Sticky - Official 2026 Maintenance Fee Thread

Just received the 2026 Budget for Club Wyndham Branson at The Meadows.

Operating Fee: 6.40
Reserves: 3.87
Property Taxes: 0.12
Total: 10.40

8.55% increase. I need to find a cheaper contract. :oops:

Is that $10.40 per 1000 points? I dont have points, Im a fixed week owner, so I dont really know how this works.

Yes, it is per 1,000 points. The budget doesn't list it any other way so I'm not sure how fixed weeks work either.
 
Is Branson at The Meadows both UDI and deeded fixed week?
 
2026 CWA MFs (straight from Wyndham today):

The 2026 CWA MFs are $8.47/1000 points.

2026 Program Fees:

Program fee with PP is $0.77/1000 minimum $213,

Program fee w/o PP is $0.75/1000 minimum $192.

Program fee for PR is $0.85/1000 (first million points).
We are happy to share our CW Select maintenance fee history for our deeded properties at the Glade (Stonecastle) and Sea Gardens from 2014 to present.

Our Maintenance Fee is only part of our overall annual costs which also includes Reserve Fund, Property Taxes, and Program Fee. How would you like to receive the information so as to have an apples to apples comparison.

I'm particularly interested in how CWA Maintenance Fees compare to Deeded Fees as I'll be impacted by the Glade Closure. Club Wyndham reports that the CWA fees, if I choose to swap inventory to CWA, is $8.13 (not including any additional program fees). My question then is: are CWA maintenance fees INCLUSIVE of the 70 plus resorts reserve funds & property taxes -or- do CWA members also receive additional line items in their overall costs?

Thanks for any insight you might be able to offer.

Total HOA: $6.36

Increase of 5.3%

Total = $5.29

A 4.7% increase

The total annual MFs are published in a per 1000 rate inclusive of all that you're listing here, example below for ease of reference (along with many others listed in this thread:

Operating Fee: 6.40
Reserves: 3.87
Property Taxes: 0.12
Total: 10.40

The annual CWA fees are already listed in this thread and in the MF sheet. The annual CWA MFs are made up of all inventory held in the CWA trust - so it's effectively an average of all the resort MFs held in the trust. Yes, it is 100% inclusive - members do not receive a breakdown of the overall costs unless they want to read through the two inch thick CWA POS (Public Offering Statement) documentation that contains what the CWA trust owns at a specific point in time (given it is always changing).

Flagstaff— Tanglewood (-4.9%)

$29.40 Property taxes
$1,168.32 per week *

* The Flagstaff properties are converted 2-bedroom weeks and the points owned are based on the season.
In that format, anyone looking at that resort can figure out their MF rate per 1,000 points based on their own week and season.

Yes, but we track converted fixed weeks in a separate tab in the sheet for this reason - I don't want to confuse the OP by making things overly complicated for no reason given the vast majority of what we track and record in this thread is UDI - just look at all of the rates recorded to date - they are all UDI in this thread.

I wouldn't have mentioned it "for no reason" except that the owner in question mentioned Glade, which I believe doesn't have any UDI and is only originally fixed weeks. (Edit: and it looks like Sea Gardens is originally fixed weeks as well.) Converted fixed weeks are just overly complicated, so I agree - I don't tend to bring them into the discussion unless they're already in the discussion.

To be clear, we track both, but to the OP, the only rates collected in this thread to date, are UDI rates, which are always stated in per 1000 points terms. Fixed weeks and/or converted fixed weeks are, per what @paxsarah indicated, collected in simple $X,XXX dollars per week terms, as the sheet already indicates.
