Rent out 1BR & Studio or 2BR?

I have not yet rented a unit out and I was wondering if it would be better to keep a lock-off as a 2BR or pay the $80 fee and rent out each side separately. I have a 2BR at Ocean Pointe for Thanksgiving 2013 that I likely will rent out. Judging by the portion of 2BRs vs 1BR and Studios available to rent on Redweek my guess is that it is better to keep the 2BR intact. I would want to net at least $100 more for the trouble.

Advice?
 
I would advertise it all 3 ways, but would not split it, unless you have a renter that requests it.

Just add $40 to the rental fee of the 1 Bdm. and Studio.

Great idea. For Redweek would you do this within the notes of the same ad since the Redweek ad cost is rather pricey?
 
I'd keep it as a 2 bedroom. Unless you have an impossible week/resort to get via trade, renting the larger size accomodation is best. I think studios and 1 bedrooms rent well for ski resorts that are otherwise impossible to get via exchange. I think people can get Thanksgiving week in a studio or one bedroom at Ocean Pointe via trade more times than not. I would suspect getting a full 2 bedroom is more difficult so that is where your opportunity is.

With a resort that is near impossible to get into (i.e. a ski week at Mountain Side) then you might actually do better renting the studio and one bedroom seperate.

Good luck renting.

Yes - I advertise it as a 2 bdm., but in the text I also list the 1 bdm. and studio price.

You actually may be right that the separate rentals take in a little more and its been my experience that it does nominally but with the split fee and possible delay in renting both sides its not worth the risk in my book for the few $100s you may get extra.
 
Hi Joe. I think you are correct on this. I was mostly thinking about this from the renters point of view and as a renter, I might not need a 2 bedroom, especially if it is just my son and me. For me, renting a smaller unit to ski with would be ideal, and I was implying this might be true for other skiers.

For Ocean Pointe, I would think most people want a one bedroom at least, if not a 2 or 3 bedroom. Studios at Ocean Pointe are a pretty easy trade.
