Looking for information on a possible Branson, MO timeshare

You DO seem to be pulled in different directions. I don't understand Welk points compared to any others, and no point systems equate with others. There is no commonality. If you want to rent a unit for a week in May, you better get to posting a request, because timeshares, unlike hotels, book up early. Almost a year in advance.of line-up is not uncommon with school vacation weeks. This timeshare thing is family oriented, and people have learned to book early. You're also aiming for more than a week, and timeshare occupancy is generally 7 nights Freday-Friday or similar. I wish you success, but the time is running out.

After reading this off the BBB website I'm fairly certain it is not going to be Welk. "As stated in my previous letter, it is not Welk's policy to cancel contracts that have passed beyond the rescission period required under California law. I do not have a contract rescission or cancellation option for your ownership commitment. Welk does not have a take-back option or deed-back option for your ownership that would allow you to return or simply walk away from your ownership to Welk." The ironic thing is it says in an article describing the resolution director Hutch Farrell, "He has full permission to make decisions for the company in terms of cancelling contracts and is empowered to do what ever is required to take care of the customer." I guess if you have a problem you should reference that quote lol.

I gave some dates, but really only need 7 days. More than a week would be nice too.

That's pretty standard for all the major resorts. There is a 7-10 day period to rescind. Then the TS is yours until you pay it off. Welk does have a right of first refusal clause which means that if you do try and sell developer purchased points or deed, they have the right to buy it if they feel you're selling it for too cheap. This very rarely happens though.

Yeah, except they don't increase the price to buy from you when "you're selling for too cheap". All ROFR does is that the developer has the right to pay the seller the same amount that the buyer has offered to buy at.
 
Even if you were to buy resale tomorrow, expect 90 days to close before you could even begin looking to book anything. Take the advice of everyone here and rent this year and spend the next few months reading these forums and learning before you buy.

I’ve been renting timeshares for 4-5 years. I finally decided to buy a points contract resale at Grandview. I’m still waiting for it to close, and my vacations this year are in rented timeshares.
 
Wanted to throw my two cents in.

My suggestion is to rent for a couple of years. If it is Branson you wish to visit there is more supply than demand which for you means that you are likely to find rentals for less than what that owner is paying in maintenance fees. You could also rent in places other than Branson for a different flavor. After a couple of years, you may find you don’t like Branson anymore. You will however, be more knowledgeable on timeshares and that will help you if you decide to buy into a resort or system at that time.

Bottom line, Don’t rush into it. If you do buy, make sure you are buying the right timeshare. It is said all the time here - buying a timeshare is easy. Getting rid of one is not so easy.
 
Rent there are sooo many Timeshares in Branson from studios to 4 bedrooms. Look at the rentals on Tug if you love it and think you have to own you can always buy. I mean at any time you can buy resale. It's much more difficult to sell Branson almost impossible you'll hv to give it away.
I understand it feels great to say your owner of a resort and some people you can't talk out of buying no matter what you say or do.
Please rent first. Study the different programs and what each offers and then after months of research buy resale if you have too.

Is there any other place I can look besides Redweek, Vacatia(which seems to be sky high), or on here? I don't mind signing up for the tug membership if it gets me to more listings.

right off their website too. I wonder if that is much different than what a timeshare owner pays in maintenance fees? I had to book for a 7 day trip to get that price.

We have RCI points accounts, deeded weeks, floating weeks, and just about every points products you can think of. We list on TUG, Redweek, Craiglist, Ebay, and other places. I am surprised that you did not rent a Marriott or Welk to check out the quality of the resort to help you decide on possible future ownership.

I couldn’t find anything for less than about double the price. Hopefully I can just go look around. Maybe I can act like I’m interested in a timeshare and get a tour?
 
Booked a Grand Crowne 3 bedroom rental for $1124 including tax for 25th of May thru 2nd of June. Hope I like it.
Congrats. It will build some great family memories. Now, all we can ask is for you to NOT BUY ANYTHING! No matter how attractive they will make it, no matter the 'bonus', 'today only' bulls**t they will dish out, if the salesweasels' lips are moving, there is a good chance that what's coming out is designed to benefit him or her, not you.

If you call Welk, I'm sure they'll fit you in for a tour and presentation. I wouldn't take any gifts that aren't local and usable during your stay. The free trips and stuff are almost impossible to redeem.
And like Jim said, don't buy anything direct from the developer

I'd encourage you to rent a few times. Try it out. Compare the cost with hotel prices you find on TripAdvisorr or Trivago. You'll like the space, the in-suite laundry and kitchen and everyone having their own bedrooms.

After buying and selling many TS Weeks (back in the days you could easily buy and sell) it became apparent to me that I needed a rule to follow before buying. The rule I came up with was to never buy at a Resort until I had stayed in one of its Units or at least had physically walked the grounds and done a "walk through" of one of the units. This worked well for me. So renting before you buy makes sense to me...

For rentals I have used TUG Marketplace, MyResortNetwork, Redweek, and the Facebook group Timeshare & Resort Vacation Rentals. For a taste of renting timeshares without buying, look at the site TripBeat. It is owned by RCI.

Are the tripbeat prices competitive? Why does RCI offer rentals? I guess I’m a little confused what they do.

Believe me, LOTS off us, RCI dues paying members, wonder WTF they do with our deposits. Your confusion falls right into line with other's. Bottom line- it's all about the money. They have inventory to unload, and skimming off and renting some of it falls into their M.O.
 
Is there anything I should investigate or look at for a Branson timeshare? I am confused what I would be getting if I purchase a Branson timeshare from a reseller. I have heard the Marriott Willow Ridge in Branson is a nice place, but I am little confused if that same room can be rented for the same or less than the yearly fees? I've never been to a timeshare presentation, never stayed in one and definitely never owned one. I'd just like a week in Branson one week a year or maybe every other year if that makes more sense.

There are beaucoup TS weeks available (for rent) on Springfield, MO Craigslist Vacation Rentals. Many are discounted. Why not give one a try and see if you like TS resorts?

You posted a rental? I looked a bit and couldn’t find it. I rented a Grand Crowne Branson 3 bedroom directly from the the developer for $140 a day on Memorial Day weekend. Hope it is fun. Never been to Branson so hopefully I enjoy it. I’ll probably be looking again when I take vacation around July. Not sure if I want to do Something further away like South Carolina or Florida or just do Branson again.

No. What I posted was a "Last Call" from RCI for a Branson week $209. I had searched it for someone that wanted one. I got a week for a Minnesota couple at StoneBridge Village the first week in May for $239.

If you know your dates, I could see what's available. Things get a little skimpy in Peak Summer . . . but, actually, Branson's peak weeks are in November now . . . Veterans Week, Thanksgiving.
 
Welk has nothing available for June, July or the beginning of August for owners. There is some on RCI for the end of August. There is still a lot of gold crown resorts available for the summer on RCI and II.
