Marriott Newport Coast vs Four Season Aviara

When I travel, I look for the best possible golf courses I can play.
In addition to Aviara, I played some private courses in the area that our club pro helped get me on.

I am an avid golfer and like courses that are in great shape, well designed and play quickly, which most private courses do.
I try to stay away from public courses, because all it takes is one slow group to slow down the entire course, and ruin the day for everyone.
I don't mind paying to play nice courses, as that is why I take vacations.

I am not looking to play golf courses that are inexpensive just to save money.
Pelican Hill at Newport is a top class golf course, and should be played if in the area.
Good for you! All 3 of us, our friend who belongs to another country club, are a little cheap when we travel and we travel alot. Last year, we did ask our club pro (Director of Golf) to book us into the private courses in Newport Beach area. They rejected his request indicating that they were not accepting other clubs' members during summer period. When we stayed at Aviara this March, we didn't play at Aviara but decided that we will do so the next time we stay at the Four Seasons again.

I am just stating my preferences, so anyone reading this will know why I like Aviara.
Comments like "Good for You" are just petty, and everyone has different preferences on where they like to stay and where they
like to play golf.

We are staying at Newport for the first time trading my 2br MCV late deposit 12/17-23 to explore colleges for my daughter and hopefully get some sun. I haven’t been to FSA but we are not golfers and prefer the ocean. Any pearls of wisdom from all you Newport veterans would be much appreciated!

Please excuse my language if you thought it was meant in a negative light. It was not meant to be how you had perceived. I meant it to say that it is great that you are willing to spend the money. Our friend, in particular, has champagne taste but with beer budget. it is difficult to travel with him although we enjoy his company. We are a little cheap although our travel budget is $20K+ a year, including timeshare dues. We tend to golf every other day and travel about 3 months a year, so we do tend to not want to pay $200 to $300 for a round.

Are you staying 12/17, or is that the week you are depositing? If December, you are there during holiday season so drive down PCH to see decorations, and go to Beachcomber for breakfast and to see the Christmas tree. Not all rooms at NCV have a view of the ocean, some look at other buildings, across the canyon at houses, or the “golf course view” that looks straight out at trees. Many many great restaurants - Fleming’s, Mama D’s, El Cholo…too many to list. Don’t expect a lot of sunny days, it might come out and it might not.

We have interval reservations for both these resort in May 2023.

I need some insight from owners to decide which one to keep. We are from east coast and never been to either resort.

Any suggestion, comment, attractions nearby suggestion are highly appreciated.
There are some key pieces of information you did not include in your request. What do you want to do? I think that shows in the range of answers.

We have only stayed at Newport Coast and think it is one of Marriott‘s finest resorts. We also live about 20 miles away, so we are familiar with the area. It is located in the Newport Beach area, one of the swankiest areas in Orange County. It is located on beautiful walkable grounds (If you can handle small hills), which sit above the Newport Coast and Pacific Coast Highway. If you have younger children, it has children’s based units in an area all to its own. The main building (where you check in) overlooks a grand swimming pool family game area. There is a taco/burger style bar adjacent to the pool. No real restaurants on site, but many fine restaurants nearby You could enjoy just hanging around the timeshare property, with the shuttle to Crystal Cove Beach for your outing. But there is much in the area to see.

If want to shop, it is near South Coast Plaza and Fashion Island - both homes to highbrow shopping. Even if you don’t want to buy, it’s interesting to see how the rich live.

If you are flying in, it is close to Orange County/John Wayne airport.

It is near Balboa Island, a very laid back wealthy style island, with a main street area that pleases tourists and locals alike. John Wayne and Buddy Ebsen used to live there. (Hence the name John Wayne airport.) Joey Bishop used to live on nearby Lido Island. I’m sure it is still home to a few stars. It has one of the best rides in Orange County – the ferry that bridges Balboa Island and Newport Peninsula. Be aware that parking is a major problem. If you decide to visit Balboa it is best to take the ferry from the Newport Peninsula to Balboa, then walk around. (If you wish to arrive at its Main Street, I recommend Uber/Lyft.) It also houses a very nice breakfast/ lunch restaurant, Wilma’s Cafe. Very homey and friendly - the locals frequent it there. If you want a really good steak, there’s Mastro‘s just a few miles down Pacific Coast Highway. Rather pricey. Another big name place. My son-in-law was a waiter there a while back. He was coming home with stories about Bill Gates and others eating there. do you want prime rib? Five Crowns in nearby Corona Del Mar has an old English atmosphere. I believe it is owned by the Lawry‘s chain. Italian? There is “Il Faro”, a small eatery on 21st Pl. that sits near a Newport Beach pier . I think is is near the touristy, family friendly “The Old Spaghetti Factory” There and many other Italian restaurants. Seafood? Try the Crab Cooker, and iconic dive in Newport Beach call me when you eat really find seafood on paper plates.

As mentioned before, Crystal Cove Beach is a gem. When the tide recedes, you can find trapped water animals in the tide pools – sea crabs, urchins, etc. on some days a park ranger will help you find these creatures. (Don’t recall if that is a seasonal thing or not.) It has a really nice restaurant where you can dine right on the beach. If your taste run cheaper, there is a Burger “Date Shack” place that sits just off Pacific Coast Highway on a peninsula that overlooks the whole area. A grand view for cheap. Go down the stairs from there and you will be at the Crystal Cove community, consisting of the aforementioned restaurant, a small historical museum, and cottages, which are now rented out by the state. It was formally a small, tight, surf based community. In that community is a home where they filmed the Bette Midler movie “Beaches“. I believe you can tour it on certain days. I know that you can always walk up to it and peer in.

One thing you might NOT want to do is swim in the ocean. It is always cold, the tolerable in summer months. A wetsuit is recommended. That will be true and either resort.
If you do like to golf, the course is beautiful but it will be pricey.

Like flowers? I’m told that Roger’s Gardens is very nice. There is a nice restaurant there “The Farmhouse at Rogers Gardens”.

I haven’t even mentioned Disneyland - a 35 mi drive away. its pricey but still magical. Get an early start to beat traffic. Or maybe leave after 9:00 AM. You might consider an Anaheim area hotel for one night so you can do 2 days. (There are 2 parks in Disneyland - the original Disneyland and California Adventure..) Knotts Berry Farm is also in the Vicinity. A 6 Flags amusement park. Nice, affortable, but not a Disneyland.

As to the other timeshare resort (which we have not visited).……
San Diego is a very beautiful city with beauty and attractions of its own. Legoland for the youngsters, Sea World for water sea animal lovers – an excellent spot for preschoolers. Balboa Park in San Diego contains the amazing San Diego zoo and many adjacent museums and attractions. It is home to the famous Spreckles grand outdoor organ, where they give concerts on Sundays. You could easily spend 1 to 2 days there. Downtown San Diego with its “Gaslight District” is popular, with many eateries and clubs. Coronado Island is very beautiful. It contains the Del Coronado hotel (look it up), which is an old wooden hotel with beautiful red turrets. Frank Baum, who wrote The Wizard of Oz, lived on Coronado island. Some say he was inspired to write the book based on the Del Coronado hotel structure. The Tony Curtis/Jack Lemmon/Marilyn Monroe movie “Some Like It Hot” was filmed there. it is a beautiful old time grand hotel - It is a great place to hang out, have some lunch, and act like you belong there. There are also many shops and restaurants in the small town nearby, And beautiful early 20th century homes - many updated.

Want to see a navy yard and historic ship? The USS Midway ship tour is highly recommended. (Haven’t been there.)

The attractions in both areas are different and compelling. I think you are looking at TWO vacations. If you can somehow stay at both resorts, that would be ideal. But another limitation may be time. Perhaps selecting one and letting the other one go is the ideal solution.

My choice? Knowing the area attractions but not the San Diego adjacent timeshare, I would choose Newport Coast. It is one of our favorite getaways.

Finally, a plug for Marriott. If you just just want to see the San Diego area, there is the Marriott Rresidence Inn La Jolla, adjacent to UCSD. it has an ample upstairs loft bedroom/ bath, fully stocked kitchen, downstairs master bedroom / bath, and small living area. It work well for us in a grandparent / children’s family arrangements. The privacy could be better among rooms, but it will comfortably sleep six if you use the pull out sofa bed in the living area.

It has a barbecue area, public patio area, free breakfasts, and a few mixer type snack / beer events at dinner time. It is very near La Jolla Beach, another site for tide pools and a great flat walking beach.

You will need a car. A must in Southern California.

They are both very nice. Marriott is closer to the beach. Fees for a 2bed at the 4 seasons was about $250 a few weeks ago. Wednesday is the Farmers Market in Carlsbad. We head for Newport Beach in two weeks. Haven't been there for a while. Marriott used to have a shuttle to the beach and there was a nice restaurant there.

I second everything that has been listed.

A few additional things. At Christmas time there is a boat parade off of Balboa Island that is wonderful. Also one in Seal Beach I think. Do you like museums? If so, Los Angeles and Orange County are chock full. For proximity to Newport, the Bowers Museum is world class (Santa Ana). Further north is of course LA County Museum of Art close to the west side and the Broad Museum in downtown - across the street from Disney Hall. You could combine a visit to the LA Philharmonic with that. Laguna Beach is a very artsy place and has a lovely museum, cute shops, and great galleries. Roger's Gardens is absolutely the best nursey you will ever visit. They take bus tours there sometimes. It's big enough not to absorb that without a problem. If you want to eat at The Farmhouse restaurant there, you should make reservations well in advance. It does book up. (You need to use Open Table for that.)

Not sure if Balboa Park in San Diego has been mentioned. It is lovely and has a flower greenhouse and a couple of terrific museums. Whether or not you are interested in music, the Music Museum is actually in Carlsbad and well worth a visit. There is nonstop classical music and theater in the area - PM me if you are interested in that. Too much to write down!

I really appreciated all these wonderful, detailed suggestions and ideas for visit in the area.

I just book 2 nights at Conrad Los Angeles and 1 night at Hotel Del Coronado to complement our MNC and Four Season reservations.

We are looking forward to our trip next May!!!

Both resorts are excellent. Aviana has a higher TUG rating and a much higher maintenance fee - probably $500 per year higher than Newport Coast. From a statistical basis, paying $33.66 / day is $235. That is <half the premium that owner’s pay for Aviara. I wouldn’t cancel Aviara. How many days is there overlap? Is this a popular season? If so you are lucky to get both reservations. At both resorts, check in is probably at 4 pm or later. That eliminates one day of overlap. IMHO the decision is whether you keep both or cancel Newport Coast.

maintenance at FS Aviana about $2600 . So about $1200 higher than Newport Coast.

I think that we should keep both reservations although there are a few days overlap based on opinions/ideas from TUG friends. We also booked 2 nights at Grand Hyatt Manchester in San Diego.

Any suggestion for out-of-path attractions and restaurants for both resorts stays.

Thank you.
How many nights overlap are your reservations? Maybe you can offer up one to friends or family (including TUGGers!), they can just pay the housekeeping fee?

As of this past June, they still offer free shuttle service to Crystal Cove

That sounds like an amazing So Cal vacation! I would keep both too! I preferred the Marriott for closeness to the beach, Laguna, and other sights. Aviara was not close anything, and we don't golf. I had been very excited to go to Aviara and it was a nice getaway during covid, but it felt colder with less personality than NCV. We did have a wonderful time at both.

There is a restaurant on the beach near NCV (a nice walk) where we went for brunch. I'm sure the concierge can give you the name.
I have an idea, I will PM you

Enjoy!

Karen

There are some advantages to owning FSA over MNC. If you own a week at MNC, you can mainly trade with II. I think MNC are all 2BR (not lock off). With FSA, you can lock off and trade with ThirdHome, Elite Alliance and II. I believe you can use ThirdHome with MNC but I am not sure of how many keys you get and for what type of weeks. With ThirdHome and Elite Alliance, you get a lot of keys if you book high season weeks. I always get high season weeks since I own two odd years and can book consecutively at 13 weeks.

While I do not like exchanging, I have exchanged with ThirdHome and Elite Alliance and gotten tremendous value. I have gotten more weeks than what I deposited and those weeks were worth double my FSA MFs. For example, I deposited a 1BR holiday week into Elite Alliance and I have received 2 ski weeks at Old Greenwood in a 3BR townhouse and a 3BR cabin. One of the weeks is over New Years. With ThirdHome with 1 deposit (I think) but it might have been 2 deposits, I have gotten a 4BR house in Big Sky in the summer, a 4BR townhouse in Kissimmee (this one was terrible and they refunded the keys and the MF), a 3BR fractional on the lake in North Lake Tahoe during ski season (at a fractional that costs hundreds of thousands of dollars to buy into and $15K in MFs). I still have a couple keys left over. So in that regard, FSA’s MF is very efficient.

The other nice thing about FSA is you can enter the lottery to exchange into some of the more expensive Four Seasons: Costa Rica, Punta Mita, Jackson Hole And Vail. I won the lottery a few years back and exchanged into the residence club at Four Seasons Costa Rica. If you look online at the price to stay at FSCR, it is $40,000 a week in low season. You can only stay at FSCR as a fractional owner ($150K buy in and $15K a year in MFs), lottery winner or hotel rental. With FSCR, you will not find rentals bc owners are not allowed to rent. In MFs and the upcharge for FSCR, it cost me approx $4000 total for that week. So the FSCR stay means my annual MFs of $2600 for my 2 EOY weeks got me an annualized value of 15 years. Plus we got to experience the best resort in Costa Rica and probably one of the best in the world, in what I consider to be the most beautiful part of Costa Rica on Peninsula Papagayo. The lottery results for this year come out in a week so I have been praying we win again but it is unlikely to get so lucky but you never know.

The units at FSA are very large and the balconies are large too. Once they refurbish, which I was told is happening in 2023, it will be a lot nicer than a Marriott. Some people think it is nicer even without the refurbishment.

An added benefit for pet owners…FSA is pet friendly.

Owners do not pay the resort fee.

I am not trying to sell anyone on FSA, just trying to share with the extras you get for the maintenance fee. I have stayed at MNC and loved it. The pool area is amazing. The units were nice. Views are nice. It is one of my favorite MVC resorts.

I own odd year two weeks as well and I don’t exchange outside FS . Mainly use for lotto exchange for Punta Mita. I like FSA over MNC less crowded.

Just curious, how many times have you won the lottery?
