Just thought I would let you know that I did receive my deed today from Mr. Patel. Everything looks in order, I will now just await new ownership material from the resort. I purchased January 25, 2007 and received copy of the deed today 3/26/07. Not bad turnaround.

Our closing had some hiccups but Tammy Vonier at the closing company was "super".

Patel and Tammy

I have found this information very informative, purchased a timeshare via Mr Patel and am dealing with Tammy now. So far so good, but early in the process, please keep me informed if anything new turns up. Thanks to all the Tuggers who are being so diligent in keeping these companies on their toes.

It appears that my dealings with Resorts Access Network (svacationman/ttimeshareman) is coming to a satisfactory conclusion. As I initially reported in my "What a Quagmire" thread and also in this thread, I experienced some difficulties with this company and their sister company Timeshare Freedom. I just checked online with Orange County and found that a timeshare at Vistana Villages has finally been recorded in our names. A brief recap - purchased a 1bdrm EOY at VV on ebay back in Nov. but a 1bdrm EOY at Sheraton PGA was registered to us. The company initially offered us substitutes of lesser value and then sent a partial refund which we never cashed as we maintained that we wanted a property of equal or greater value. After much communication and finally moving up their corporate ladder, we finally made contact with an individual that understood our complaint and the tenuous position of their companies.

So for our original bid of $779, we have received a 2 bdrm. every year usage. Maybe the end result justified all the headaches.

I just confirmed with the Resort that I am listed as the owner and there are no problems with my purchase. I received the deed in 2-months and confirmed with the Resort all is fine :)

Watch out for Svacationman

E bay has removed Mr. Patel. He listed a points for Wyndham and sold them to me through Timeshare freedom. The points owner had not paid maintainance fees and the place was turned back to weeks. In addition, when we received the supposed free and clear deed, we then received a collection agent calls regarding the lack of payment for 2007. We bought these points in April 2008 and should never had been responsible. Now we are stuck with a week in the second week in Jan. In addition we paid timeshare freedom $251 for one half of year and no one knows where it is. Now to get rid of collections we paid an addition 521 in maintenance fees.

It is not over yet. To get it back to points we have to pay 2300 dollars. This is a never ending nightmare. Do not buy from svacationman and avoid timeshare freedom!

Wyndham is not helpful. In general an awful experience.

If these guys use an out of state closing company, it may well look in order to a layman and even be recorded, but may not be worth the paper it is written on. I have seen way too many totally invalid deeds recorded by these out of state closing companies that do not use local attorneys for their paperwork.

I don't know of any resort that passes on the legal validity of a deed, something that is a major problem with most of the out of state closing companies. Most resorts will update their records on most anything that bears a resemble to a deed.

I too am in the midst of a mess concerning a Patel sale and Timeshare Freedom. I had bought a points week from RAN and dealt with "Steve" there. After getting the estople letter and answers to many of my questions, they send me the paperwork which listed Patel as the owner.

They took my money, recorded the deed in July, got it to me in September and the resort refused it as it has the old info (Summer Bay) instead of Summer Bay Desert Club. TsF says they are having trouble in part because that week hadn't finished being transferred to Patel from the party he got it from.

However, I pressed some and got the RCI points account associated with the week transferred into a new account for us and ended up with over 100,000 of RCI points, so I'm encouraged that I've received something of value from this.

Still, objectively this isn't passing the smell test and the RCI points account is based on a 2 bdrm and the ad was for a 1 bdrm. TsF asked for another several weeks to sort it out. As this began in June and involves the unusual obstical of the old resort/new resort change/transfer of SB, I figure I give them until the end of the year (six months) to get this on track, but I'm not getting a good feeling about this one closing as advertised.
