To possibly surrender your Vacation Village At Parkway, plead your case to them

From what I've experienced and read, once you've made reasonable efforts at unloading the timeshare AND made the decision to let it go to foreclosure, stop making payments and make no contact. If no loan is involved, there is little risk of a credit hit from the collections group. I sent you a DM, feel free to reach out and I can give you more about my experiences with VV.

We have only been there once, which was last year and it was so run down and dirty! Absolutely disgusting! We do not have major health issues/financial problems, so I'm not sure how to proceed. It's paid off and we have RCI points and also an extra week every year.

You need to know the laws in Nevada. Florida has a law that in the most simple term says, if you don't object to foreclosure for non-payment of MF's, at some point down the road, you'll be done with it. Now, that could be years down the road, but, at least you'd be heading in the correct direction down that road. I've attached the thread that addresses state laws. You really need to know the law in Nevada or have someone with experience in Nevada share their case. For me, in Florida, I just stopped paying MF's. Yes, I've gotten letters from VV and the collections agency, I've ignored calls (my normal mode of operation, for years), I've ignored emails, and I've ignored text messages. I'm not sure what constitutes an objection, so, I just ignore all contact. If I never respond, there would be no way for a response to be twisted into an 'objection'.

If you are using your RCI account with other TS's, you may need to consider the impact on your account. I did not have that issue, my account still exists, but there is nothing to see there.

Again, the Thread that follows is very good and there may be a Nevada case in the comments. I'm also going to suggest that you search for this Facebook page (Timeshare Cancellation Information) and look for comments about Grandview and/or Nevada Laws. If you choose to post a question on the Facebook page, I'd do it anonymously as you really don't want VV seeing your post.

what have you tried sofar? Grandview was the most successfully given away timeshare on TUG last year!
 
So here is my situation. We own a 2 bedroom lockout, week 13, at Vacation Village at Parkway. I've set emails to the Owners Resolution Department, explaining to them that, while we probably do not qualify for a medical or financial hardship, I have numerous stents (13 to be exact) and my wife has an autoimmune deficiency. They responded back "Sorry, we need a letter from your doctor." Probably won't get that. We paid cash for the contract and the MF are not exorbitant - about $1100 every other year. Our children do not want the timeshare and we've tried to sell it for $1 with no luck. I sent a response back to them saying that I'd be happy to pay the $1500 deed transfer fee and that we will no longer be making any MF payments. Smart move? Your thoughts? TIA
So here it is almost a year later. After many emails to VV as to what is the process to deed back my timeshare (without any hardship issues) I finally received a notice from the collection agency - $1366 for MF and $339 for collection fees for 2025. Previous MF were paid up and I have no mortgage.

Anybody in a similar situation and, if so, what did you do?

If it's from a collection agency they are not going to do the deed back.
If you pay it you'll be back to square one.
The job of the collection agency is to get you to pay.

I am just ignoring them and letting it go into foreclosure again with my
Parkway and EI unit.
I did this with a grandview unit about 10 years ago and it took them 5 years
to finally foreclose but not before they hounded me with collections for years.
I just did no contact with the collections and one day I got the foreclosure notice
and was done with them.

It's a shame this is the way it has to be to get out of this but they don't give you
much choice.
They told me to pay the MF's and they would "consider" my case.
Uh no, I am not paying for you to "consider" if I can pay or not. LOL

My health is not great and I can't travel like I used to so I'm only keeping
a handful of my previous 10 TSs. Only the owner friendly ones.
Since Vacatia took over they are no longer owner friendly.
They have changed all the rules since last year so I'm done with them.
It's a shame because I was happy with it for the past 20 years.

Best thing to do is just ignore all the letters, messages, calls. I'm in the same situation (2024 MF's) and had decided when I first let it go that it was best to just ignore. If you pay or communicate with them, the clocks could reset, and there is really nothing to say to VV or Aspen. My Transunion Credit Score took a large hit, still in the mid 700's. I don't see myself ever needing to take out a loan, so taking a hit has no meaing.

Ignore it. Enjoy your savings!!!

Not yet. They still text me once a month from Vacation village.

Surprisingly someone in my vacation village facebook group tried to give away their unit and they exercised ROFR but didn’t follow through with it and denied the sale and forced her to keep the unit. Ridiculous.
These Vacatia people are out of control. They force you to just walk away. How else can you get out if they refuse to let you give it away to a new owner. Sheesh.

Not a word from Enchanted isle. I do know Enchanted isle rented the unit so they were covered.

Oh and this is after they collected $250 for the ROFR fee and she was caught up with her MFs.
