1) we are a MVC chairman club members. So have little over 15000 points combined . Which incudes 2 weeks ( 1 at Myrtle beach and 1 at ocean pointe in FL) plus MvC points .

2) on a recent Marriott sales presentation, the sales guy offered us to buy another extra 1500 points at $14/ point, and he will give us one time 6000 points as bonus, for signing up, his pitch is , he is very good at renting some using our points to cover the yearly maintenance . Plus still left over points to enjoy the vacation we want, but he is only willing to share those secrets or best practices if we buy those 1500 points under him and become part of his group,

3) obviously the above pitch sounds good who would say no to being able to rent out and make out maintainance fee back plus also take a vacation, he showed us his own ownership and says he successfully does that. Even as chairman club we have hard time using points at the places we like for the weeks we want . Because when they open up they are gone instantly. Not sure if spending another $21k plus adding more to maintenance is worth it ?

No secret about MVC is worth $21k! Here if you spend zero or $10 for the membership or a little more for a private coach with Brian, you will know everything about MVC.

Ask the salesman to first rent out your 15000 MVC points for a nice profit then you talk!

There are many tips on how best to use your points and weeks or rent them out yourself, just ask and read a lot!
 
Who do you think the salesperson wants to help more, himself, via his commission check, or you. Don’t ever buy anything based on a salespersons word to help you do anything “on the side”.
 
MF's on MVC points are about $0.81/point. You can currently rent 2026 MVC points on www.vacationpointexchange.com for less than $0.70/point. Given this math, I wonder how your salesperson will be able to rent any new points you may buy for more than your MF's, and that doesn't even consider the upfront cost.

Run; don't walk.
 
We were pushed this several years ago. Buy more points to make reservations and rent them out. Can it work? Maybe. Are there risks? Sure. Knowing what to book that makes for a good rental isn't something you learn overnight.
 
First of all, even after buying, there is nothing to stop the salesperson in simply ignoring your calls and emails thereafter. It is not written in the contract that he will do so for you. Secondly, there is an abnoxious salesperson at KoOlina that promises the same. He would show the emails where he claimed clients rent out their timeshare with his help using Stay PC. I don't trust him one bit because what I read in his emails were discussions about rental at Park City Utah during ski season but it does not mean that he was actively helping his clients rent them out. We can use Koala and similar platforms.

Run away, they're just trying to get you to buy something and the other "promises" will not materialize and/or will be worth far less than promised.

I really don’t like turning my vacation Ownership into a side gig. I would say no. If you are short on points consider renting what you need from another Owner. Vacationpointexchange.com is reputable . Marriott is OK with it . Rental cost is similar to the maintenance fees frequently . Most often just a nickel or so above, with nothing more to buy.
 
You're not taking into consideration the sunk costs of buying the 1500 points. It would take you 35+ years to make that money back assuming you can rent consistently every year which is not a given especially in today's soft rental market. This is about the most stupid and desperate sales tactic MVC has used in our many years of going to presentations.

We have been hearing "buy more points, rent to cover your maintenance fees" at every presentation since 2019. Not new, they keep recycling it over and over again. What they cracked down on was the amount of points that can be transferred between owners, as there were some owners that did make it a rental business.

Don't confuse MVC's corporate policy and a salesweasel's pitch.
 
We just had a large variation of this pitch at Oceanwatch Myrtle Beach.

It was 3 prongs:
1. You need tons more destination points since they are adding 8000 hotels worldwide
(Disney,Hyatt,... all the desired hotels that you droll over.)
that you can trade into with points.. You need at least 4000-5000 points to get to this level.
I don't believe there is some magic level , it's just rolling out later this year.
I assume the exchange rate is just as poor as all the other point
exchange offers (collette,resort credit et al)... but was "assured" that it would be a good rate ;-)
2. You can make reservations and rent the vacations to balance or pay your MF
(more points to balance rental and vacation time).
3. You need to buy more points and Marriott will "help" add your children to the deeds/points ownership so they will get the ownership and status level without probate etc
and avoid all that extreme cost / time & trouble.

Since you were at Myrtle for this presentation let's use it as an example....

Book a seven day stay Oceanside view at Marriott OceanWatch (Myrtle Beach) in during the summer (platinum season). Through MVC the cost is $3381.50 (4175 X .81 MF). Book through Redweek for $3200+. I don't know what Redweek charges renters. Let's say 10%. For a total of $3520. Basically breakeven if you include Redweek fees of ~$150. BUT try getting a week at Oceanwatch using points in July!!! You'll be on the phone or computer at 9:00 AM Tuesday, 12 months out!! Good luck!!!

Of course you would have to "sink" $21K for this opportunity!
