It sounds like the new hotel tower is back in the works. Park, the REIT that owns the HHV, has submitted the first round of plans for a new hotel tower; this is not a timeshare, but it obviously will add people and cars to the resort. From the news reports, some of the condo owners nearby are concerned about losing their views. I am not sure if this would block / alter the city views from any of the HGV units.

IMHO, there is a strong consumer demand for the future growth to visit Hawaii.

finally demolish that ugly old Japanese restaurant that has been closed since (fillintheblank) when, but OH NO, the loss of the tattoo parlor next to it will really "there goes the neighborhood"

My OUs have been trying to move me into Ka Haku with an opening date of 2027. They've broken ground there. I can't imagine the completion of either of the Hawaiian villages (big island & Waikiki) any time before 2030! Shame the new tower will ruin the mountain view rooms at the GW.

That artist "misconception" depicts a porte cochere at the busiest corner of Ala Moana Blvd! Disaster in planning!

It's interesting that HGV subdivided Ocean Tower to convert to timeshares, and now they want to add more hotel units. Seems like a new timeshare build would have been cheaper.

At one time there were plans to build a tower at HHV over the top of the shops next to the convention center, then it moved to the transit center and became the Grand Islander.

At one time there were plans to build a tower at HHV over the top of the shops next to the convention center, then it moved to the transit center and became the Grand Islander.

It wasn't moved. There were two timeshare towers in the 2010 Master Plan (see details below). Grand Islander is Timeshare Tower #1.
However in 2018, HGV announced the purchase of the King’s Village site in Waikiki which is the latest project (Ka Haku) coming in 2026.
I guess if they ever need another tower they could go back to this 2010 plan.

New Timeshare Tower Sequel 1 over Bus Loading
The Village Master Plan proposes the development of a 300-unit timeshare tower, to be located at the existing Group Bus and Tour area on the Diamond Head corner of the property near Kälia Road and Paoa Place. The existing bus loading and service activities will remain on the ground level with some necessary improvements. An arrival lobby will be accessed via a new ramp that leads to the porte cochere on the second floor. Parking for this timeshare will be accommodated within the lower levels. Upon completion of City approvals, construction of this new timeshare tower is planned to commence in late 2013 and would open in 2016.
Total square footage - 485,662 gross square feet
Total LUO square footage - 378,315 square feet
Height - 37 stories


New Timeshare Tower Sequel 2 over Redeveloped Rainbow Bazaar
The Village Master Plan also proposes a second timeshare tower, which will be comprised of 250 units. This tower will be part of a redevelopment of the makai side of the Rainbow Bazaar near the Great Lawn. Plans call for a new raised retail plaza, back of house area, and office space on the lower levels with a planned mix of room units. Parking requirements would be met by reallocating space within the existing parking garage to accommodate projected demand and Land Use Ordinance requirements. Tower 2 would be one of the last phases to be implemented, currently planned for 2019.
Total square footage - 307,238 gross square feet (excluding 2 lower retail levels)
Total LUO square footage - 288,876 square feet
Height - 23 stories (excluding 2 lower retail levels)

Ocean tower is in Waikaloa on big island and this new tower with hotel rooms is in Waikiki on Oahu.

When does construction start? Last time I got stuck with the strike, chanting and bullhorns. Not looking forward to Jack hammers, sorry I purchased. I hope I will not lose my ocean view on the I'Ilaki side.

Definitely sounds like a feature that will get killed In the approval process solved by adding a walkway from Grand Waikikian/Lagoon Tower lobby, or orienting it on the drive that is also the Kalia Tower porte cochere

Yes, I was referring to both proposals in post #4. Another building proposed in the parking lot at Waikoloa.

The link in post #1 states "If the permits are approved, construction on the new tower could begin as early as the middle of 2026."

Currently Hilton Hawaiian Village is upgrading Rainbow Tower with an estimated completion in Q1 (see screen capture below from Park Hotels & Resorts 11/2024 Investor's presentation). In December 2024, Beat of Hawaii reported having to deal with jackhammering and construction noise within Rainbow Tower during their stay - https://beatofhawaii.com/what-hilton-hawaiian-village-gets-right-and-so-very-wrong/ Someone commented in Beat of Hawaii that they could hear the jackhammering from Fort DeRussy!

Who are the highest ranked US tennis players & where do they rank? If they don't step up their games all the courts in the USA will go pickleball or just get nukes, as Waikoloa is doing

The new hotel or timeshare at HWV is an interesting thought. That property does seem a bit underutilized, but I seem to recall that part of the pitch for converting Ocean Tower to HGV was to help address the hotel's low occupancy rate. I guess business has improved enough that they think they can fill more rooms.

I'm not sure about the proposed location of the new tower. It would be closer to the parking lot, so if they add an entrance over there, that would help to solve the complaints about the long trek to Ocean Tower. However, it also seems like many of the rooms would have views of the parking lot or other resort buildings like the back of Lagoon Tower. Maybe some of the higher floors would have an Ocean view over the top of the pool and KPC.

Starting in 2014, I've stayed in the hotel at the HWV and also in the Ocean Tower timeshare multiple times. As I see it, the biggest problem with HWV is Hilton has let the place become run-down. It maybe underutilized due to its room prices, lack of shopping, no spa (unless a new one has opened in the last year or so), and basically little in the way of food choices. To call it a Resort is a stretch. I'm concerned Hilton is going to let it continue to decay and leave the timeshare owners holding the bag.
