How many points are REALLY needed?

What is your all in avg cost per night for a studio and 1 bedroom? And then just for Hawaii properties? Is the cash option cheaper than purchasing 20,000 points?
“All in cost”not including purchase price . . Just your annual cost for 1 week at Bay club Big island Hawaii?

Your all in cost typically if you own is just the room tax. I was in maui last week and paid just over 100 in room taxes and any incidentals i had.

In this case. all-in cost may be what you mention plus the MFs on the points, as this is the total cost excluding purchase price.

All counties in Hawaii have per-night room taxes. It varies by county. As an example., we paid about $100 for 7 nights on the Big Island.

It doesn't show while booking and is charged by the resort at checkout.

I paid $20.42 per night at Maui villas last week.

If you look at the resort description it will tell you. This is from Maui bay villas
“PLEASE NOTE: The state of Hawaii assesses a lodging tax to guests staying at this resort. A deposit of $100 for incidentals is required at check-in.”

Could be but it’s kind of hard to break mf into a week stay. I suppose you could just divide mf by the amount of weeks you use/stay every year.

The Hawaii tax cost me about $123 for the week at Maui.

When I was on the big island it cost me 16.71 for the Hawaii tax per night. I stayed there in August this year.
 
Could be but it’s kind of hard to break mf into a week stay. I suppose you could just divide mf by the amount of weeks you use/stay every year.

Not even that hard. Just divide the total MFs by the number of points to get a $/pt. Then multiply this by the number of points used for the reservation. If multiple contracts, then one would just take a combined MF payment divided by combined points to get an average $/pt. But that can be used for any reservation.

When I was on the big island it cost me 16.71 for the Hawaii tax per night. I stayed there in August this year.

This year November was about $14.40 or so on the Big Island.
