Without the program fee, $3,451.23, Westin Ka'anapali 2 bedroom lockoff, not the deluxe oceanfront, this is a center oceanfront:

That's a pretty big increase. Last year was $3,180.39.

But it's worthy of the fees, if Hono Koa is worth $3,009 in 2024. Haven't gotten a bill yet for Hono Koa for 2025. Not looking forward to that bill.

KOR Foundation is optional, though it’s probably a worthy cause.

How much is ARDA for WKV? I do not see ARDA amount in the line items online. It says "ARDA Voluntary" Do we simply deduct that from the balance due?

Also I do not see any mention of the OHANA Foundation in WKORV North online. Is that included in the total?

You need to look at the statement. The increase was more than I was expecting for WKORV.

That’s what happened to us with our Westin Flex. I was told to deduct the ARDA fee, which in our case was $10. We have already paid our MF, but they have not yet removed the $10 balance. I still have a ticket in with them to remove it. They really make it a pain for owners. The ARDA fee could be different for WKV.

Perhaps different resorts are handled differently? When I go in to pay the fees for our SVV week, the amount that is defaulted is the amount without the $10 ARDA fee. No subtraction necessary. I believe they made a change to how they did this for the 2024 MF payment last year.

When you click on the "Pay Online Now" link, does the amount shown in the box include the $10 fee?

WKV ARDA fee is $10.

2025 Reserves: $421.86 (2024 was $390.61 - 8.00% increase)

2025 Total: $2157.27 (2024 total was $2063.30 - 4.55% total increase vs last year)

That doesn’t seem right based on what we received. Definitely check the details in your account.

We own 44k annual Westin Flex MF’s for 2025 are $1,159.52, which is a 4% increase over 2024. No other fees were reflected in our account other than the $10 ARDA fee, which is optional and we definitely won’t pay.
I will check to see if I've misread our statement.
 
$4,241.28 USD for 2025 for Nanea, 210,000 options. Tried to add it to the DB, but there is an error being thrown both adding and querying results. Pricy for us Canadians because of the terrible dollar conversion. We have enough options for about 10-11 nights in a 2br villa.

@hypnotiq I am getting an error also when trying to add an entry and when querying.

4% sounds good, but when the fees get that high is still equates to over a hundred bucks. When the fees get to 10,000 a year, a 5% increase will be $500!

Why would a resort in the middle of the desert have such high fees?

2025 Assessment per point: $0.0205966 (2.0% increase from 2024)
  1. 81,000 = $1,668.32
  2. 148,100 = $3,050.36
  3. 176,700 = $3,639.42

The operational budget only increased by 1% this year which is pretty good. The other 3.2% increase is all going to replacement reserves, which have been underfunded in recent years because the operational expenses rose so rapidly. So I actually think the board and property are doing a good job of trying to keep the increase to a minimum, painful as it is…. I remember when my MF there was less than $1500. Now it’s getting close to double that.

I attended the annual meeting and think the increase this year is well justified, but it still hurts.

For what it’s worth, the desirability of the resort (to some) will probably increase once the surf park opens next door in a couple of years, assuming it’s as successful as its developer believes it will be. Eventually they will be building a bunch of housing and a hotel around the surf park but that will take many years. But it may create more of a rental market for WDW through much of the year.
