Hi All
i would like to buy club wynham access resale and need to understand I can use these points for all properties in the wynham system irregardless of home property of contract. i am a current shell vacation owner and wynham wants to see me a conversion for 300k points at $26k. i like their properties and think I can do better buying resale. Pls confirm a club wynham access contract allows use for all properties and not confined to one / home property.

anything to understand before taking the plunge on a resale contract.

You will get 13 month priority at every resort the CWA trust owns up to the amount owned by the CWA trust and 10 month priority at every resort period. Maintenance fees for CWA are a bit higher on average than you can get from some of the deeded Wyndham properties (that can also be had for very cheap on eBay) and you may not need 13 month priority except at very in demand resorts at very in demand times for certain room types. Where do you plan on using this for primarily?

Overall I think Wyndham is a great system and buying resale is definitely the way to go. @dioxide45 owns CWA, I’m sure he will drop

Also make sure you’re buying a large enough contract so that you’re not below the minimum program fee, or your average maintenance fee per thousand points will be higher.

Club Wyndham Access gives you 13 month home resort booking to all the properties in CWA. I don't know the list, but it I suspect it is probably available on the Club Wyndham website. At 10 months, you can use the points to reserve at any of the other Club Wyndham resorts that may not be in CWA or are in CWA but there was no availability to book prior to 10 months. Being resale you get no VIP benefits, with that we have been able to book Margaritaville Vacation Club properties at 5 months prior to checkin.

The main issue with CWA is that the maintenance fees are high compared to some of the other CWS deeded resorts. If I were to do it again or add to our ownership, it would be at a well researched resort that had lower maintenance fees per point.

IDK about Club Wyndham Access, or what's the best Club Wyndham Select resort to try and buy, but I'm so far happy with Wyndham as a user over a year or so with 405,000 pts annually. In fact, my main issue is just that I don't think I can see paying MFs for more points I could otherwise use lol. Def buy resale, they're darn close to free on ebay. It's how I bought mine.

Here are two recent eBay sales to illustrate this point.


The maintenance fees for 305,000 Club Wyndham Access points are listed as $212/month


Grand Desert is one of the lower monthly maintenance fee resorts. The maintenance fees for 308,000 points deeded at Grand Desert would be roughly double the $83/month of this 154,000 points contract -- $166/month.



At mentioned above, the points deeded at Grand Desert work at the other Club Wyndham resorts beginning 10 months before arrival. You would be paying a $552/year premium to own Club Wyndham Access. If you do not need the 10-13 month Advance Reservation Priority for the resorts in CWA where you want to stay, or you will be booking all your reservations within 10 months of arrival, it definitely pays to own points deeded at a lower maintenance fee resort.

As someone else mentioned, if you really have the need to book at 13 months, Access will give you that ability.

However, I have owned in Wyndham for 13 years and only once have I really needed that ability.

You can pay substantially less in maintenance fees by buying Club Wyndham Select at a location like Grand Desert as previously mentioned. It has relatively low maintenance fees compared to Access.

You can book at 10 months everywhere instead of 13. To me, it works great. For you, you would need to make that determination for yourself.

Don't convert your shell, either just get rid of it, or keep it but if you want Wyndham, buy resale.

I agree about picking up grand desert. If I had it all to do over again I would not have purchased my bonnet creek contracts either (which are less than CWA, but still relatively high as far as maintenance fees go). You can usually pick up grand desert contracts on eBay for less than closing costs.

Thank you for the information. What is the points threshold to be above the min program fee? My kids live in NY and great if I can stay in the Wyndham 45 in NYC but flexible in that I have flexibility to travel whenever and not peak periods.

Hi All
When purchasing a Wynham resale, how many points to buy. Does anyone know how many points it takes for a nights stay at Vino Bello in Napa (Sun, Mon, Tues) any season? Any estimate will give me a clue on how many points I should buy. I currently own at Shell and for a studio unit, mid week off season, I need 250 points for one nights stay.

At 10 months before arrival in Club Wyndham, "points are points" -- it does not matter where they are deeded. No surprise, that is just the way it is.

Where can I research maintenance fees by property?
TUG has it all. (Rates are without the program fee.)

Do not get hung up on the lowest possible maintenance fees -- they come at a cost. Desert Grand is a good, low maintenance fee resort, with little competition on eBay, at very low prices.

Also what is the min # of points contract should I purchase resale to be above the min program fee.
Roughly, 260,000 points. Do not get too hung up on that. If you will need less than that per year, the little you will pay in maintenance fees owning less points is well worth the alternative of having more points (and maintenance fees) than you need per year.

It’s around 250kish. You really shouldn’t need CWA to get a reservation at Midtown 45. I’ve stayed there with no problem making reservations well within 10 months. Just be aware that Midtown 45 is one of the more points heavy reservation requirements.

You might want to buy Midtown 45 points themselves. They are decently low maintenance fee, and then you will get priority there. They do tend to have a little more of a premium on eBay because they are so low maintenance fees though.

All Wyndham points properties have access to all other Wyndham properties at the 10 month mark. The only thing CWA gets you is ARP at the 13 month mark. That is usually not needed.

There is separate inventory for the advanced reservation period (ARP). CWA has access to inventory CWA owns at the different resorts from 13 to 10 months out. A defined amount of inventory has been conveyed to CWA. Only that inventory is available to CWA during the ARP. At 10 months out, any unreserved inventory becomes available to all other owners in the club. Thus a Grand Desert owner can book it. Not all the inventory at a resort is in CWA. Most resorts have a mixture of deeded or UTI and CWA ownership.

You shouldn't be surprised. In Wyndham, with VERY few exceptions (Presidential Reserve (PR), Margaritaville) points are points.

At 10 months, you can book at every single non-PR and non-Margaritaville resort.

Keep in mind, even with Club Wyndham Access (CWA), despite what they lead you to believe, you cannot book at EVERY resort at 10 months. This is in the fine print, but not every

Wyndham resort has CWA inventory. Or in some cases, some have very limited CWA inventory. You will not be able to book at these until 10 months.
I believe none of the Hawaii resorts have Access inventory, there are others too. And even those with "some" inventory, once that's booked by CWA owners, you would have to wait till 10 months.

I really see no reason to own CWA. The exception being if you consistently want to book holidays or special events at high demand resorts (New Years at Midtown, Mardi Gras in New Orleans, Bike Week at Ocean Walk, etc).

The only time I ran into the limitation was I was trying to book at a resort in Colorado for week of Christmas and couldn't. As it ended up, I was able to waitlist and got a spot.

I've never tried that, but that seems like an odd nuance. Is that all the former shell resorts we got access to a few years back or just this one?

I'm not resale only, and i'm not out of retail points for the year so I can't test that.
