Rescission of contract

I just signed a new contract with wyndham on 28 February so I am still in the ten-day period in Florida. I have done everything that seems to be advised to cancel my contract. I sent a certified letter to the main office. I sent a letter to all the people I knew at wyndham To declare my intent of cancelling the contract is there anything more I have to do by the way I am already an owner at 400,000 points at club with them bonnet Creek but they pressured me to buy another 400,000 points for 125k$ signed it and now I'm trying to cancel it. after that, I need a lot of help to manage with my already owned points.
 
Just as long as you followed the rescission instructions carefully and sent it to the proper address, you should be fine. From what you said above, it looks like you've done everything properly. Just keep these points in mind:

1) The developer has up to 45 days to refund you, so keep an eye on your credit card activity, assuming you had charged everything on your credit card.
2) Since it has up to 45 days to refund you, don't panic if you don't see it after, say 40 days, and go calling the resort or developer.
3) Watch out for any unrecognized phone numbers calling you. They might be from the resort, developer, or sales people trying to convince you to reverse your decision to rescind.
 
We need good news today, and haven’t heard from rescinders for a while (I might have made up that word). Congratulations. You can chill now.
 
Wow $125K. That is a lot of money. Congratulations in rescinding. Now that cancelling is out of the way, what were the reasons you decided to purchase more points? Do you have trouble using the points you already have?

The only thing is that I think the address that I put on the certified letter with the follow up to make sure that somebody receives it is the old wyndham Orlando address but when I talk to the customer service, they told me that it will be followed through the Neuro address and since I have the postmark, they should cancel and refund because I already put $39,000 US on my credit card as the down payment of 30% of the purchase. In fact I am from Canada. I have four kids and I like to come to Disney World every year I spend about $50-$60,000 US every year in vacation and this is the exact reason why I looked into timeshares because I was really tired of spending that much money in vacation for airfare, airline tickets, renting cars, renting hotels and everything I come to Florida Disney World every year during the Canadian spring break which is end of February and start of March so I need a minimum of three bedrooms every year. I cruise a lot about two cruises in loft suites every year. I always travel in first class airline and I booked many hotels for a smaller trip trips during the year. What would be the best way for me to save money on my travels and I would like to get out of my first 400,000 point contract that I signed last year because the promised they told me we're all wrong.

The address to send the letter will be in your contract. If you did not send the letter to that particular address, I would send another one to that address. It is a minimal cost and will insure they dont have any reason to deny your request. You can only cancel your latest purchase/upgrade. The cancellation will revert you back to what you had before. There is no way to get out of that short of doing a Deed Back or giving it away, but the purchase loan must be paid off first.

PS, I am also Canadian and we didnt spend very much on timeshare stays in the Orlando/Kissimmee area to take our kids to Disney when they were little. We usually used an Extra Vacation or Last Call week and then our St Augustine home week (that we bought for $2,500. in 1982) the week after. Staying in timeshares, especially with kids, is so much better than everybody cramming into a hotel room and needing to eat out for 3 meals a day every day. Now I book EVs or LCs for our son & family to stay in when taking our little granddaughters to Disney.
 
yes, with so much at state send letters to every address in your contract (and email to) to be sure! keep proof you mailed it! do it today!

Hi Ralph. The only thing I'd like to add is that it appears that you have a problem saying "no". You've already got 400,000 points, appear to not be too crazy about THEM, and yet you somehow agreed to buy 400,000 more points. For $125,000!!! There may be many reasons that they successfully managed to get you to sign, including your enjoying being the "guest of honor" center of attention. That's how the Marine Corps recruiters were so successful in getting many of us teenagers to sign up. Whatever the reason, you should avoid at all costs future sales (or "update") presentations.
 
thanks everyone for the replies it helps a lot . i will actually follow your suggestions . the adress on the contract is the one i sent the certified letter too but the customer service lady said the adress has changed since ! ill go in person to drop the letter as well to make sure . i just cant beleive there are no ways to save on vip vacations stays more than credit card points or airline points . well ill keep working harder to travel more ! thanks everyone . ill also try to get out of my first contract from 2025! someone called me fron another group on facebook saying that to cover 50 to 75k $ in yearly vacations i would need 25 millions wyndhams points LOL !!! what a bunch on liars and false representation

You are safe using the address on the contract. Keep it for proof. If you go in person, don’t get trapped talking to them.

Since you are in Canada be very sure you send your rescission later via REGISTERED MAIL.

And even perhaps an additional letter with just a regular postage stamp with enough postage paid to mail it internationally. I don't know if Canada Post has an equivalent to the USPS Certificate of Mailing.
 
wow, this is crazy. I actually went to deposit my recession letter in person at their new address in Church St., Orlando at the travel in leisure main office I would I had already sent my certified letter to their older address which is the address on the contract so I followed both with the contract said plus in person with a proof of reception that was stamped at the travelling leisure main office, but I talked to a lady over there and she told me that I could easily cancel my first 400,000 point contract because I never received any Zoom call in the months after signing my contract in 2025. I was promised a homebase in Bonnet Creek, which I don't have I was promised many VIP benefits that I don't have and I am not getting any answers back from my sales representative from 2025 so I think I'm gonna hire a firm to cancel my first contract as well. Is there anything you can explain me to understand the difference between a certificate owner and a deed owner and a homebase is it possible to have the choice of a homebase without buying any extra points and is it possible to have free bonus points or free gifts because of their error or should I just cancel my contract with a law firm?
 
It seems you've already cancelled. You don't need a law firm. You also need to read the section of the contract about cancellation/rescission for the address. Not just a generic address at the top or on the first page of the contract. They may be different.
 
Just rent thru Redweek and don’t buy anything else.
 
We have 500.000 Wyndham Access Points. Bought resale on three different contracts to total that 500,000 points.
Including the three Wyndham admin fee's for the changes of ownership, we paid about $2,000 total.
Even there we could have paid less..... The points are used when we visit the US once a year usually at Bonnet Creek.
Wyndham has been perfect for us and we have never had any issues with them. Always easy to make reservations or talk to
them with a technical question I could not find the answer to in the 350 page owners guide.
 
ok so i should cancel my initial contract as well and juste buy on resale market wyndham points ? i need about 800 000points a year . how doni deel

Just rent thru Redweek and don’t buy anything else.
I would check to rent directly with TUG owners first. You won't have to pay the additional 10% fee that redweek charges the renters. So, if TUG doesn't have the week you want, then look
if they have it on redweek. I used to advertise about 20 weeks a year on redweek and their prices went up from $29.95 to $59.95 an add, and they now charge another $99. for a successful
rental. That is in addition to the extra 10% charge to the renters. Redweek used to have a Do-it-Yourself program like Tug, but now everything is thru them with excessive fees. I avoid them
when at all possible, unless they have the only week I'm looking for, then I bite the bullet and use them.

You are past the rescission for your first contract. You will not get a refund.

This is just another lie. Do not believe anything you hear from sales.

This would be sending good money after bad. The "cancel your timeshare law firms" are a bunch of liars, too.
