How to exit Wyndham timeshare

Unfortunately my loan is not paid off and we do not have a deed. Just 200,000 points. I’ve learned the exit companies are a scam. Looking for any advice this was a huge mistake and I can no longer afford this. Considered just not paying them anymore but I am nervous. Since I don’t have a deed will this still count as foreclosure?

as you likely already know, there is no magical way to exit an ownership with a loan attached. exit companies simply trick you into defaulting and awaiting the eventual actions of the resort/developer to end or recover the ownership via various methods.

you can expect the usual efforts to recover the balance of your loan from whatever lender/creditor you borrowed the money from. and wyndham would eventually take the points ownership back after you have been in default long enough.

Thank you so much for the reply. I bought the timeshare in Vegas but my residence is Florida. I’m just worried about legal action if it’s just a credit score drop it’s not ideal but livable. And hopefully since I never had a deed it’s just the membership foreclosure won’t be an issue.

obviously the risk of punitive damage for defaulting on a loan is higher than for just your maintenance fees, but there is almost no evidence of timeshares seeking judgements on owners that stop paying. Though the only real solution to ensure lack of penalty is to pay what you owe. Choosing to default will always have SOME risk as to the consequences.

however default is the strategy used by all exit companies to guarantee the ending of your ownership.
