Mr Oakes,

While we have your attention. Do you mind giving us some background on these new 'boardmembers'? Are they even aware that you have placed them on the board? If you do not feel like you need to divulge this information, I'm sure some of our more resourceful board members can search for the professional backgrounds on the 3 newest 'boardmembers': Kerry, Berry and Heller

I am sorry to read about the situation at the meeting.
I will say though that any property improvements/ daily changes to customer services that have been made are definitely a positive accomplishment.
I believe most of us will agree that the way EV was run over the last several years could not continue.
One question that I can’t seem to have answered: Is the same manager and office staff still employed at EV?
This topic has not been addressed or discussed by new management.
Vague comments concerning changes and improvements do not address this issue.

Thank goodness we got out of this you know what show. I keep reading the post out of curiosity and I had a feeling and it looks like I was right, that John Oaks wanted people to sell back their deeds so he could have control of Eagle Village. He definitely is not the honest business man that he tries to portray and it looks like more and more people are finally opening their eyes and seeing for themselves that John Oaks has an agenda, an agenda that is going to benefit himself and not the timeshare owners. Reading the Facebook post where vendors are saying he has not paid them, definitely shows his true colors. No idea what exactly he has up his sleeve, but I can pretty much guarantee you that its not good.

I count about 170 recorded deed transfers to John's company (mine included). You can check these deed transfers at https://pikepa.avenuinsights.com/Public/pikepa/account/login You will need a free account and switch the Search Type to CONTAINS and for Name enter either EAGLE VILLAGE or his company BUSHKILL PA EAGLE VILLAGE LLC

Your Board of Directors are obligated through fiduciary duty to act in good faith interest of the owners. That includes holding regular meetings, fair elections, and producing transparent budgets. The only way possible for John to have acquired 906 deeds would be if the Board sold him at fair market value deeds held in their name. That would still require a recording to occur and that new owner (his company) to be responsible for paying the same maintenance fees assessed to all owners. Hiring a consultant and assigning his company the ability to manage the property is not the same as being an owner. That alone would not give him voting rights.

I hope that ownership hasn't fallen to the point where 170 deeds is a majority stake. Owners are entitled to view the ownership roster. It should contain the names, mailing address, and weeks owned information for every unit/week.

If what was reported transpired at that meeting it does not sound fair to the owners. I hope this works out for all of you still holding on to ownership.
It was held. This is from a local resident/business owner/time share owner who attended:

It was a hostile enviroment. The lawyer for John Oakes (who was not in attendance curiously) told the board member in attendance to 'shut the hell up' at one point in the very beginning.

The emergency meeting consisted of, finding out that John Oakes, DBA 'Bushkill PA LLC' 'bought' 906 deeds, giving him the requisite quorum in order to have his people vote new board members. It was made clear that the dues were not paid for 906 shares purchased. After the names were stated, some other folks said that the 3 people that were nominated to the board were, John's childhood friend, John's current GF, and a 3rd person. There were 2 others that were supposed to be board members, but dropped out last minute. None of them have probably even been here.

The folks who led the meeting, are the same ones who are doing the construction apparently. They showed off the unit, which consisted of fresh paint and nothing elseThey refused to answer questions on what contractors were being used.

There were alot of accusations being thrown around about John Oakes, none of which sound great.

In short, the board was taken over in a very hostile environment and, who knows where it goes from here.

This is the potential problem...from everything you hear from local pages, this guy will eventually stop paying folks and his long term plan is to get rid of the time share model entirely. There are countless better options out there then a guy who deems it necessary to have full control of a board to have less 'red tape' to do what he wants. There is a track record of failure and deceit surrounding Mr Oakes. While Eagle Village desperately needs change, it does not need him to accomplish this. The amount of property management companies out there who actually have a proven track record is a quick Google search away. Mr Oakes is not the answer. His deceit in this thread alone should highlight that for anyone unsure.
