Marriott Deed Transfer Timing Update

Question regarding transfer of a purchase of a resale-how do you know it is in your Marriott account? Did you receive e-mail notification from Marriott Vacation Club?
I was notified by the broker that the transfer was complete. I then heard nothing from Marriott and had to call them. Turns out they had made an error in my email address. They saw the .ca at the end (Canada) and assumed it was an error. They changed it to .com and thus had the wrong email address. Took 10 minutes on the phone to get it straightened and my account set up.

Yes, email from Marriott ( and two hours later from the broker) that the transfer happened, took two days after that to show in my account and two more days to make an online reservation

I can assume the worst, but someone may know for sure. When one closes on a resale week purchase with the deed being recorded, is that when the seller is paid? I suspect there is a quiet period of no access with MVC during the time between when the deed is recorded and the recording in the MVC system. An "approximate 4 month wait" on MVC to book it on their records is a major problem with respect to making reservations and planning. However, it is helpful to have the seller make a reservation before the deed is recorded and to ensure the reservation passes with the week.

While I suspect it is likely the recording of the deed causes the payment to the seller, the estimated 120 delay in access by the acquiring party seems wrong.

This is all dependent on your sales/escrow agreement, and recording has nothing to do with Marriott. After recording, the deed must be submitted with other transfer paperwork. They are backlogged with transfer requests, and have no incentive to invest money in the process. Hence, 90-100 day wait to complete account registration.

Crazy how presumptuous "professionals" can be. I know a doctor who co-authored a book. His legal name is Dan. Without asking anyone, publisher assumed this could not be correct and printed his (not) name as Daniel on thousands of books. Obviously he never used Daniel professionally or otherwise, because that is not his name.

The interesting question is how long is it taking MVC's transfer Department to affect a deeded transaction ownership transfer involving a sale by Marriott.

If MVC transfer department is prioritizing Marriott sales ahead of resales in their transfer processing, this is arguably anti-competitive behaviour that either the Federal Trade Commission or some class action law firm would have an interest in.

I have no direct knowledge of the transfer process behind the scenes, but I speculate that it is not taking MVC 3.5 months after a deed is recorded to give affect to their own internal records.

Any insights on the timing of Marriott sales to being available to the new owner?

I started the Aruba purchase process in May. Today on November 16, 2024 I have finally received notification and the share certificate for Aruba Surf Club.

I will also tell you all that I put up for sale an Ocean Pointe week that was taken by way of ROFR. That process and the check I received from Marriott took less than a month.

So yes Marriott is handling their ROFR's in a fraction of the time it takes for external private party transfers. Yes they must also be expediting their own sales closing's. My Aruba Week took about 6 months start to finish. Ridiculous!

It probably still takes MVC six months or more for them to convey the week to the trust and activate the points.

In January I purchase five resale point contracts. All five were in my account in less than a month from offer to points. In June I decided to purchase resale points again. I lost 8 (at least) contracts to ROFR. I got one through and it was 8 days from recorded to points. My last contract was recorded almost a month ago and these points are just not showing up.

So in June it took 8 days to have points show up in your MVC membership(that is quickn almost as fast as direct)? And you purchased another contract in Oct and the points are not showing up? But has the new contract been added to membership and but just not the points?

I am also curious at what price points have been ROFR. And what price is needed to pass ROFR.

They were pretty much taking everything all summer. I'd put in a contract and on Wednesday mornings I would find out that it was taken. Actually the seller said that they were taking everything that was submitted. Must have been a hot selling season.

That's a good price! I thought most reports were lately nothing under about $4/pt was passing.

I believe Vistana and MVC Ownership services are now merged. I am at 75 days with an SDO transfer. No word. Sigh...
@CalGalTraveler , I'm now at 124 days with a resale SDO transfer. I have a copy of the deed from Maricopa County and proof that it was submitted to Marriott / Sheraton.

Did you ever get yours finalized?

Yes it took 4 months. You might have to set up a new account to see it. We had to spend another month in emails getting the trust listed correctly.

Call customer service and see if they see it.
