ya both are about the same price. This one $970 one that I bid on was $1026 total so seems to be the going price. I do have my concerns with rising MF and special assessment but it will still save me money in the long run.

One good thing about other listing is my contract is already closed, recorded, and submitted to Wyndham as of 02/26 šŸ˜†

The deed does show contract date of 12/05/2024 so what i think is happening is they get the signature page done first (signed and notarized) and then just add the buyer name on the first page after auction closure. The notary.... i won't get into it. I'm fine with quick close.

Another wrinkle in the "Florida Property" fandango. Our governor, who has higher political aims, has been floating the "eliminate property taxes" idea. And with all the other issues in Florida, this will absolutely throw Florida into an absolute mess, as the majority of income to fund state business, including roads, bridges, schools, etc, come from Property Taxes.
The elephant in the room is that Florida has a homestead exemption and by law, homesteaded properties (primary residence for owner occupied residential property ONLY) is capped at 3% increase max by law. So there are people who own multi-million dollar homes purchased in the 70's or 80's for like $60,000. So they are paying an assessed value in 2025 for about $100,000. After "property taxes are eliminated", and after a couple years of absolute calamity and it's put back in, ooops, everyone lost their homestead exemption and every property is reassessed at current value, screwing long term owners, most of which are elderly and can't afford a 1000% increase in their property taxes.

Oh well, they can just sell their home to BLACK ROCK.

That's the goal here, squeezing money from the people.

That one had $950 in buyer fees so total price $970, not bad but a lot of people are staying away from buying Florida points due to increased future risk of special assessments insurance, etc.

Upon further review . . . .

It was actually three contracts which means three HGVC transfer fees.
