I saw the under 25K thread and was really interested with people's ideas. Now what would you buy for under 5K?

I would like a week 4 through 11 week in South Florida (beach area). I have a week 3 but another would be nice.

When I first saw that thread, my mind went directly towards South Florida/Gulf side, that would be my first choice.

You could also buy 6K Worldmark points. I could buy another timeshare in Hawaii for $5K. MF's are getting high these days in Hawaii (especially Maui) but it still is Hawaii.

You might be able to get a Marriott, wouldnt be platinum but you could get Gold.

Ive been paying alot of attention to the different threads. Big time bucks for fractionals, $25- $30K and higher for certain Marriots. How people have worked the system for ff miles. Even though we all have some of the same goals (to maximize our traveling dollars) we sure are a diversed group.

For under $5000 points, I would purchase Fairfield points. At the average resale price of .02 cents per point, you could get at least 230,000 points including the closing costs. Since .02 is the average resale price, you could actually probably get them cheaper. 2 bedroom prime time Fairfield weeks staying within the FF system run on average anywhere from 154,000 to 240,000 points. The new resorts are closer to the 240,000 while the older resorts are towards the 154,000. The newer ocean front units in Myrtle Beach are over 240,000 for a full week. In addition you'd get a free RCI or II membership included each year. You can stretch those points to several weeks vacation by utilizing RCI or II (depends on which one is assigned as your trading company). You would also have the flexibility with points to do long weekend or less than week stays.

Based on my past history, four or five more timeshares. Then my wife would kill me.

But, less seriously, from now on I am only buying week 7 ski weeks and July beach weeks for $1000 or less(It can be done if you are patient)...honest, really, unless it's really a good deal and I can't help myself.

What specific properties are you referring to?

Right now we are having fun with our So Cal Beach Club Jan week 1BR under
1K and our Pono Kai float 2BR under 4K.

Basically any New England or Rockies resort within two miles of a ski area and any east coast beach from the Carolinas north or anywhere on the west coast beaches. I just picked up a President's week studio in New Hampshire for $350 plus closing costs on eBay. Don't know how it will trade yet (I'll probably use it in '07) but I know I can rent it for 2-3 times what I paid for it. I've seen Cape Cod studios and one bedrooms for $1000 or so over the years...just not when I had permission to buy from the family authority.

I see that I am NOT the only one who has to deal with the "family authority"...fortunately, I am a faithful dog with a pretty long leash.

I just bought a fixed week 38 in Destin, FL for half that. I am excited to get this property. Only TS on the beach in Destin.

I would buy a CMV UDI (if I could find one!) Bruzecz, Can you help me??

1)WorldMark 7000 Point Week

2)If you streth a little - HGVC 7000 point week - Scottland

Last one cost me $5800 - Damn dollar is still weak or it would be $5000 again

Although I am not in the market for more timeshares right now, the last $4,990 I spent on timeshares bought me 3 2-bedroom fixed-week units. The purchases were Tree Tops, Gatlinburg, TN, week 40 (October leaf season in the Smoky Mountains); Sudendorf at Schuss Mountain, Mancelona, MI, week 32 (summer in northern lower Michigan); and French Lick Springs Villas, French Lick, IN, week 29 (summer). And $725 of the $4,990 was for the closing costs.

Let us not forget the 5-2-1 rule, that basicly said you should never pay more than $5000 for a deep red 2-bedroom week. If you can't find a week at the resort you want for under $5000, you can find a week for that price at another resort that will exchange into that resort. There are rare exceptions to this rule, such as Disney, but it still remains a valid rule.

I will buy as many winter weeks at Playa Linda in Aruba as I can find for under $5,000. We paid $5,000 for our first week there for week 51 and rent it out every year for a 15-20% return on our investment. I would also pay a bit less for any winter week at the Aruba Renaissance resort for the same reason. Anyone know of sellers of these resorts for under $5,000 just send them my way. :hi:  :)
