Newbie question: Does Marriott count 2 weeks ownership for 13 month reservation window if both weeks are EOY? Or does this only apply if owned 2 weeks EVERY year? Trying to save on annual maintenance fees, while getting earlier booking window. Trying for best bang for the buck. Thanks!
I suspect you are misunderstanding the parameters, please forgive me if I'm incorrect. The 13 month reservation option is NOT based on how many weeks you own but rather how you reserve them. To take advantage of the option you MUST reserve them either consecutively or concurrently. So either the same week for more than 1 unit or back to back weeks. Having a single week that's a lockoff does not fulfill the criteria needed. So EOY weeks can work if you meet the other criteria. 2 of my weeks are EOY but both even years and I reserve the consecutively routinely.

The 13 month reservation window is open only to those who WHEN reserving their time do it as consecutive or concurrent.

I am in the same boat decided if we should buy week 2. However as others explained to me, wait and see would be the best option. We own DSV1 Plat and purchased for Spring Break. Yes, the same weeks as Coachella. Luckily we also own Vistana as well so we are getting good trades to visit Arz instead.

...does NCV even rent for much above annual maintenance?

I myself would love to own here but can only muster a $2500 all up price tag.
Here, in Utah, I see NCV weeks renting for around $2500-2700 in the local classifieds.

I have several weeks at NCV, however, three friends own either a single week or two weeks. Although the families with two weeks have difficulty booking them consecutively or concurrently At the 13 month for late July, they are batting 1000 for booking them singly at 12 months. We are now 14 out of 14 successful bookings at the 12 month window in the last few years. Of course these happened at 6 am Pacific time right when the window opened.
If I wanted to use the weeks in June and July (because school starts in August) would I have a problem reserving at 13 months out? I am used to getting up and being ready at 6 PT to reserve my week at SW on HHI. Thanks for any information. I don't want 2 weeks if I can't reserve at 13 months out.

I would say that you wouldn't have a problem reserving in May for occupancy the following year beginning in mid June. You likely would have issues to reserve in June for the following year in July due to the extreme popularity of July at NCV.

You have one week now at Surfwatch you're reserving at 12 months and would be reserving consecutive weeks at SW & NCV at 13 months out? What weeks would you be targeting as your main goal?

What Dean said above. July 4th is Platinum Plus at NCV, so you can rule that out unless you buy this specific week. Otherwise, I think your chances of reserving are good. Also, if memory serves me, Platinum doesn't start immediately June 1 (and see my weather comment below.) Do you plan to use both or rent one? Trying to move across country to fulfill a reservation sounds terribly tedious to me. Also, the early summer weather along the beaches in Southern California typically has this moniker: June-Gloom, because the fog just rolls in and sticks around all day.

I would be wanting a late June or July at NCV, and what I would need to get it or buy at SW in summer and use a week and maybe rent to go to NCV the next year.

So you own a Platinum week at SW on HHI and you would want 2 consecutive or concurrent weeks, one HHI and one NCV? As noted, NCV has a platinum plus week 4th of July so you'd be shut out of that week unless you bought the Platinum plus and if you did, you wouldn't need the 13 month window though it could still help you for HHI. Buying the Plat Plus week would guarantee you that week specifically. You could potentially reserve SW 4th of July and NCV the week before or after with both Platinums or you could reserve starting in June as long as you weren't trying to get 4th of July at NCV using a Platinum week. I was asking how you would use it in addition to the weeks wanted. Use both weeks and travel across country? Rent one and use the other? Try to change the date later for one of there other?

If you look at rofr.net you can see some transactions for the past few years. The last one to clear ROFR for a platinum week was about a year ago @$7800.

Marriott seems to be ROFR'ing a lot right now, so good luck with your transaction. :clap:
In regards to ROFR, is it the lower the price, the higher the chances of Marriott buying it back?

Absolutely. But don't let that stop you from low balling offers until one is accepted.

Marriott goes thru these buying sprees when they are sitting on a lot of cash, so a deal that doesn't pass ROFR at $5,000 today (an imaginary number) may in fact pass a month from now. There seems to be no rhyme or reason.

I will tell you that Marriott will likely buy it back if they want to add more units to the Trust, or if they can't resist an absolute steal.
