Learning about HGVC

I am looking into HGVC, however I am quite overwhelmed to say the least. I like that they have many resorts in Florida which makes for a quick getaway for us since we live in Florida. Is it impossible to get into the Sanibel Island resorts? We are last minute travelers and always off season, so would look for availability a month or so before, probably last minute cancellations.
Is there a HGVC guide to explain the system. I don't really want to do a spiel to learn the system.
I also see a lot of contracts are 5,440 points but a week in a resort in silver season (the season we travel in mostly) is 5,600 points. I just thought that was odd that it is 160 points short of a week.
I am not buying anything unless I understand this system entirely and if it fits our needs, so any advice or links you can provide that explain the system is greatly appreciated.

The Florida affiliated resorts are harder to book.
They are much smaller resorts that don’t require HGVC membership.

@Mjasp I just did a quick search and didn’t find any availability in Sanibel over the next 9 months except two days here and there. But I do see some upcoming availability after 6/8/23 (between the 12 month and 9 month window) if you’re flexible and able to book at the 9 month mark.

For the most part, the SW FL timeshares listed in HGVC are managed by HGVC. The owners have to give up their week in order for HGVC members to have access to them. These resorts are older, well maintained properties, and each have units available for sale that have been surrendered to the HOA by families with children that have no interest in keeping them in the family. I picked one up last year for $2,500 which included all closing costs!
 
@alwysonvac I am very flexible and also a couple of nights here and there are doable for a quick getaway.

Very Interesting, I will check them out also. How is the maintenance?
I've been looking at Bluegreen and bid on a few contracts, but BG has exercised the ROFR. I like BG for the simple reason is how many properties they have in Florida.
I started looking at HGVC when I saw all their Florida resorts and think Hilton will maintain there resorts better than BG.
 
If I own at Hilton already will I be charged the $625 activation fee for additional points purchased?
 
Most of the SW Florida resorts are not owned by Hilton, but just managed by Hilton. Most are older and had weeks bought up when they were new. So much of the resort time isn't available as Hilton points. Also, Dec through April is Season, meaning that's when all the snowbirds head to these resorts using their fixed weeks. So those weeks are hard to get. Easiest times to get on Marco are summer months. But planning on booking only a few weeks or months out will be difficult.
Before we moved to Marco, we owned two flex weeks at Charter Club of Marco Beach. We mostly went when our son was out of school, meaning end of May through early August. Since our contracts were with Charter Club, we could book our next year's trip around Jan 1 of the previous year and not book through the HGVC website. That doesn't leave much available for HGVC owners who don't own at Charter Club.
 
At affiliates with voluntary HGVC membership, you contact the onsite HGVC rep to enroll. The voluntary fee is substantially LT the activation fee for standard (automatic) HGVC resorts.
