Vacatia has bought VV?

Or VV could be asking the Collections agency to play tougher on persons not paying MF's. My scores dropped just this week, for nonpayment of 2024 fees. They really do need to soften their stance on deed backs, people at my age and people whose credit is already trashed, will just take the hits and move on.
Wow I just thougth of something alarming. Your post said that perhaps Vacatia or VV could be asking Collection Agencies to play tougher on person not paying their MF's! Could Vacatia or VV be paying for the Collection Agencies to Play Tougher with dollars from the Resort Association?

I really don't know anything about the collection agencies. I've had a couple letters but I've never spoke to anyone at the collections agency. Of course, I rarely answer a call from an unknown caller. All they did was turn me in to TransUnion. Other scores were not impacted. It seems to me that VV/Vacatia could just take the deeds back and rent them, bringing in new 'marks' and helping to keep HOA fees down.

I agree they could take the deeds back and rent or sell them but I think they are thinking that the delinquent maintenance problem is not THEIR PROBLEM it is the Association's problem. If they take the unit back then the maintenance is their problem and cost. If they already have enough unsold inventory they don't need that inventory to rent or sell. That is why I keep saying that the Timeshare Industry needs to stop building more timeshares.

I've followed the deed transactions in Osceola County for some time. The SLOW process is Collections, then Lien, then Foreclosure, then Courthouse Steps Sale. The buyer of foreclosed deeds is always VV. If I was with the HOA, I'd speed up the process on 'dead' accounts (those in collections going nowhere) and get them back into the hands of the developer as quickly as possible. Surely the HOA has some power in moving the foreclosure process and deed transfers along a little faster. After 18 months, mine is sitting there in collections, just going nowhere.

Certainly agree that the TS industry needs to scale back on new units and concentrate on making existing units nicer while renting excess units and making exit processes easier. It's absurd that the HOA's are setting aside 25% of their total budget for bad debt.
 
I last stayed in April & was NOT charged the resort fee.


My concern though is that since Vacatia took ownership, there have been no <10K discounted internal exchange Grandview weeks in the last several months. RCI, nor The Grandview have any good reason for this. :unsure:
Update: I was NOT charged a resort fee in August at The Grandview.

I WAS charged resort fee(s) in October & November (last week), for 1 & 2 week stays at The Grandview, that I did not agree with, but had to pay. :confused:

Since August 2025, I have seen discounted internal exchange fee weeks available again regularly for <10K points at The Grandview. :thumbup:

But, on RCI.com, I also see a resort & housekeeping fee added to the discounted internal exchanges "Total RCI Charges," when booking, even for Owners, (unless you book it as your home/points week).

So, with those ADDED fees, the discounted internal exchange fee incentive/perk is effectively offset.

Go figure. :shrug:
