New buyer at HGV Max

Hello Friends,

I just bought an HGVMax membership at Cabo Azul (The Diamond Property, at 5000 points)and have few days to rescind. I want to ask few questions to the group to ensure I am making the right decision.

  1. It appears that we could almost always buy the timeshare in the secondary market for cheaper. What would be our incentive to buy it in retail, like we did? Please help me with some reasons from your perspective. On reading, it seems like old HGV points (5000, similar as ours) are available for about $15K and that HGV members could pay additional $7-8K to upgrade to HGVMax https://sellingtimeshares.net/hgv-max/. That looks like we payed about $4-5K extra for buying through retail / a developer.
  2. We were surprised to know that there was a booking fee every time we want to use our points to book our stay. Is there a list of fees that I can look at? Is there a fee also to book at our home location? I only recall a one time activation fee, guest fee and a fee to save the unused points.
  3. During the sales pitch we saw significantly discounted rates (upto 60%) for Hilton Hotel / HGV properties. The sales guy was logged in through his account. I understand that the amount may be different for different tiers. For e.g. It seems that for our tier , it would be about 10% discount whereas when we saw it on the sales guy’s computer, it was 50-60% of the prices on Expedia(https://www.hiltongrandvacations.co...-hilton-grand-vacations-club-membership-tiers)
  4. Please confirm that we won’t be charged any specific conversion fee if we book vacations within HGV, Diamond/Club properties. Our documents say that “in-network” bookings using points are complimentary. Please help us with what qualifies as in-network, and if there will be fees if we pay by cash instead of points. Are there any other properties that we have access to, but need to pay for? How much is that fee?
  5. Practically speaking, are resorts other than our home location really available within a 3-6 month window? On online reading, it appears that most home locations sell out by that time. We were able to book Cabo Azul during off peak as non-members two months in advance, but not sure if the inventory is different for different methods of booking. Please clarify.
  6. Lastly we wanted to clarify whether we are HGV Members or Hilton Club Members, and what is the difference?

RESCIND while you still have time to do so.

Get all your questions answered and then make the decision to purchase, and be sure to buy resale.

You only have a few short days to rescind.

77,000 RCI points (Sunrise Ridge Resort, TN)
+1 to rescind immediately following the instructions in your paperwork to the letter! That deal is no better, and probably much worse, than anything you can find at a later date after you have done some research. We can stay at any Diamond resort at the same week in the same or larger unit with our free one as somebody who paid thousands for theirs. It is well known in this group that the best way to tell if a timeshare sales person is lying is if their lips are moving. Dont believe anything they write down or show you on their tablet, they will likely have way more points than you and can 'see' different things/rates. If you are on Facebook, check out some of the various Diamond groups to see how other Diamond members feel about their purchase. There is even a Diamond section in these forums.

Another vote for rescinding, but with a reminder. Don't talk to anyone from Hilton. They will just try and talk you out of rescinding. You can rescind by sending in the paperwork without doing anything else to notify them. Don't take any calls from unknown caller ID's. Ignore any messages they might leave.

After researching, I think you'll find you can get ownership for the resorts you like for almost nothing, except the annual maintenance fees, of course.

I have read the agreement and it seems I have two addresses(one in US, one in Mexico) to send the rescind letter to. The agreement is ambiguous in that it says all notices can be send to the two addresses , as well as an email. I will use all of my options. Was there anything specific that needs to be written in the rescind letter?

The purschase agreement was signed electronically, but I am going to have all the parties (me and my wife) sign the rescission letter and have it notarized before sending.

Anything else that you think I should do?

Tell them that you have decided to rescind your purchase as allowed by law.

Don't WASTE your time having it notarized as it is not necessary.

Send one to the USA by CERTIFIED MAIL and the send the other one to Mexico via REGISTERED MAIL .

Save your Postmarked Receipt and you are all done.

This right here is the number 1 reason you should rescind on its own....

you only have a few days to rescind, then take your time and get those questions answered. whereas you can always get that same deal from the developer should you decide its right for you (spoiler alert, it isnt)

Sorry for the late reply, -Christmas madness! Your letter doesn't need to be fancy or too detailed. You can just say you are rescinding, you don't need to give a reason, the purchase from (date) at (resort). If you can, print out the contract signature page and include it. Whoever signed the purchase agreement needs to also sign the rescind letter. TheTimeTraveler gave you good pointers. It is the proof of mailing date that counts, not the date they get the letter, but make sure you don't miss the deadline.
