"soft launch" Marriott Vacation Club integrating with Sheraton FLEX [I bought Sheraton Flex]

I had a presentation at Sheraton Broadway Plantation yesterday. It was the worst presentation I had ever been too. Lots of mis truths and outright lies….rescind your purchase.
SBP is perhaps one of the worst presentations we have had with Vistana.
 
their pitch was to upgrade so I get to be grandfathered in as Marriott Executive with 13month booking MVC, 12month booking Vistana and 30% off booking. How is Vistana owners, who can only book 8month other than home base, going to be able to book/ compete with Marriott owners 12month?
You didn’t upgrade, you gave them something usable with some value and downgraded to an inferior product all while forking over another 15K, 30K If you financed it.
 
Did you mean 12 months? They may have access to all properties. It doesn’t mean they will have access to all weeks at those properties. Owners of those deeded weeks will still have priority over anyone else at 12 months. The only ones MVC can allow booking with DP points will be those that MVC owns or whose owners have elected for points.

His answer was "exactly" I also saw the same information (13 months) on their power point presentation,

It seems that either sales people don't understand the training the took or just make stuff up. The only way a Vistana owner will be able to book at 13 months will be if they elect Club Points from their VOI and then book within the Destinations Club system. They won't be making VSN reservations at 13 months.

Probably true. . . . but there are two different inventory pools. Points owners vs Home Resort Owner.

I don't think that's a lie.

For example, if it was up and running, a WKORV owner can elect points for their 2023 week now. That WKORV week is now deposited in the DC and can be booked in the DC at 13 months out. Other WKORV owners can't book their home resort until 12 months out. But that's not much different than someone depositing a 2023 WKORV week into Interval today and it's available for booking in Interval. at 12+ months out.

Because these are floating weeks, it is not obvious which inventory is deposited into the DC. Is it Summer weeks? Fall weeks? It's much less transparent than me taking an actual reservation for one of my Marriott weeks with confirmed dates and depositing that into an exchange company.
 
As an old Welk owner, these attempts to overlay a points program onto a previous Fix/Flex week program seems to be taking owner's good money and making it bad. (albeit I did upgrade to a Sheraton Flex a few years ago from a Sheraton Mtn Vista EOY 2-bd summer. The cost seemed reasonable to get annual and lower MFs)

My issue is that these overlays are based on static inventory. All that is happening is that availability is moved from one place to another. When Welk Resorts went to a points program 15 years ago, the decision was made to make all new inventory "points only." Thus most of Welk's (HVCPP now) inventory was never available as a week. Their resorts in Cabo, Branson, Northstar, Breckenridge, and parts of Escondido are only available via points. These inventory games do not seem to be beneficial to the owners; but I guess that's why it is being done.

This is correct. You would not be depositing your week in the system if you actually wanted to go there. You would just book your home resort thru VSN. Once it’s in DPs it’s available at 13 months to others and you have access to other resorts within that system as well at 13 months ( if meet the level requirement) that’s how I understand it.

We just spend about $20k last week at Nanea to retro in my 3 resale weeks…I am not sure if that’s worth it? They sold us the 89k westin flex, retro in my HRA(95k SO), SVV (67k), and EOY WKORVN (176k SO). That in turn makes us 4 star (presidential in MVC?)…
I also have a WRV platinum in the work, but wont’ close for some time…Should I rescind this purchase and retro later when WRV is under my account? Or should I bother to retro any of these weeks at all? (SVV can be given away to my co-worker who took the a similar one last year).

Is going to MVC elite worth the price? (titanium hotel status etc)
would this window to retro be closing soon?

No one can give you a definitive answer. Sales people have been telling owners that the retro window is closing but in reality there will always be retro offers, we just don't know at what price. While it is likely that you will be given Presidential level in MVC no one has that in writing yet. I am at Presidential level in MVC but I cannot tell you one way or the other what is right for you. Why do you want to give away your SVV? It is a good SO generator.

I’d Rescind that immediately if I were you. Time is running out! At least wait until the WRV closes. Especially since that’s the only voluntary resort in the lot. You retro units that are already in the VSN. talk about a bad deal and a waste of 20K

I will be the contrarian here… It’s a bit of a gamble given they haven’t provided the specifics of what is required to let a unit participate in MVC DC point exchanges. But if they are required to be retro’ed, this is not a bad deal. If you could delay and get WRF in, that might be good. That said, if WRF is a ski season week, the reason to buy it is to use it as a week, as it is hard to get in there is ski season any other way.

Of course if they allow non-qualified weeks to participate, then this becomes mostly for status, which is of debatable value.

I got 2 SVV years ago for under $500, and yes they are good SO generator, but now that I have more under my portfolio, they are actually quite expensive SO / dollar...(I think 2nd to my HRA in my inventory).

Also I am not sure how I mistyped WRV...its supposed to be WLR, But I guess they are both voluntary resort so it makes no difference : )

Presumably the SVV is not in prime season then? Still, it depends on where you want to use SOs for. It does make more sense to retro voluntary resort than mandatory resort since you will always have VSN.

I would suspect those are only High season (Gold Plus) SVV weeks. I know this because I think one of them use to be mine :)
 
I concur with the information here. We just retro'd 2 81k SVVKW resales by purchasing 44k Westin Flex for $15k at WKV last week. We had a point price lock at 0.411/pt from an explorer package last year. I think the current price was 0.44/pt but I'm not totally sure of that number. The price of the 44k flex started at $18k, 10% discount, then applied our $1k explorer. They also paid the closing cost. $15k spend was the minimum to retro 2 resale weeks. We have heard that before at other presentations also. We kept everything we previously had and added additional to retro.

If the MVC stuff comes true, we will have about 9400 Marriot points with our developer WKORV 81k EOY, SVVKW 81k, SVVKW 81k, Wflex 44k for about $4500 in MF. That will give us 3 star in VSN and Executive in MVC. I have a lot of the paperwork at home if anyone has questions. The info is still pretty fresh on my mind. June 1st was the date we were told, but who knows. All the signs at the resort showed Marriott Vacations, Westin Vacations, and Sheraton Vacations on them. No Vistana anywhere, so I am starting to believe that the merger is actually going to happen and wanted to set us up to be able to use both systems.

Our ultimate goal was to buy WKV 2br platinum resale at some point which is about $15k. Westin Flex comes with WKV, so we got partially there. I may still buy a WKV deed resale at some point. TUG has taught me that WKV 2br LO Platium is the holy grail for SO/MF!

Depends when people travel, it can go farther than most people think. It Gets a one bedroom at harborside in gold (premium)and silver seasons (deluxe). 44k will also get a studio in virgin grand in WSJ which is set up to feel more like a 1 bedroom than a true studio. I can find ways to use 44K SO! I liked Arizona in the fall, it would get a nice bedroom at WKV as well. I’d prefer Caribbean travel in the late spring/summer so I can easily use 44K at WLR. So many options (pun sort of intended) haha

Did you buy 44k while owning several other 81k weeks? Any of us can find ways to use them…I’m curious what made someone cough up $15k for just 44k while also stating he wants a WKV 148k week (which costs about the same amount). Perhaps the flexibility of DP? I don’t know. You don’t know. That’s why I asked.

We own 162k annual and 81k EOY. Im not totally sure what we will use the 44k for yet. We set them out to 2024 so we have a little time. We bought Westin Flex so we can use them at Kierland or Hawaii. More of the value was retro of the 2 resales which allows 4k Marriott Vacation points at some point. Of course, I am not sure if that value is truly $15k worth since we haven't used anything in MVC yet.
 
I don't think this is a bad strategy - it's a calculated risk. It will turn out to have been unnecessary is they allow mandatory resales into DC. But if they allow only retros and developer purchases into the DC then, for those who want to play in that sandbox, $15K to retro 2 weeks may be the best offer you will see for many years to come. This is a thread on the MVC Forum started today....
