New purchase Mexico, feel good about it

TUG isnt going to bash you for making said decision, we exist to ensure people have the information they need to make their own decisions vs only one side of the story!

at the end of the day its your money. if you choose to ignore the advice provided on the forum that is 100% your right!

Not necessarily, my man. I'm very familiar with the 5 days so I had time. Even if I rescind in the 5 days I know it will be a challenge because, well, it's Mexico 😜. I'm not convinced to rescind but I'm not convinced to keep just based on all the negative. I checked the rentals on here and honestly, they're expensive. People don't realize the extra cost for all inclusive, 99% not included in any timeshare. I'm not saying it's OMG amazing deal, I mean its costing me hard earned money but what doesn't? Do people really feel like you're just going to get amazing vacations for free from timeshares? I was looking for a deal that didn't include any future spending (maintenance fees). I've read the dang contract over and over, and can't see any hidden gems for them. I guess I was hoping I would've have found more folks on here that purchased a similar deal to compare what they have found. The only one that is on here complained about booking the vacation then realizing how much the all inclusive was to add on but was still able to book? It's clear in the contract that the all inclusive is separate and I'm going in knowing that. Thanks truly for all the help. I'll make my decision by tomorrow after meeting one more time with the sales rep tonight, I haven't stopped texting him 😂. Appreciate all of you seriously.

The salesperson has shifted what you think you now need in a vacation. Personally, we booked two Cabo Azul RCI Weeks for not a lot of money and there's no all-inclusive and RCI has a filter All Inclusive Optional or Required. Personally, the "all inclusive" is a scam to me. We can't eat nor drink $150-$300/day in Mexico, and we like to be able to go other places and not feel captive.

It is only money and its yours to spend as you like. Many of us would pass on this, but best of luck with whatever you decide.

PS- For larger groups, there's always vacation home rentals when you want them.

I actually feel the same about the all inclusive. It's like a convenience, but noticed this especially with cruises and their drink packages. In fact we're switching hotels today for 3 nights to an optional all inclusive, and we're going to just venture out. Thanks again for all the advice!

So what was the decision, re: rescission? No problem either way. In a poll in the last couple of years, just about half of TUGgers bought their first (and some subsequent) timeshares from the developer, and are happy with the travel opportunities and memories TS ownership has afforded them.

Thanks for joining TUG and for getting the reviews and last minute offerings and being able to see TUGbbs without ads.

btw, we feel about the same as you re: all inclusive. That's the kiss of death to get me to book a certain resort. We're just not interested.

I already own mega resale at Royal Holiday Club, I talked their people down at Los Tules in Puerto Vallarta to get new perks and my 30yr contacts extended. During my whole week in Puerto Vallarta they couldn't get HQ in D.F. to honor it. I finally had to get my credit card company to reverse the charges.
Are you saying you bought a resale but couldn’t get RH to honor it? We own 200K credits with RH and struggle to use it all. About 24 years ago we added another 20K points and they started our whole contract over. We have over 40 years in for the first 180 credits but RH is trying to hold us for the whole amount. I don’t think legally they can do that. We struggle to get the use out of it and won’t live long enough. Sorry for the rant. I don’t know how to use TUG too well but five years ago you people saved us with good advice.
 
We have been to several timeshares in the past, but now the kids are older, we have been looking for one to use.

Sunset caught our attention. (Pura Vida)
Total price, a few grand for 10 years
4 weeks per year, no maintenance fees
A couple of hundred bucks a year after first year for access
Credits on website are $1 to $1 credit, 3000 credits for every week not used in a calendar year.
They included an all inclusive week at their main resort, tres Rios, cruise for 2, two weeks international (variety of locations) for two

5 working days to rescind

We are more interested in two weeks a year for vacation in the Cancun area, 2 kids 2 adults but rooms can sleep 8 (I doubt comfortably)

What say you experts?

You will pay maintenance fees for those four weeks when you use them. Rescind and buy resale.

I'm glad you were 'saved' from VIDANTA five years ago. They offered me a couple hundred thousand dollars for my Royal Holiday Club a couple years ago, wow, they're bad. They never take your trade in, it'll still be yours.

RHC

I was at Los Tules last year and they wrote a contract to add 10K points for ~$12,000 and extend the contract back out to 30 years. it was signed and never approved by RHC central office. I told them to cancel and return my money. The contract never went into effect, but they never returned my full payment. I disputed it with my credit card and immediately got the charge cancelled.

This year I was at Los Tules (and in PV for my first ever winter visit after 15 years of summer visits to Ocho Cascadas,) I was offered a similar deal, but there is new news. ALL new RHC contracts now let you walk away after being paid in full.

I have one contract bigger than yours and several 40K contracts. The big contract is the result of many resales that were merged at $500/merger about 15 years ago. The 40K contracts were bought with the intent of merging, but at some point 10-12 years ago RHC started refusing to merge them on large accounts. The 40K contracts are the smallest I would ever consider buying as you really need that much to make a contract be worthwhile. Depending on size and season 40K will get you about a week or two, but the MF/point is about the most I would ever consider. RHC contracts have a cheaper MF/point the bigger they are.
