Transfer times getting shorter

I bought a resale contract in Dec. and the final paperwork was sent to Wyndham the first week of January. I logged into my account tonight and, shock of shocks, my new contract was there. I haven't received any emails or paperwork yet from Wyndham so I was quite surprised. :)
 
I think they say they have a first in/ first out policy, but I don't think they really do. I used LT transfers who sent in a transfer mid December. The last week of January they mailed a letter stating I needed to change the deed first, and then resubmit the request. Of course I lost a week by the time it arrived at my house. I immediately emailed them a copy of the paperwork that was sent in Dec which included a copy of the new deed, along with a copy of the $399 check showing they had cashed it one week after receipt. I called weekly for status. It took them 4 weeks to read and process the email. They then put me in line as of Feb 2, the date of my email. They refused to put me at the front of the line. They refused to acknowledge they messed up.
And, then folks like @philemer post a 7 week turn around. Sigh.
 
It is always possible that they pull some tansfers out of the queue for training too. I noticed this many years ago with something else unrelated to timeshare. The normal process was first in first out but those monitoring their applications would find that some had much faster turn around times. It turned out that when they were training a new employee they would grab applications from some random place in the queue and process them. So it can be hard to say if this is part of a bigger trend or a one off without a few more data points.
 
Thank you for this info! I bought my resale on 2/25 and it was sent to Wyndham on 3/11 for transfer. I’m anxiously awaiting its completion. I’m a new owner so I can do anything until it’s done.

anyone got any recent data point on getting their contract transferred? I'm patiently waiting.... but my patience would like some reassurance.

mine was sent off to Wyndham on 02/26 (supposedly)
 
I would expect in 5 months TBH. IDK, I just started a new one and we'll see, but if I get it (and any points this year) I'll be a bit happily surprised.

ya i knew to expect long lead time but a way to know that at least they received it would help ease my mind 😅

I guess i have at least 3 more weeks to wait, potentially longer 😥
 
the closing company was kind enough to call Title Services at Wyndham and they confirmed they have the paperwork and 5-10 more weeks out from completing transfer. It's been 7 weeks so far so it looks 12-15 weeks (3-4 months) does look accurate.
 
I have one they received on 3/20/2025. When I called in to verify status customer service stated 10 weeks from date of receipt of all transfer info. I will follow up with details when this transfers.

It's funny because I want the transfer time on my outstanding resale deed to be longer, not shorter. It was sent to Wyndham about 8 weeks ago. Because it's an April use year I know it's going to get realigned to January and I'll be paying maintenance fees for the rest of the year without any points, so the later the transfer the better. (I went into this eyes wide open and consider it a fair price between the transfer fees I paid and the remaining MFs this year, but that doesn't mean I won't hope for it to move slowly!)

This is one reason I don't like monthly billing. Someone gets screwed into having to pay more in the transaction.
 
I don't see it that way. Money is fungible, and it's pretty easy to get a close estimate on what I will end up paying in total. If that total is a fair price, then it doesn't really matter how I get there. Given we are talking pennies on the dollar, being within a few hundred dollars of that estimate either way is fine.

The issue to me is less the money and more the realignment (but again, it won't be a surprise and I knew what I was getting into - so while I find it annoying, it obviously wasn't a dealbreaker for me). From the resort's perspective, they need the full amount of maintenance fees on that contract every year, and I have no problem with the date of transfer being the moment that the payment obligation shifts from the seller to the buyer. It's seamless on the resort's end. The issue is the lack of points for up to 9 months while maintenance fees are still being paid.

I see owners complain in this scenario that Wyndham "stole" their points - but they didn't, they just moved them forward to the latest month of the use year (ending December 31). But Wyndham is then taking maintenance fee payments during a span of the better part of a year without any points to go along with it. On the flip side, I completely understand the need from the resort perspective for the correct amount of maintenance to be paid for that year. I can see how the money is non-negotiable. So the obvious solution would be some number of goodwill/prorated points, but Wyndham won't entertain that possibility anymore.

I had a PCB agreement with a recorded deed sent to Wyndham about a week earlier. I'm still waiting as well.
 
This has come up several times - but watch your points and work with the person you bought from or sold to. I had a contract last year where we purely updated names on the contract. When Wyndham processed the change, they deducted points for 2024, 2025, 2026. And, then added the points back in for 2025 and 2026. they did NOT add back in the points for 2024. In this case, they very much "stole" my 2024 points. I am now in month 5 of a "points audit". Seriously - how hard can this be?
 
When I sold a contract, the total points (for 3 years) were deducted from my account (it was in March 2022, the year I sold). Wyndham told the buyer I had used some of the points, which wasn't true. Thankfully we had a good amount of communication going on and he was able to resolve the issue/get all of his points.

Here's the message I got from my buyer:

Wyndham deducted ~ 297,000 points for this year - they are telling me you made reservations for the year 2022 when the contract was under your name. Just wanted to confirm with you that you did not use this account for this year.

I was able to provide the buyer screen shots of the correct amount exiting my account on the transfer date and he went back to Wyndham and was given what should have been transferred.

Gotta watch 'em! Sure am glad we didn't have to go through an audit, once he had screen shots from my transaction history it was corrected.

This was a simple transfer (early in the year and did not involve a use year alignment). If a use year alignment is involved that's a whole 'nother level of points magic. Even if they don't adjust you when it transfers, they may at any time, without notice align (and basically take away) your points.
 
Wyndham received my PCB recorded deed documents on March 17th.

Per my latest inquiry with LT Transfers: "Wyndham has been taking 6-8 months to complete the transfer on their end. They will not talk to the processor about the transfer, other than to say that it is "in process." "

The one I just bought was April Use Year, and they did NOT realign me to January (which I was grateful for!). Mine is CWA--so not sure if that makes a difference or not?
