Sure haven't tried them, but I think Syed works with other brokers.

These originally sold for $68-74K preconstruction (2005)

OF Center is different from OF Deluxe.

But I am considering OF at Westin North. The units are somewhat smaller than the OFC units at Westin South. Smaller tubs, smaller shower (no seat for shaving legs), smaller closet, smaller living/dining and smaller kitchen.

Would I be safe from ROFR by offering $23,000 on a listing at North, OF?

Doesn't sound like it. I will have some data next week.

Today Vistana exercised ROFR on two weeks 2BR Ocean Front at KOR North for $24,000 each.

I had this one in at the same time as my previous one that they exercised their ROFR for $26,000 so it wasn't completely unexpected.
One of the timeshare salesman told me in February that they were starting to exercise the ROFR on more units. Of course coming from the salesman, I was skeptical.
But he is obviously correct or a coincidence.

Marriott needs points inventory to bridge the gap till they can get one of their City Collection properties in the trust. I suspect they sold a lot of inventory during the post pandemic travel surge.

Finally waived today at $27,000
 
WSJ Bay Vista EOY Odd 2BR Platinum Plus - $5,000 passed ROFR in February.
 
2BR Island View annual KOR North bought back by Vistana today for $10,000 plus reimbursement of approx. $3,515 to Seller for 2024 HOA dues.
 
Unless it has changed - there is no ROFR for any of the WSJ phases.
I'm sure you're right and there was no change - I posted when my purchase closed and assumed that it needed to pass ROFR at some point.
 
I have just about talked Rick into Westin Ka'anpali North. $27K seems like a magic number for the oceanfront? I saw he has some listed for less, but maybe he will suggest that we offer a little more.

Correct. Also today, 2BR Deluxe Ocean Front at KOR was waived at $35,000.

My friend tried to get WKOVR this week, 2Bed OV Annual for 12K, ROFR was exercised.

Two questions for the experts
1. If someone gifts you a week (not family member just friend) would the ROFR still kick in?
2. If seller simply adds buyers to their deed make it a joint ownership and then take their names off in a few months, Is it possible? Will the timeshare still retain all of its VSN features?

Yes to 2.
 
But wouldn't you have to notify Vistana on the changes in ownership and wouldn't the two changes (add new then remove old owners) raise a flag and deem it a sale?
Yes, but that is a simple communication issue. We didn't deed our Westins under the kids' names, but if they want to own the weeks after we are done with them or we die, the kids should think it is worthy of that communication.
