Went to vidanta presentation pressure gave in signed. Happen today - I’m literally sick. I immediately disputed the credit card charge — will that work. Any other steps I need to take !!

That won't work. You need to write a rescission letter and submit it according to the instructions in the contract you signed. DO NOT go back to the sales office. All they will do is lower the price and talk you into not rescinding. If you get any grief, go to the PROFECO office. They are the Mexican Gov't consumer affairs office that deals with timeshares.

You can also make an appointment with Member Services to do the rescission in person. You will need to set up an appointment with them and bring the copies of the contract you signed. They will offer to renegotiate cost and benefits, but will ultimately get the rescission done for you.

Thank you I’m looking at contract now. Can’t believe I did this. I hate the thought of having to go back there … but not as much as keeping the property. Swearing off timeshares forever….

They are legally required to accept / As long as you do it in the 5 days properly
-it is like returning a pair of pants to a retail store
ie -(no need to give a reason)

Go to any Post Office and send it via REGISTERED MAIL whether in USA or Mexico. Avoid returning to the sales office.

Get it Postmarked immediately and retain your Postal Receipt. Any buyer who signed the purchase agreement needs to sign the rescission paperwork. Remember you only have FIVE days by Mexican Law so do not delay.

Retain all copies of your rescission paperwork in case you need to connect with Profeco.

They WILL accept your REGISTERED LETTER. If they don't you then have evidence that you were complying with Mexican Rescission Regulations (and the seller was not accepting your letter).

Disputing the credit card charge won't release you from the contract which you signed willingly. To get out of it you must follow the legal Rescission Regulations.

If you are still at the resort, get an appointment with Member Services. Mexican mail (Correo) is just the world's worst!

Hand written Is fine.

Whoever signed the contract ( you etc.) needs to sign the rescission letter.
If possible - I would note some details - brand name , amount of deposit, contract number if listed on your paperwork.

Vida Sales is the best. - so don't stress over caving to the pressure
Once at a owner presentation ; the Vida Sales salesperson told me he sold upgrades to about 3 customers a week.That is a 60 % closing rate, which is very high in the TS sales world.

They also have market segmentation.
1)Newbies -2) Exchangers that can be convinced via the "trade in" concept 3),Existing owners to upgrade , etc.
They won't likely pitch- "The Estates " to a 25 year old newbie ; as it is an existing owner upgrade.

Then there is the exit package sales force .

Hand written is completely fine, but check and ensure you are following the instructions in the contract booklet properly. I believe it says registered mail rather than certified and provides the address to use.

Member Services is much more helpful than Sales. They will rescind your contract and you will have something in writing that you did so. That is good to have if by chance the charge still shows up on your CC.

Just an update I mailed the package registered mail and I photographed everything I also emailed member services and sent them copies of everything. I’m thinking of emailing also the perfecto. I still have not got a credit for the deposit but it is in dispute with my credit card company I’m feeling positive at the moment!! Thank you all for your help thanks to tugs I saved $10,000

I tried loading a picture of the contract but it wouldn’t let me. What we purchased for $10,000 was two weeks of Vindata excluded Some holidays. It was at a preconstruction price and it was for a supposedly one bedroom but I believe they gave me the master bedroom plus they gave me one week of one week of vacation week. Usage fee was $880 a week. And of course I had to renew every 10 years. It would be good for rooms at the Mayan Palace see Bliss I think and the imperial which is being built. Would love to hear from somebody about how the deal was thank you

In Vidanta terminology, a "Master Room" is the studio side of a 2 BR lockoff, a "xxx One Bedroom Suite" or "Master Suite" is the 1 BR side (i.e., the one with the kitchenette), and a "xxx Two Bedroom Suite" or "xxx Suite" is the full 2 BR unit.

To avoid booking a studio, avoid booking a 'Master Room' or 'Master Suite'. My in-laws booked a 'Master Suite' @ RM and ended up in the studio lock-off. If you want a 1BR, make sure it's says 1BR. Here is a screen shot from Vidanta's website for Grand Luxxe rooms at Riviera Maya, (NV is the same), there is no listing for 'Master Suite'.
