That may be true if you've done a full exit, especially if it was with retail points and you received three years of free usage. But I returned two contracts through Ovations while keeping ownership of three others, and I've bought resale since then with no issues.

Same here.

Got this from Wyndham a few weeks ago after talking to this same woman on the phone. Outright seems to have no stipulations, but maybe there would be for our expensive maintenance fee contracts. Just a note that English is not her first language, but I am trying to figure out what weeks do not qualify for certified exit after reading her email:

Good afternoon Mr. XXXX,

Certified Exit Program is subject to change, also no all of your contracts qualify for Limited Edition option.

These are the Certified Exit Program options:

Outright is a voluntary inventory return exit program. This is a free program allowing owners with a contract that is paid in full and up-to-date on their maintenance fees to return their inventory back to Wyndham at no cost to the owner. This means the owner will be able to turn over their contract at no fee but will not be compensated for the contract.
During this process, maintenance fees must remain current, ownership cannot be used (no active reservations), points will be forfeited and RCI account will close. RCI points are also be forfeited, but if they have a pending reservation with RCI the owner can keep it.

Limited Edition
is a Certified Exit program, which is free and voluntary option for owners looking to exit their ownership. Offered as an option to take back eligible inventory with no money exchanged and allows the owner to continue use of their points for three (3) years without any additional cost or maintenance fees. Limited Edition is a final transaction and cannot be reversed.
During this process, maintenance fees must remain current, ownership cannot be used (no active reservations), points will be forfeited and RCI account will close. RCI points are also forfeited but if they have a pending reservation with RCI owner can keep it.

Tribute is a Certified Exit program that allows an owner to transfer their ownership to an immediate family member at no cost to the owner so the family member will take over the contract. The receiving family member will be assigned a new member number and RCI account at the completion of the process. Old points balance will not carry over. The new account will receive "new" Use Year points. This Certified Exit option may take 6-8 months to complete.
During this process, maintenance fees must remain current, ownership cannot be used (no active reservations), points will be forfeited and RCI account will close. RCI points are also be forfeited, but if they have a pending reservation with RCI the owner can keep it.

Cindy, I would call back to clarify if they are excepting all of your resale contracts under OUTRIGHT and if any of your vip eligible units are not eligible for LIMITED EDITIONS and if there are any would they qualify for OUTRIGHT.

My understanding is currently if you want to use any through LIMITED EDITIONS you would have to give back the rest through OUTRIGHT or have already transferred them out by selling/giving them away. Nothing would qualify for limited edition as long as you were holding onto any contracts in that account.

So if the letter was in response to that account with those points only I would have them clarify which contracts applied for Limited Edition and which ones did not. Obviously the PIC weeks would be removed and you could do what you want with those.

I am not going to give up all of our Founders' level ownership. But we are going to give up some of them. We have decisions to make, and we need to do it soon. It's harder than you might think.

We own a bunch of resale points.

I am not going to give up all of our Founders' level ownership. But we are going to give up some of them. We have decisions to make, and we need to do it soon. It's harder than you might think.

In that case only OUTRIGHT is available to you as an option under the CE program. LE is only available when you are giving back the entirety of your ownership and will no longer be a Wyndham owner. Best of luck as you navigate the complexities of determining how best to proceed.

I have two accounts and almost 10 million points. I also have points that are labeled developer that are not developer, including some Smoky Mountains, Patriot's Place, and Angelfire Cabinshare in NM.

I've got a number of Wyndham Plus points spread out over several developer contracts. I'm looking to divest myself of several of these contracts through one of Wyndham's "Certified Exit" programs and am curious about the experience of those who have been down been down this road. I've contacted "Wyndham Cares;" however, while waiting to hear back from them I'd appreciate hearing from anyone who, in a similar situation, has taken advantage of the "Outright" return option for some, but not all, of their contracts. In particular
* If you had banked points from past use years into future use years, were you able to keep those, or did you forfeit them? I have points banked into 2024: if I return a given contract will I lose future year banked points from that contract?
* How long did the process take?
* Were there any "surprises" worth sharing?
* Any other thoughts or comments?

Is there any way to exit a Wyndham timeshare if you are still paying on it? I tried to convince my mom not to upgrade several times but she insisted that she wanted to and could/would handle the payments. She wanted me added to the contract as an owner since she is getting older and, against my better judgement, I agreed. So now she is having difficulty paying the bills and suddenly (as of last month) the Wyndham contract is now showing up on my credit report!
Are any of the timeshare exit companies reputable?

Thanks again all "TUGgers", another thread that was incredibly useful. I called Wyndham's number from their website 866-739-3270 and within a minute had a live agent on the phone. He diligently confirmed my identity and ownership and checked to see if our resort was eligible for the Certified Exit program, it is. I was on the call for less than 30 minutes. The agent explained the program and process and I am waiting for my documents. I will do my best to keep you up to date. Thank you TUG.

Any updates from someone who has done the Certified Exit? I'm getting closer to pulling the trigger to do this with my 77k points at Myrtle Beach!

I did just speak with a Wyndham representative about the Certified Exit program. All of the rules today are the same as the last time I looked into it (January 2022). I'm looking forward to moving in this direction at the end of the year after our week in Nashville over Christmas.

I'm particularly interested in hearing more about the "Limited Edition" exit since that seems to be a nice feature since they make you continue making your monthly payments while going through the process but unable to book or use your existing ownership/points.

I am also thinking (not very seriously) about keeping this Wyndham ownership of 77k points, to have an RCI account and access to that inventory on a "Last Minute" rental option. That said, it really doesn't seem to have enough value for me to hassle with it, mainly because the maintenance fees at my home resort are pretty high on a price/1000.

Anyway, no decisions need to be made or initiated for more than 8 months . . . but I am moving closer and closer to totally divesting myself of our timeshare ownership, as I have initiated the transfer of our Lifetime in Hawaii ownership effective with the 2024 use year.

No updates yet. The agent did tell me back in February that it would take 9-12 weeks before I received my packet. I did receive an email right away verifying everything that I had been told. I will keep the thread posted as to the progress. I am so grateful for the information I have receive from my fellow Tug members over the years.

The process really couldn't have been more simple so far. I received the packet for the transfer via email during the ninth week. There was a misspelling of my wife's name on the signature lines, it was correct within the text of the document. I emailed verification of the spelling of her name and within a day had the updated doc's. We went to the notary and sent back via certified mail within 48 hours, that was not a required mailing method but I want to be sure it gets to the destination. We should be all done with Wyndham. We enjoyed it but it was time to go. I will post an update when I know it is done. If you want to get out of your Wyndham ownership this may be the way for you. A free phone call and about 1/2 an hour is all it took. $20 notary fee and about $5.00 in postage, no prepaid exit b.s. and they couldn't have been any more nice. Thanks again for the great information from Tug.

Good for you. Procrastination is my husband's middle name, and he wants to be the one to call and start the deedback process on the contracts that we still haven't been able to give away, and it's quite a few. I think we gave away 12 altogether. That leaves 17 resale to give away. The Founder's level, we will keep those two accounts with all of those points intact, at least for now. I know I can give some of those away.

I thought I would share the time schedule and details for our process using Ovation.
We had two 105K UDI point contracts that were bought retail over 20 years ago in the Fairfield days that we decided to turn in. Limited Edition gives us 3 more years of 210K points with no more maintenance fees.

* February 6, 2020 Requested Limited Edition by phone.
* February 22 Introductory letter received, (postmarked February 19 from Springfield MO, not sure if this was because Branson is where I bought my first points.)
* March 3 Received “Acknowledgment/Enrollment/Deeds” paperwork and I returned the signed & notarized copies by their provided UPS envelope the same day (postmark showed Orlando origin, dated February 27 when they sent it.)
* March 5 Tracking showed that Wyndham received forms back in Orlando at 11:40.
* March 30 Enrollment letter confirmation received (dated March 17), saw that my old login was invalid, (called reservations to get new member number since the letter only had a contract number and I was able to set up a new login account with that member number.) March was the last month we paid maintenance fees.
* April 6 Member cards with new Club Wyndham Plus account number was received.
Note: the use year begins with the next quarter, July 1, 2020.

Thus, the whole process took exactly 2 months.

Since I started my process (written up above back in April of 2020) I have just utilized the last of my Limited Edition points. I was very pleased with the three years of free points and found it most enjoyable when checking in at timeshares and referred over to the other counter that all they gave me was local information with NO mention of going to any "update." I only slightly missed the time that I would bargain with them over how much they would offer me to attend until they gave up!
It was a somewhat expensive way to force us into taking vacations and going to areas that we had never been to with stays in units much nicer than motels but worth it in the long run. I had initially planned on getting at least 20 years of use out of it, which we did, and now that we are both 80 years old, it has become less pleasant to drive longer distances. It has been a good time and I probably will not be logging into TUG much in the future. Thanks to all of you for the enjoyment that I got on the TUG site.

How, though, will I be able to relieve myself of my guilt/shame for having fallen for their lies.
I called Wesley Financial group and in a preliminary conversation was told it would cost approximately $13,000 and could take as long as four years but there was a moneyback guarantee if they were unsuccessful. I should expect to pay a minimum of five month’s maintenance.
I think certified exit is going to be the way to go, but first I have a couple of questions:
The reason I’m turning my ownership back is because travel is no longer possible for me. I( have been diagnosed with an illness that makes travel miserable.) If they offer to let me use my points for the next three years without having to pay maintenance fees, that means very little to me, because I do not intend to travel. Can I, instead, convert the points to Wyndham Rewards ( as I have done in the past ) in order to retain a modicum of value? I heard/read somewhere that they want you to keep using your points for resort travel so they can keep inviting you to presentations and hopefully turn the ship around. Does anybody know if that is the case or just speculation on the part of cynics like me. Also, might the act of converting points to rewards make me a less desirable candidate —or ineligible—for certified exit?

I heard/read somewhere that they want you to keep using your points for resort travel so they can keep inviting you to presentations and hopefully turn the ship around. Does anybody know if that is the case or just speculation on the part of cynics like me.
I can't answer that question definitively, but I can tell you that while our Certified Exit from our Shell ownership was almost complete, we were told we were "not eligible" for an owners' update when we arrived for it, even though the body snatcher had signed us up the day before after great effort on her part. And when we were even earlier in the process, we were given a delightful salesman who made it clear he knew we weren't going to buy, so he was simply going through the motions for us to get our promised reward. So my thought is that once you give your ownership back to Wyndham, you'll be on the "do not bother" list, but I can't prove it.

wow, id have guessed you could have gotten a few pennies for a 1.4m contract on the resale market!

perhaps not 3 years worth of maint fees, but since you dont plan to use that anyway a few thousand bucks would have been more valuable to you!

All Wesley will do is have you send a letter to Wyndham asking for a deedback. They are complete garbage.
