Vacatia recently purchased Berkley Group, which was the “parent” company for Vacation Village timeshare properties. The “PR Rah Rah”correspondence you have received is legitimate (albeit thin in actual substance), but what this acquisition will mean for VV owners down the road remains to be seen.

Vacatia has managed Gold Point in Breck well. I have friends who stayed there and said it was fantastic.

Even before the acquisition by Vacatia, we noticed a reduction in Vacation Village At Parkway availability via RCI's bargain reservation categories (Bonus Weeks, Last Calls, 7 Nights For 10,000 Points & Below). Plus, there's zero Vacation Village At Parkway availability via Armed Forces Vacation Club.

Could that somehow be connected with Vacatia's takeover? Or is is just 1 of those things?

Armed Forces Vacation Club always had The Grandview Las Vegas available going back years. Then about two months before the sale was made public they have had 0 listings and it seems to be staying that way. I really like Grandview because of access to the South Point Casino.

I'm sure it will mean huge discounts for all owners, since consolidation always results in more efficiencies and lower costs of ownership.

j/k

I guess we'll see in the next Owner Newsletter in March how badly we're about to get raked over the coals.

It had already resulted in the loss of VV affiliates like Massanutten where a discounted exchange fee of $159 was available.

I received the letter also. I wonder if it will make it easier to sell a Vacation Village unit?

Unlikely. You could hope for a “softening” of VV‘s historically tough stance on accepting “deedbacks”. Maybe that’s also unlikely, but hope springs eternal.

Or VV could be asking the Collections agency to play tougher on persons not paying MF's. My scores dropped just this week, for nonpayment of 2024 fees. They really do need to soften their stance on deed backs, people at my age and people whose credit is already trashed, will just take the hits and move on.

I am taking a long weekend right now at one of the VSA resorts at Virginia Beach. I did not previously know they had sold to Vacatia. Lady at the front desk said it happened a couple of years ago or so.

I never got anything!
Where do you own? I heard an Atrium owner complaining about a large assessment ($12k she said) and had been wondering why it was closed for a couple of months last winter per the inventory I saw available on RCI.

So I’d like to see what they have here etc
Please and thanks

Just curious if anyone here has stayed recently and been charged a resort fee…according to social media apparently Vacatia is now charging owners at Grandview?

I last stayed in April & was NOT charged the resort fee.

My concern though is that since Vacatia took ownership, there have been no <10K discounted internal exchange Grandview weeks in the last several months. RCI, nor The Grandview have any good reason for this.

Not sure if this is true, but I heard that vacation village is now offering more units to non-owners for vacation stays via Expedia, orbits, etc. possibly making less units available to owners for discounts.

I have indeed heard that vacatia has been providing more rentals at these resorts yes!

though I thought the main issue was that the rentals were priced very low/aggressive...as it was all excess inventory....vs owners seeing a shortage in available reservations?

Yes, I heard that they’re also offering more rentals to nine ownersand I used to enjoy TPU sales on RCI during the summer and do not see them anymore. I think this is a big blow to people who own at vacation village.

I am curious about that. If there more people staying at the resorts, the resorts get the resort fee, and whatever associated fees that come from non-owners. This should go into operating budgets and maybe keep maintenance fees stable.

but maybe I am being too optimistic. LOL

I watch “the Colonies”/CWQ in Williamsburg VA fairly closely, and I am not noticing significant changes in RCI or II inventory. Also not noticing a difference a difference on discounting in RCI points. I always assumed the inventory on the exchanges to trade into came from owner deposits and not developer owned inventory. The Colonies is a popular trader, so for it I am sure II and RCI get a lot of inventory that way.

If Vacatia is doing the renting it would be excess inventory that VV still owns since it wasn't sold yet. The rental income would go to VV or Vacatia not the Resort Association, but you maybe right if there is a resort fee it would go to the Resort Association to keep the mainteance down.
