Timeshare presentation in Las Vegas

I believe it’s per deed you are buying. I think the penthouses are sold out there now, though. The MF/point at Elara 1 BR bHC was about the same, though, based on the latest info.
I saw that. That was my backup plan since it doesn’t get the priority exchange window. But maybe worth it if cost is lower since property values are lower in LV.

Do you know if Central has a good MF/point option? Can’t seem to find much info on MF there for each room type.

I’m not sure about the Central. I’ve seen some resales listed with MF and assigned points that you can make guesses about. The Quin studio penthouses worked out quite well because of the high point allocations for small interior square footage, which the fees are based on. The large terraces make up for it when the weather is good if you’re using your unit. I don’t think the Central is set up the same way, though I haven’t really looked into it.
 
Wow, I certainly don't think that the HGVC concierges are doing this when they try to get me to attend. I keep pushing back and they keep calling during our stay. To me, the concierges are told to just get bodies in the door. When I get to the salesperson, I get "Why did you come when you aren't going to buy"?
Concierges have a list of people who are "wanted" by the sales team. Just note that when you show up at their desk for an unrelated reason like a Grand Experiences card, they look at a printed list for something, and then start talking about the owners update. It's not a coincidence. They have a list of pre-qualified attendees.
 
Any idea if this $20k-30k new money requirement is per deed/week or transaction?
Yes. I attended an Elara presentation twice in one months time. On an owners update in March, and promo package in April. I pushed them hard to give me a trade-in offer for $7K new money on the second presentation and they didn't allow that. He said $20K is their minimum, and they probably could go down a little bit with management approval but $10K and lower is impossible. And he did ask the management. He was also surprised that I was offered a $10K money down by Orlando in the past. I actually lied to see what their response would be - and it was a genuine surprise, and he started sort of analyzing it by himself and sort of being sceptical about how that would even be possible, and what level of extra approvals would have to happen to get it done.

I think their minimum new money requirement is currently at $20K, with some exceptions going down to $15K but that's it. HGV Max is currently "hot" since it's very new and finally working, after multiple months of empty promises. This is their prime time to upgrade those who will bite a larger price. I suspect the minimum new money requirement will decrease as HGV Max upgrade success rate drops due to it not being hot anymore. Probably no more than a year. Just guesses though - zero facts.

Be warned....I recently backed out of a 1BR premier platinum bHC deed at Elara because the deed describes the unit as a undivided fractional % ownership. It does not specify a unit number and week number the way the regular Elara deeds are written.

IMHO, it’s nice having a deeded fixed week fixed unit ownership at a low cost resort we want to use. A fractional deeded ownership like the Elara one you described would be a great option for us to add to what we have as a point generator; Las Vegas isn’t a place we regularly go to and we’ve never spent a whole week there. The most important thing in any case is to understand what you’re buying up front and have a purpose you’ll be using it for. After all, it’s always cheaper to buy a resale point generator.

I don't understand what would be the appeal for an Elara bHC deed. The MFs are around $0.09/pt (edited to correct) vs the regular best Elara deeds in the $0.5-$0.7/pt range. I understand those that own NYC bHC properties because they go there often and have lounge access. But do you get anything extra by owning an Elara bHC deed? What am I missing here?

The Elara 1 BR Premier bHC reported at https://tugbbs.com/forums/threads/2023-hilton-grand-vacations-maintenance-fees.344775/page-6 pencils out at $0.095 per bHC point, which is a bit lower than the Quin SPH costs. While not supported explicitly in the Club Rules, it seems that all bHC points are in a single bucket, so if I were to purchase one of those I could use the points for home resort reservations at the Quin as well as Club or Max reservations at a fair cost, recognizing that there are lower ones available. It would also get the all inclusive fees both from being bHC and from Max. I don’t think it would be worthwhile for us to buy one, but if we needed more bHC points per year I would look for one on the resale market and wouldn’t be put off by the undivided interest aspect of the ownership as I would be unlikely to actually use it there.
 
Re: home week vs undivided interest, we found that we hardly utilized the home week reservation window - we do typically go to Vegas that week most years, but we seldom went for those specific dates. The only time it was a problem booking what we wanted at the Elara for a mid-November stay nine months out was this year due to the F1 stockout.

But typically we like to arrive on Sunday and leave by Friday or Saturday. Prefer the tamer weekdays in Vegas and to avoid the weekend crowds - and minimizing Friday and Saturday stays saves a ton of points.

My calculator skills let me down, you are correct. I agree that these fees are very good for bHC.

The first part of that statement is true (from my understanding of what others have posted. I don't own any bHC so I can not verify) but is the second part true if you don't own at the Quin? And would someone get lounge access at the Quin for example if they didn't own there? Per our posting, one should get

Can you say what the retail cost of the 1BR premier was? 20k + some cheap trade-ins is not a bad deal for this unit.

We weren't told there would be a Lounge at Elara bHC, but they're taking strides to differentiate HGV Elara from bHC Elara, to the point of listing them on the resorts page as two separate locations. So it follows that all bHC locations will eventually have owners lounges - no excuse for Elara to not have one given all the new construction to upfit the bHC floors.

The expanded booking window I'm not entirely clear on. Best I can tell it currently applies to some bHC properties but not others, but is expected to expand to others as the bHC portfolio is fleshed out? Not sure. Also, what does the priority window mean? That bHC owners have exclusive booking privileges for bHC suites from 104-90 days out, and after that they're open to everyone? Does that mean bHC suites can't be booked at all more than 104 days out? Not used to seeing such short and narrow booking windows so it's a little confusing.

All of our deeds are bHC at this point, but we're still booking HGV rooms like we always have and haven't explored any of the bHC features yet.

The bHC deeds are not inexpensive and are liable to induce sticker shock, even by retail standards!

At this point it doesn't look like it. Owners lounge access is reserved for owners of that specific bHC property.

I'm curious how the lounges would be year-round economically viable if restricted to that property's owners only, but maybe it works. I'm speaking hypothetically because I own bHC at Elara that does not (yet) have an owner's lounge, so others who have more bHC lounge experience can better speak to the viability of it.

Agreed, the bHC suites at Elara are pretty swanky, we did a walkthrough of a completed one while the floor was under construction, but I'd happily take a grand premier on floor 50+ in lieu of the bHC suite and pocket the saved points. I would hope bHC owners would get lounge access regardless of whether they stay at a bHC or a HGVC room, but wouldn't surprise me if they didn't!

Understand, at the Elara only. That is where my confusion was because I thought someone was stating at the other bHC lounges. I must have just misinterpreted someone’s post.

If you don't own at a particular bHC resort that has home resort priority reservations, you cannot book there. What it says about it in the Club Rules is the following (emphasis added - it also provides the windows but my editing skills aren't up to cutting and pasting it right). The underlined portion seems to eliminate using other bHC points for these reservations, but that limitation doesn't seem to be implemented.

Home Resort Priority reservations are made at a Member’s Home Resort in any unit type
available subject to Member ClubPoint availability, minimum booking requirements and
accommodation availability. During the Home Resort Priority Reservation Window, Members will
only compete for reservations with other owners at that resort. After the Home Resort Priority
window ends, Members may still make Home Resort reservations subject to availability. Home
Resort Priority reservations may only be made using ClubPoints associated with the specific
ownership interest at that resort
. One-night minimum booking required.

Home Resort Priority reservations are only available to owners at these select resorts:

• West 57th Street, a Hilton Club (also known as 57th Street Vacation Suites)
• The Residences, a Hilton Club (also known as HC Suites)
• The District, a Hilton Club (also known as TD Suites)
• The Central at 5th, a Hilton Club (also known as 48th Street Vacation Suites)

Home Resort Priority reservations may be offered at additional resorts in the future or during the

Warned about what exactly? Flamingo is described that way (my 2 BR Platinum is described as 0.013919% of undivided Vacation Ownership). And so is my 2 BR Gold at Boulevard. Only my Elara is different and does list a unit number, and a floating week number. It doesn't really matter. I bet fractional ownership is a typical structure of HGVC deeds, and regular-floor Elara is different because it's taken over from Westgate, while BHC Elara are 100% fresh with no Westgate units.

By Hilton Club or bHC is the category of resorts that are typically in urban locations and have different reservation rules.
 
I should have said, be aware. All five of my deeds from four different HGVC properties list a specific unit number and specific week. I know Paradise has the undivided percentage wording, so some are written like that. I will never buy one with that wording.
Everyone is entitled to their own preferences, of course, but how would the wording on the deed make a difference to your usage?
