Marriot Grand Vista Purchase

I just won an auction on ebay for a 3 br lockoff during gold season at this resort for $4102 with $1146 maint. fee. I own HGVC but am completely new to Marriott. How is the price I am paying? How likely is it to pass rofr? What kind of trading power does it have given that it is 3br, however only in gold season, and in Orlando? Are the Maintenance fees high compared to other Marriot properties?

MF at MGV are average to below average compared to the other resorts. Though many of the other resorts are beach locations or other areas that tend to have higher fees.
MGV does trade surprisingly well within II even though it is an Orlando resort. You can lock off your unit and get two weeks for one MF. One week in a 2BR and the other in a studio, you can exchange them both or just one via II.

Somehow I missed this one. I didn't see this on E-Bay and check it every couple of days. The price was about right for the market as a 2BR went the other day for ~$3000.

At least some of the Hawaii Marriotts are Platinum all year. Right now there is a Maui week on II for the taking. I pulled it with a Grande Vista 2 bedroom. You can get into Hawaii if you are flexible.

You may be right, but at a time when many Hawaii owners choose not to go due to the travel expense and the soft economy, I wouldn't be so sure about that.

See this post from 2007. Grande Vista 3BR is way up on the list. Note: this was a platinum week note gold.

While getting a 2BR Maui may be difficult during July and the beginning of August, I would think that the OP would have a good shot at other times and, given the current state of the economy and the expense of traveling to Hawaii, may even luck out this coming year.

I requested a quote from redweek to see how many points they would offer for the 3br full unit, and they offered 2360 points if I booked a week 9-1-09 (which I would consider an undesirable week for families with school age kids. 2360 points is about enough to get a 2br at Paniolo Greens in Waikoloa Hawaiii which I have read is a nice resort, so it seems to have decent trading power at least outside of Marriott. I agree with the posts above that with flexibility I could get into Hawaii through Marriott as well.
 
The larger unit will have an advantage overy any 2BR of similar/same trading power.

I think you should have pretty good luck trading your unit depending on what week you reserve, but there is a big problem with getting a 2BR in Maui (Marriott). There just aren't a lot of them that will be deposited.

I also don't think you'll need to deposit the whole 3BR to get a 2BR.
