I will send one for Wyndham or Marriott or somesuch. The way you find them is to go to the subject's website, pick "Investor Relations" at the bottom of the page, then "SEC filings" or similar, then "Annual Filings." Every company uses a similar sequence.
This is a standard form--all publicly traded firms (= they are on a stock exchange/sell stock) are required to use it. Marriot's is at

Overview: 1-10
Risk Factors: 11-19 (they have to warn investors of potential risks, so these are really cautionary lawyer-selected. E.g., California companies report distance from the San Andreas fault and potential earthquake risk.)
Business Segments: 60- 61 (Companies break down their business into separate reporting segments. E.g., Ford might report car and truck revenues and profits separately. I was hoping to see timeshares separated here from hotels, etc. but instead they broke it out by geography: US/Canada, EMEA (Europe, Middle East, Asia), Greater China, and APEC (Asia-Pacific Economic Cooperation = Pacific Rim). Reminds me that I have spent over 40 nights at the J. W. Marriott in Seoul, South Korea.
Related Party Transactions: 62 (Marriott makes money from managing other properties (e.g., timeshare properties) and also provides them loans, equities, and guarantees. Not a small business; revenue was $131 Million last year.
This was just a quick pass through the Form 10-K. I probably should have picked a firm that concentrated on timeshares for a better example. (I did observe that Westgate Resorts is Privately Traded and does not have to issue a Form 10-K.
