We are Westin Flex executive level. MR's for 2024 were $4890. We got info that estimates about $1,000 fee increase for 2025. This is a large increase. I don't know if it's because Marriott has absorbed Westin/Vistana.

If true, that would be a large increase. Vistana already had the MVC Abound fee incorporated last year. When you get more detail - please post.
No. of Westin FlexOptions, 2025 Maintenance Fee, 2024 MF, and separate VSN/MVC Fee for both years.

That doesn’t seem right based on what we received. Definitely check the details in your account.

We own 44k annual Westin Flex MF’s for 2025 are $1,159.52, which is a 4% increase over 2024. No other fees were reflected in our account other than the $10 ARDA fee, which is optional and we definitely won’t pay.

I received my SMV bill today in the mail, but when I go online, the balance due shows zero, does anyone else have this issue?

This year is one of those scenarios where Canadians (and other foreign owners?) are going to get hit with currency fluctuations being a bigger factor than the actual MF increases.

A 5% change in USD equates to 15% change in CAD year-over-year. ARGH...

The Lagunamar 2 Bd LO bad debt listed for 2024 was $22.58 per unit vs 2025 it's listed at $33.20....an increase of 47%. That's quite a jump.

This isn't unique to Westin Lagunamar (sitting on their balcony now after the rain). This is a risk we Canadians face with most time shares, as MF are almost always in USD.

Understood, this just happens to be the first of 7 VOI bills I'll get and i now see this is going to be one of those years...

Looks like it could have been a much higher bump this year -- there's almost $3M surplus from last year rolled into the budget if I read this right...

Divide that by 280 units and 52 weeks = $205 "savings" on MFs per unit week

I guess technically the 2024 Increase was too much and the 2025 Increase is lower than it could have been since it is partially subsidized by that...
