Some of these resellers are broker/agents. They are selling contracts and they take a percentage (one quoted me 25%.) So you can't say that a reseller is a winner but you can certainly say that the owner was the loser.
I did not know Wyndham has a ROFR. Yes any owner that has bought developer then sells is always going to take one on the chin. The only other option is give back ovations for free. That to me is just being a punching bag for Wyndham. Ovations does have its benefits if you are a resale buyer with minimal costs invested.

Most are disposing ownership from timeshare exit companies also.

Another big points contract on eBay: 758,000 points at Wyndham Midtown 45, starting price $5,950. Midtown 45 isn't a low maintenance fee resort (~$5.45/thousand), but NYC isn't a low rent city either.

In the MF thread Midtown 45 PR was quoted at $5.02. Standard looked to be $4.60. Not horrible. Not great.

The best way is always ask for a copy of estoppel. You would be surprised how many listings are incorrect. I have scored some great deals being in the know by requsting a estoppel.

If resale was purchased under 1 million pts would you still get the status? I was under the impression you still needed the million pt contract to get the benefits. Once over you can get add smaller contracts and still get the benefits. Am I correct or mistaken.

With developer PR you must have 1M PR points in one deed/contract; they cannot sell you less than that. After that you would be able to add other PR deeds/contracts of less than 1M PR points.

From what I understand if your first PR resale purchase was less than 1M points then all you would be able to do with those points is to stay in a PR unit at that resort.

A 210,000 Canterbury just sold for $4,850, which I found rather eye-popping given the current dead state of the Wyndham points market on eBay. A few months ago I got a 168k National Harbor contract for $1 plus $598 in fees. There's a $0.70/k difference in maintenance fees between the two, or $147 annually on 210k points. Even if you compare it to Grand Desert, which is regularly available sub-$500 on eBay (and maybe not like my unicorn? National Harbor contract), that's a difference of $1.68/k, or $353 annually on 210k points - making the break-even timeline against a readily available Grand Desert contract around 12 years. Okay, I guess. I'll stick with my ragtag assortment of second-tier contracts.

i posted a thread about this but the mods i think deleted it (or didn't approve it). I may or may not have contributed to that bidding war last minute :eek:

I did not win that bidding war (at least my bids were not shill bidding). i was willing to pay a lot for this and knew this going in and watching the listing all week AND set alarms for it as well but i guess there was someone willing to pay much higher.

It just had a lot going for it for me, right around the amount of points needed per year, best maintence fee, all my contracts for National Harbor has been falling through. half of the 2025 MF would have been paid by the time it transfer, i still have the opportunity to book Glacier Canyon for August with kids if i didn't have this i would be paying in cash (or Bonnet Creek for Thanksgiving). The alternative i was considering was La Cascada for $100 all at $6.20 per 1000. So it just made a lot of sense to me.

I did however go over my initial budget by about $1000, but i felt it would still have been justified or at least i was telling myself šŸ˜†. I had to settle for the PCB instead which no regrets there for $1000

I just signed a contract for a resale 210K Canterbury for $1500 plus closing cost. Seeing @paxsarah logic maybe not the best deal as it would take a couple of years to breakeven but not the worst deal.

Where did you find your Canterbury contract? I scoured everywhere couldn't really finding anything. I think i saw similar contract like that on Fidelity but i think the list price was around $5000ish if my memory serves me right
