these don't seem bad per point - not vegas or Scotland but much better than some. especially before this year's 22% increase. Is that large increase due in large part to the weak euro this year and perhaps some of the costs being priced in dollars? or even if the dollar weakens again will you expect this large increase to hold going forward?

It depends on which season:

Platinum season = 11,200pts

Gold season = 8,000pts

Except for a few exceptions, all units of the same size at the same resort have the same MF’s. In the case of Paradise, every owner of a 2 bedroom pays $1078.88. An owner of a platinum season will get more points for their money than an owner of a gold season ($11,200 vs $8,000). It’s why those platinum seasons are in higher demand and cost more to buy upfront (even on the resale market).

This would include all of the larger (more sq ft) 2 BRs which are located in Phase I and some in Phase III (Phase III will be a mix of both). These would be room codes 2BR, 2BP, 2KP & 2BX

sometimes an ad seems to have the wrong MF. All that's listed is bedrooms (2), season (Plat), and points (20,160-23,040). I think the smaller rooms (fewer points) are only the 2 BR and 2 BR plus but not the 2 BR Premier (23,040), and for the larger rooms - all the MF should be the same, right?

All of the smaller 2BR MFs are the same and the larger 2BR MFs are the same. The smaller 2BR MFs < larger 2BR MFs. You should be able to figure out the MFs with the room size, point value and season.

this is what I see for Kingsland 2-3 BR plat:

2BR: 11,200/16,800
2BR plus: 13,440/20,160
2BR premier: 23,040

So $1979.77 is the MF for the 16,800 and 20,160 point 2BR as well as the premier, right?

Grand Pacific Resorts has not yet mailed out their 2024 maintenance fees. For those enrolled in HGVC, GPR includes the club fee in their bill.
 
Do you have the other parts of the MFs including the other room types?
This was just a special mid year special assessment. When the 2024 MF bills come in I will be able to report CSR, GPP, and Marbrisa. I can dig in my files to post 2023 if you need it. Thanks.
