Rescission of contract

I was promised a homebase in Bonnet Creek, which I don't have
If you own Club Wyndham Access points, Bonnet is one of your home base resorts.

I come to Florida Disney World every year during the Canadian spring break which is end of February and start of March so I need a minimum of three bedrooms every year.

You will want to learn about Advance Reservation Priority in order to book 3 bedroom units, especially at popular resorts such as Bonnet Creek, during school holidays.
 
Wyndham needs to hire non-commissioned salespeople so they will stop lying. And the product is ridiculously high. Is there some threshold at which the salesperson gets a huge bonus for selling? It's obvious these salespeople think timeshare owners are chumps.

400K points for $125K or free via resale.

DVC 1,000 points has a resale value of at least $70K, we paid direct from Disney, $100K for 1,000 points. This was less than two years ago. DVC salespeople aren't commission-based salespeople, is my undertanding, and admittedly we bought at a resort (OKW) with higher maintenance fees.

We need good news today, and haven’t heard from rescinders for a while (I might have made up that word). Congratulations. You can chill now.
One nice part of English is that almost any action verb can be turned in a noun for the performer of the action by adding "er". So, "rescinder" for someone who rescinds, is perfectly fine, just as painter is someone who paints, or writer is someone who writes. If you know English syntax the meaning of the new word is clear and obvious.

Similarly, English also allows nouns to become verbs when doing an action related to the noun, as when doing a search using Google becomes googling.

As long as it doesn't cost you any more money, why not. Just remember that if you stop paying the maintenance fee or the mortgage, anything you have paid till date on the 2025 contract will be lost. That may be a good thing or a bad thing depending on how much you have paid so far.

I am kind of a grammar nut. Just haven’t seen people do this with that word. We have a local magazine that obviously only cares about its ad sales. The one feature story is so horribly written. Terrible grammar, sounding out rather than checking spelling of names and places, rambling. I’m psyching myself up to read it before recycling.

I assure you that DVC sales people earn commission. Someone got a pretty big payday from your $100K purchase. They just have a better product to sell that doesn't require lies to make the math work.

1. How much was the mortgage? Wyndham will not voluntarily take back the points if there is still a mortgage balance.

2. Are you willing to let the 12k go?
If you are able and willing to let the 12k go, then all you really need to do is stop paying and after sometime Wyndham will take back the account. That is it. Nothing else.

3. However, if say the mortgage was 15k (just an example), then the balance is 3 k. It would likely make more sense to pay the remaining 3k and learn how to maximize the use of the points. So once you answer 1 and 2 above, it should give a clearer picture of how you may proceed.

i talked to a lady at dvc yesturday as well to check my options , their best offer for 1000pts polynisian resort was 220k so for me 300k canadian , since im spending 100k a year in vacation i really need to find a product that fits me but even dvc wont do it . they dont five free park tickets no real deal for premium passes etc . no deals on air line or car rentals . i think for me the resale points are by far the best deal but i need to find those with the less maintenaice fees

the morgage is still 52k
 
I just signed a new contract with wyndham on 28 February so I am still in the ten-day period in Florida. I have done everything that seems to be advised to cancel my contract. I sent a certified letter to the main office. I sent a letter to all the people I knew at wyndham To declare my intent of cancelling the contract is there anything more I have to do by the way I am already an owner at 400,000 points at club with them bonnet Creek but they pressured me to buy another 400,000 points for 125k$ signed it and now I'm trying to cancel it. after that, I need a lot of help to manage with my already owned points.
Congratulations! Tug saved us over 45k about 5 years ago. We love the resell contract we purchased saving that much money!!
 
i bought them last year at 14 cent a point which it actually was a fair deal , i need to find the best resale points with lowest maint fees at bonnet creek

Your perception of fair might be different from mine because you could have easily picked up those points for less than $1000. $64k ($52k balance) is a lot of money for something worth close to zero on the resale market. I can't possibly justify to myself paying for that.
As someone said earlier, I will strongly recommend not attending anymore presentations as it seems you are easily convinced to part with a lot of money. This is me trying to be helpful.

i understand but i am unable to book my 3 bedroom presendential at bonnet creek without the vip benefits that come with the developpers points . the. i will buy resale points for the rest . unless you help me figure out a way to get 3-4 bedroom presidential at bonnet creek in march every year . on redweek or vrbo or air bnb those weeks are never cheaper than 10-15k canadian and those are the units and dates i need every year
 
i pay 3000$ in maintenance fees so those points save me about 10k a year and garrantee my availabilty right now . i would be soooo greatful to find another way to book those rooms dor cheaper in march
 
and can anybody explain me if a deeded bonnet Creek points guarantees the 13 months advance reservation priority to Bonnet Creek even if bought on a resale

Yes it would, but remember, all reservations are based on availability.

I think DVC is outside the model because unlike ANY other timeshare, people do actually make active choices to buy into DVC.

not all of them of course, but the % is much higher than zero like most every other timeshare.
 
Just rent thru Redweek and don’t buy anything else.
Rent from a Tugger first, if nothing found here, then go to RedWeek AND communicate with the RedWeek poster/owner about your rental so you can rent from them without the cost of RedWeek the next year. RW has become a money grab, and controls every aspect of postings now with a higher cost to the owner/poster & renter!
 
I would check to rent directly with TUG owners first. You won't have to pay the additional 10% fee that redweek charges the renters. So, if TUG doesn't have the week you want, then look
if they have it on redweek. I used to advertise about 20 weeks a year on redweek and their prices went up from $29.95 to $59.95 an add, and they now charge another $99. for a successful
rental. That is in addition to the extra 10% charge to the renters. Redweek used to have a Do-it-Yourself program like Tug, but now everything is thru them with excessive fees. I avoid them
when at all possible, unless they have the only week I'm looking for, then I bite the bullet and use them.
THIS! I also don't believe what RW charges the renter in "taxes" is actually utilized in that way & paid to the agencies it's claiming to pay it to!
 
RedWeek is is not the only player in town. You can also rent on this site and you can even put in a request.

You are working at cross purposes. If you sue Wyndham to cancel your original purchase, which is months past recission

whether you succeed or not, you will be on Wyndham's "naughty list," and it is highly unlikely Wyndham will allow you to be a future owner in Club Wyndham, especially as a resale owner.

Indeed, should you succeed, the settlement would undoubtedly include a stipulation you will never be a Wyndham timeshare owner.
