New purchase Mexico, feel good about it

We have been to several timeshares in the past, but now the kids are older, we have been looking for one to use.

Sunset caught our attention. (Pura Vida)
Total price, a few grand for 10 years
4 weeks per year, no maintenance fees
A couple of hundred bucks a year after first year for access
Credits on website are $1 to $1 credit, 3000 credits for every week not used in a calendar year.
They included an all inclusive week at their main resort, tres Rios, cruise for 2, two weeks international (variety of locations) for two

5 working days to rescind

Attached the actual contact.

We are more interested in two weeks a year for vacation in the Cancun area, 2 kids 2 adults but rooms can sleep 8 (I doubt comfortably)

What say you experts?

Hear me out Bill, they told me that you have to pay extra for the all-inclusive which can be upwards of $160 a night per person at the high end places. That does not mean you have to purchase the all-inclusive with the night you reserve. I'm playing devil's advocate. Just putting rescind doesn't help me. I mean if you look at booking one week at one of these places you're looking at almost $6,000 without any help. Tell me where I can get better deals because I'm running out of timeshare presentation options. That's what I'm looking for I'm all about rescinding it's no big deal to me but I need help booking vacations now that the timeshare presentations are pretty much dead for us.

Rescind. Mexico is.EASY to rent into, and will not take tying up capital. Take a look around and consider buying resale. Thousands of them are available for a buck plus the overvalued transfer fee. In Mexico, you actually OWN nothing. It's a ' right to use's membership.

Thanks Jim. I appreciate you guys more than you know. I'm just confused. I checked this site for renting and such but didn't find anything that met our needs. Family of four, but want to bring other family as a total of 8. Am I just being gullible on the offer? 4 weeks a year for 10 years? You guys saying that's not going to happen? Sorry I'm not trying to be difficult but I'm a simple guy and just want to go on vacation without breaking the bank. I'll also do more research on getting some better deals.

the fact you still have questions is the number 1 reason you should rescind.

you can always buy it later, but what you cant do is cancel after the allotted time.

Thanks Brian. What do you mean buy it later? Like after more research? I get that but we talked and talked them down without letting them do the down. We went in with the idea of getting a good deal on a timeshare. I guess I'm looking for confirmation we made a good deal but all the rescind remarks are making me question it . I guess my last step is going to find a member at this resort and get their feelings on it. I truly feel like we didn't spend a lot, but I also don't want to be ripped off haha. you didnt talk them down into anything you cant get at a later date.

if the salespeople agreed to it, you didnt get a good deal and they made a commission =)

Lol true. The sales guy was frank. "No matter what you buy I'll make 10%" haha. We pushed him to tell us how many he sells a week, how much they make and do on.

I need specifics Brian. I know I'm asking a lot but I trust this community. I need someone to actually look at the numbers and confirm. Are all timeshares bad? No, just matters on the fit for the people. The true reason I question this is the truthfulness of the deal. We asked question after question to cover the details. No maintenance fees, one time payment, and only other fee is a very stupid $300 access membership fee starting year two that I could not negotiate out of. I just can't see what I missed. That's the help I'm pressing for . Appreciate all the help and maybe rescind is the way

Timeshares work on nearly 100% occupancy. They may have promised that you can have occupancy for 8 just about any time you want to go and invite all the in-laws and friends and whomever, but I'll tell you that there magically won't be availability. It just won't happen.

My advice is to look out for availability for your immediate family, and leave being the travel director to someone else.

Buy resale, where you want to go, for the time you have available to travel. Rescind everywhere and everywhen else. You don't need to explain yourself.

You can take over or purchase for very little a Mexico timeshare. Comparing prices using the most expensive options to the least expensive options, you will find that buying a resale is buying the expensive options but paying for the least expensive options.

Most of us that go to presentation do so for an incentive and to check out a resort we might exchange into or rent.

I linked some Mexico timeshares at the Tug Market Place. There are other resales at other sites too. What ever you decide, you only have this one opportunity to rescind. You can always purchase the same deal but you can only cancel without a problem in the rescission period. Renting is a decent option. Exchanging is pretty easy for Mexico.

If this is something that makes sense to you and you know what's going on with this purchase stay the course and enjoy. From what I have read it seems that many people like the Sunset aka Pura Vida and some that are pissed off say it's a scam. The UVCI memberships we own are all resale and the reviews are similar to Pura Vida with many liking the membership while other say it's a scam. I see one in the marketplace.

I seen that. Biggest take away are the maintenance fees on that one. Thanks again for everything. I'm going to take my time during this 5 day period and evaluate. Appreciate all the advice!! This site saved me $$$$$ in 2013, so believe I take all that you have to offer very seriously.

This doesn't really mean anything. Their "credits" are based on whatever formula they happen to create to make the numbers work for their own profit.

I already own mega resale at Royal Holiday Club, I talked their people down at Los Tules in Puerto Vallarta to get new perks and my 30yr contacts extended. During my whole week in Puerto Vallarta they couldn't get HQ in D.F. to honor it. I finally had to get my credit card company to reverse the charges.

The Sunset Group has a terrible reputation from everything I've ever seen over 26 years of timesharing. Think about it, 4 weeks per year w/o Maintenance Fees, right, they've got something else in there to get their fees. Personally I'd love to find out what they angle is, don't RESCIND and then let us know how you come out after a few years of use.

Here are the problems
2. even IF the #s seem to calculate to "OK", there is a huge amount of language that puts new context, new restrictions on almost all the #s
1. I'm a "#s guy" from WAY BACK. I made a career on Wall St, never being afraid to get deep into #s. Every one of these Mexican threads begin with a set of purchase terms that make me laugh. Is it not obvious that those companies make the deal as complicated as it needs to be to stay one step over the line of you really understanding it? is that not obvious?
If I wouldn't even begin to dig into your #s, I can't imagine other people doing so.

Agreed. We love the Mexican resorts, but we own a U.S. timeshare and exchange into them. We like having the flexibility of choosing where we want to go each year and not being tied to any one resort in Mexico, as well as not having a limited time for ownership. Maintenance fees are generally cheaper as well (depending where you own). There is something to be said for owning at a Mexico resort you will go back to year after year, but even so, the resale market is much less expensive for purchasing a Mexico timeshare.

To reiterate or restate.

The deal you negotiated with them should be good any time. If you take three months thinking things over, and then you decide that deal is what you want, you can then say you've changed your mind and would like to make that same purchase. There is pretty much zero chance they will turn down the deal. They may initially say they can't do that - the deal is expired. But if you hold your ground, they will eventually match the deal.

But if you don't rescind within the time period, you can't go back later and say you've changed your mind and you want to rescind.

It's a simple matter - if you rescind you can still purchase later. If you don't rescind, you don't have the option to rescind later. So, rescinding keeps your options open. Not rescinding closes your options.

Hence, as Brian indicated, if you still have questions, then you should rescind so that you have time to investigate your questions and get them answered.

Not necessarily, my man. I'm very familiar with the 5 days so I had time. Even if I rescind in the 5 days I know it will be a challenge because, well, it's Mexico . I'm not convinced to rescind but I'm not convinced to keep just based on all the negative. I checked the rentals on here and honestly, they're expensive. People don't realize the extra cost for all inclusive, 99% not included in any timeshare. I'm not saying it's OMG amazing deal, I mean its costing me hard earned money but what doesn't? Do people really feel like you're just going to get amazing vacations for free from timeshares? I was looking for a deal that didn't include any future spending (maintenance fees). I've read the dang contract over and over, and can't see any hidden gems for them. I guess I was hoping I would've have found more folks on here that purchased a similar deal to compare what they have found. The only one that is on here complained about booking the vacation then realizing how much the all inclusive was to add on but was still able to book? It's clear in the contract that the all inclusive is separate and I'm going in knowing that. Thanks truly for all the help. I'll make my decision by tomorrow after meeting one more time with the sales rep tonight, I haven't stopped texting him . Appreciate all of you seriously.
