out of points. If there's availability obviously.

So that's where things stand right now at this particular resort. I'll keep you posted on how the process continues.

Until the HOA no longer exists, it requires a Board. Authorizing the intent to file bankruptcy is not the same as "it's not there anymore."

Yep, that makes perfect sense, BAU must continue right up until the HOA is disbanded. I was just trying to add some levity to a thread that doesn’t have much of it.

There are also multiple listings here on TUG Marketplace for some of the resorts that are closing. They really should be taken down. But at least Wyndham will decline the transfer. Hopefully.

I messaged RedWeek.com a couple of days ago about the multiple listings for the two Fairfield locations, advising that the resorts will close at the end of 2025 and that they will be sold. I don't expect RedWeek.com to do anything based on my messages. At the moment, there are ten for sale listings at Fairfield Bay and nineteen at Fairfield Glade.

"Full service," "verified," and "protected" don't mean much at RW.com. It will be interesting to see what happens when an uninformed buyer tries to buy something that doesn't exist (or will cease to exist in 48 days) through a seller's clueless agent.

just got my e-mail from Wyndham about Fairfield Glade and what to do if I want the points swap. I will post it here (I believe others have posted it, but I don't think posting it again is a bad thing):

"Our records show that you own points and/or deeded week(s) at Club Wyndham Fairfield Glade. It is important to note that the forthcoming adjustments will impact the points or week(s) linked to Club Wyndham Fairfield Glade.

As an owner at the Club Wyndham Fairfield Glade in Fairfield Glade, TN, please be advised that the Association has voted to file for Chapter 11 bankruptcy and proceed with a sale of the property. The Association has also voted to close the resort at the end of this calendar year.

As such, effective December 27, 2025, or shortly thereafter, Club Wyndham Fairfield Glade will cease operations according to their ownership interest.

As a result of this decision, your contract with Club Wyndham Fairfield Glade will no longer be affiliated with Club Wyndham Plus, beginning Dec. 27, 2025. We will simply remove the contract and associated points or week(s) from your account. We acknowledge that this change may influence your membership and upcoming travel arrangements. FG swap letter just came. It’s cool that they are telling people that aren’t in the know 6 weeks before the new year that if you don’t take the swap that your reservations are going to be canceled (first time I’ve heard anything official).
