Ram's Horn on Ebay

This is just a guess.

Look like the original builder (developer) went out of business. Either the bank is trying to selling the rest of the unit through an auction or some foreclosure lawyer is doing it.

This ad is just a way to attract potential buyer to contact them and later use web to preview and submit auction. It is not actual eBay listing.

Of course, it could be a scam.

After looking at the link I can tell you it is NOT a scam. I know Alex and the auctioneering house he runs (which is out of Pagosa Springs). It's too bad. Sounds like the developer must have gone belly up. Estes Park is SOOOO beautiful and quaint. I might even look into it so thanks for the heads up.
 
So out of curiosity, what happens next? If the developoer is out of business, then who sets up the new owner board...pot luck on whoever buys and volunteers?

It's a functioning resort. The boards are already set up and functioning.

I would think the bigger issue is collecting on annual fees for those units that are still in the developer inventory.
 
So, if I understand correctly, the biggest risk in buying here might
be that there are not enough maintenance fees being paid (due
to unsold developer weeks) and the place may fall into disrepair (or worse?)
All of the reviews I've read on the resort are fabulous. I wonder if
this might be a buying opportunity ? :)
 
When we toured there over a year ago we were told there were only resale weeks available. Are these weeks winter weeks (not very attractive since Estes Park is not near skiing areas)? How do we find out which weeks are available.

These weeks were sold only in units of two, one in the summer and one in the winter.
 
174 weeks isn't that many non-paying weeks, unless it's a very small resort. Also, whoever is selling them on this auction has presumably stayed current on fees. Otherwise, there'd be a lien on them and the auction house wouldn't take them.

According to the info on their website, 50 of the weeks will be sold absolute (no reserve). Wanna bet what season those are in? The other 124 will be sold with a reserve. My guess is that the sales price at that auction, when you add the 10% auctioneers fee, will probably be 2 - 3 times what you can pick them up for on ebay.
 
I think I will go to this auction. I live close, so I may as well see what it's all about. Maybe I can even talk Rick into going.

This is one of JLB's favorite resorts, I believe. I think Boca may have stayed there this summer. I should gather some info before going. Perhaps a drive up to Estes Park before the snow flies is in order.

Estes Park, for those who don't know, is a popular hangout for those of us in the cities near the quaint little town. The downtown street is always bustling with tourists from Denver, Boulder, Longmont, Loveland and the other towns nearby. It is such an easy drive and barely in the hills, so snow is not a factor much of the time.

I noticed the seasons are very different from other resorts, but there appears to be no "blue" and only a few white weeks. The rest is red. I would venture a guess that summer is probably the cherry red and nothing else. Very interesting listing. I saw it earlier today before this post and wondered about it. My curiosity is getting the best of me. :)
 
We stayed at Ram's Horn last month and it is a great resort. I'm not sure but I believe there were some developer weeks for sale and a very few resale weeks. They gave us a listing of all the weeks and the prices but I can't find it now. I was thinking they were sold in lots of three. Maybe 1 red, 1 white and 1 blue.
 
To PA's comment-I've been watching ebay for a Loooong time looking
for a Ram's Horn week and have never seen one come up. And the
listings on redweek are a fortune...minimum $ 6K per week. Do you not
think one could be had for less than that at auction?
Since I live in NC can those of you who are interested and live closer
keep me posted? I would really love to have a week there..we love
Estes Park!
 
I called and talked to a lady at the auction company today. She said they had not received a list of the weeks being auctioned but she guessed that most of them were not summer weeks but offseason weeks. I would love to buy a Ram's Horn summer week at a good price but would have no interest in a week that is not in the summer, which is probably most all the weeks being auctioned. I am curious as to how much these sell for.
 
I have a job where summer is our busiest time (no time off allowed in
July or August) so spring and fall are perfect travel times for me. Makes
it nice for timesharing, as it's usually easier & cheaper to go in spring and
fall. So if anyone finds out there are fall weeks available, please let me know!
 
Deb, I am going to go to the auction. Fall weeks would be the ones they are going to about give away.

By the way, according to RCI, there are no blue in Estes Park. The resort is listed as white and red, mostly red.
 
Would someone tell me what is the White week means? Does it mean it will be hard to trade with other timeshares in RCI? Thanks

It just mean at the time they developed the resort, they believe not many people want to visit that area on these time, but they believe it is better than blue week (where you may not get anyone want to come). I will assume if they think it can be filled to 60% it is red week (or 40%). if it is 40% it is white (or 30%). then the rest is blue. And they usually cheat themselves so they can put more redweek in.

I am in the early stage of studying timeshares (thank you tug!!) so I don't know whether this info is relevant. I checked RHV rental availability and it is full this weekend. I have tried to rent there other times and never had success, including MLK and President's weekends.

That surprises me, if true. I would think that fall weeks, while not as popular as summer, would be in decent demand for viewing fall colors, experiencing the elk bugling, Scottish Festival, etc.

I would think that winter in Estes Park would be a lower season because, although in the mountains, it is not near any ski resort.

Actually, we went in January several years ago and just loved it. There are a lot of shops and such closed in town but we rented snowshoes and went into the park and had a blast. I would go again in winter in a heartbeat

The other question is if I own a white week there, when I like to trade to another white week, do I request it directly to the Rams Horn or I have to go to RCI? If I go to Rams Horn directly, would it be hard to trade to another week (same white week)?

I'm also interested in knowing this. We'll be in Sedona when this auction begins.
 
We were just there the last week of August and the weather was very nice. The local kids were back in school. The units and grounds were all in excellent shape as well as the pool area. I had to rent to stay there as I could not get anything through RCI for the time I wanted. I might have gotten something if I had been more patient. I had always wanted to stay at this resort and did really enjoy it.
 
I'm going to call the auction company tomorrow and try to find out
about the internet bidding...I'll post anything I find out...

The other question is if I own a white week there, when I like to trade to another white week, do I request it directly to the Rams Horn or I have to go to RCI? If I go to Rams Horn directly, would it be hard to trade to another week (same white week)?

[Hi Emily,

I have been watching some of the posts and corresponding with some of the interested parties with as many answers as I can provide as GM of the resort. RHV has never had a special assessment nor are we considering one. All the improvements are being made through our resort budgets. We are an Association Managed Resort and pay no outside management fees and so have more dollars available for improving our homes and resort. Our reservation system is very flexible and is on a floating reservation basis within the resort, so you can reserve the same week every year, or else try a different one each year. Deborah
