Vidanta NV - New Grand Mayan Deluxxe unit

Just attended owner's update last week at Vidanta NV and received an offer of Grand Mayan Suite Deluxxe - 1 BR and 2 Baths.

The story is they are going to renovate GM Copal (the ocean front building), maybe tear down existing walls, and build GM Suite Deluxxe. This unit should be much bigger than GM Suite. Floor plan looks nice. But this is a bad news for GM owners losing their ocean front units! I am at the resort now and I don't think the project has started.

I was offered about 29K to add this into my contract. I said no.

Thanks for the information.

In Riviera Maya, they converted the unfinished 2-bedrrom MP units into Deluxxe units. These are listed in the Grand Luxxe section of the website. The layout is similar, but the ones in RM are large & the living room is now where the sleeping area of the 2nd bedroom was. They kept the 2nd bathrooms where they were. I think that the LR/DR/Kitchen area was "scrunched so that the deck could be larger, but they do not have the dipping pool since the MP units has just a 2 foot deck.

The MP and GM interior units are the same size (Actually, GM LR is one foot narrower than the MP LR - I measured by counting the 1 foot tiles. But, the bedroom/bath area are a little larger.) So basically, they are taking a bunch of 2-bedroom units and converting them to larger 1-bedroom units or a 2-bedroom with 2 bathrooms and then will create a 2-bed 3 bath out of a Master Suite and extra room.

We would be happy to stay in those using our Sr Certs if we could get 2 weeks for each GL week!

They've been selling those for a couple of years now. The prime benefit is supposed to be that it would be guaranteed beach front. We weren't really tempted when they offered them to us; while it would be closer to the beach than the GL units are in NV, it would still be surrounded by the Grand Mayan pools, etc., and we kind of like the peacefulness over on the GL side. They didn't mention it, but it would also be a shorter walk out to the OXXO and bus stop by the Sea Garden....
 
If anyone in the forum has the floor plan of GM 1 BR unit, can you please compare with this Deluxxe unit? I was told Deluxxe is much bigger but I don't trust sales people.

The floor plan I posted is on a grid layout. Maybe each grid is one meter.

Comparing the floor plans, it looks like all that was done was a move of the kitchen/living room area further away from the corridor and an addition of a bathroom. No doubt the furnishings have been upgraded to be more like the Grand Luxxe and Deluxxe, too. When they were trying to sell us on these, the primary hook was supposed to be the location; when I asked how it would be a guaranteed ocean view when half the building faces away from it, they told us that they were making the units run the entire width of the building. They couldn't explain the evident doorways to the corridor at the right hand side of the floor plan or the columns that match up with the Grand Mayan floor plan columns, though. It could be that they are only upgrading the ocean side of the building, but I'm not sure that would make sense from an "exclusivity" point of view. I had also heard they would be setting aside parts of the GM pools for the Deluxxe.

Yes - but it also looks like they moved the wall by the dipping pool back too - making the bedroom smaller - it does not have the loveseat now and the tub is enclosed in the bathroom (good call on that!). There is more space around the plunge pool and the sitting area from the living room on the deck is smaller. They only have so much space to work with.

There are a few other noticeable differences like going to a full size refrigerator. It's interesting that sales is saying that even folks that bought up to the Estates level won't have sister resort exchange rights into there without upgrading. Not sure I believe that, though.

Like you said "they were making the units run the entire width of the building" - sales told me the same thing. I didn't believe it so I posted this message. If sales were true, it would be the similar to merging 2 units into 1 deluxxe unit but the floor plan showed no evidence. I think it is more sales talk.

I also have the "junior" floor plan attached.

Well, that is what is called a Master Room normally. It is the lock-off side of the 2-bedroom or Hotel unit. Same bathroom configuration. It does have a small table & two chairs along with the loveseat. The wood decking looks smaller.

They call those types "Junior Villas" when it's the lock off studio for a 2 BR Villa.
 
Another option would be to ship you a space heater and some margaritas and email you a link to zoom a virtual vacation experience. The views for the zoom would be of the beach if you agree to attend an update; otherwise it would be of the resort side.

The Jr Villa has and extra room and small deck because the are the end units of GL 2-bedroom Villa. When renovating the GM units, they only have so much space without totally closing down a building. We know that construction at Vidanta takes a while.

I think it will be done similarly to what Buganvilias has been doing - 1 or 2 floora at a time so that the entire building does not have to be closed. Buganvilias has done 2 floors a year for the past several years.
 
Interesting the difference in floor plan drawings. This is what we received in March 2020.
We were told that only the water side of the top couple of floors would be converted into Deluxxe in the one Grand Mayan building in Nuevo Vallarta. I cannot remember whether both sides of the floor were to be converted or just the water side.
We had purchased, but rescinded when we arrived home and saw the possible impact from the virus on our travel plans. I know now it was the correct thing to do for us, because at our age 2021 travel is not happening and 2022 is very doubtful.
When I looked at the paper work today it struck me that the cost for what we were giving up and receiving was somewhat high. Assuming that the Deluxxe units would not be available for a few years due to the virus, we would have been looking at exchanging a one br Deluxxe for a 2 br Grand Bliss or a 1 br Grand Luxxe. For the remaining years we may have to travel, if I want Grand Luxxe I will be better off renting, I think.

The details are in Clause 11 of the contract. I was within the five days after purchase as allowed by the clause. I emailed member services of my intention, and received a telephone call in about a day. They politely asked me why, and when I responded about my uncertainty in travelling due to the covid virus, they understood and processed the rescission. My deposit was returned within a few days. I should also mention this was March of 2020 when the covid issues erupted with respect to travel.
 
Nice thread here. Pretty informative. We kept thinking today, that it’s too good to be true, as I questioned our sales person. It was. Will be rescinding tomorrow or Friday. As soon as I get my appointment.
 
I got to tour the 2-bedroom "Deluxxe at Grand Mayan" model in Riviera Maya. It was very nice, but it didn't strike me as being a lot bigger than the Grand Mayan. And this is reflected in the $1,750 usage fee. The pitch to us was that In Riviera Maya it would be in GM building #1 (closest to the GM pool and the beach). In Nuevo Vallarta we would be guaranteed an ocean view from the Copan building. We were told we could use the Punta pool and all other Grand Luxxe pools. But in Nuevo Vallarta they are supposedly building a Deluxxe only swimming pool.

They claim that Deluxxe at Grand Mayan is at or above the Grand Luxxe level. I don't see that at all. I think they are basing this upon the location and the exclusivity of the contract since it is nowhere even close to a 2-bedroom Grand Luxxe. Only GM Deluxxe contract owners will be able to reserve the GM Deluxxe rooms. The contract they showed us allowed us to exchange into a 1-bedroom Grand Luxxe but no higher. Although, they proposed to throw in an addendum to allow us to reserve a 3-bedroom Spa 4 times. They were pitching it to us as a second contract (not an upgrade) so the initial offer was very high.

We looked into it here at NV. We were told the rooms would be huge. That they were moving the hallway to the opposite side of the building from the ocean, and the rest of the floor towards the ocean would be the room. Found out later they are not moving the hallway. That there will still be regular RM rooms on the other side of the hall.
They may indeed at some point drain the pond in front of the building and make it into a pool. No hard timeframe on that. The supposed time frame on room conversion is by Thanksgiving. That seems pretty unlikely. However if they are just basically redoing the furniture it could be pretty quick. We decided it wasn’t really an upgrade from our GL. We rescinded this morning. A few new offers thrown out this morning, but nothing to make us want to reconsider rescinding.
I was initially interested in the new approach to resale. As it turns out the resale is still not easily done. I was told the best way to resell is to add someone to your contract then have them remove you later. Seems really convoluted.
I liked the idea of ocean view every time without worry, but not at the price they want. (In what will still be a GM building)

We were even given a photo of the proposed unit. The sales person told us that we have no rights in terms of misrepresentation as there is a statement saying that changes might be made in future. I'd like to take legal action and if anyone else is in the same position for us to join together and challenge this obvious ripoff. If interested contact me.
 
We learned a long time ago that we should not buy anything that we cannot see on the day we would purchase it. There are always changes, and not to our benefit. We do not buy their dreams!

I did not get a message from you, but we have never taken legal action. We have always known that it was smoke and mirrors.

I have a sweet deal as a longtime owner and will never upgrade again. I will just use what I have.
