HGV Max - Buying Resale Questions

I am a current owner at Tuscany Village with 5440 every even year. What brought me to this site is an ongoing dispute between the Sales Department and I; they almost had me ready to upgrade to an annual allotment, but it seemed that whatever I told them we did want, they wanted to show me what they wanted me to buy. I also took issue with many of the closing fees and other additional costs.

That sent me down a rabbit hole where I found this great site. I have learned a lot already and I am either on the verge of rescinding or buying resale LOL. I also learned that maintenance fees were different at each property, I specifically asked that question at our last OU and was told every property pays exactly the same.

I have a few questions:

  • If I am already an HGV Max member, will the resale also roll over under my Max membership or will it remain as HGCV?
  • If it doesn’t roll over, would I have to pay two club fees?
  • And what is a good average for points to dollars?
Thank you for such a great and educational group. I realized I knew absolutely nothing about what I had purchased.
 
First, if you are in the window to rescind, do it immediately since you only have a EOYE 5440. That isn't a very useful point amount and probably cost you too much. We gave away our 2 bed Tuscany Village, year before last because the MFs are getting too high in FL. You can pick up Orlando deeds for pennies but I wouldn't get one. I would get a Vegas resale deed and shoot for 11,200 points in platinum season at Flamingo, Blvd, Paradise, or Elara.

- Resale do not count toward Max Tier levels but the points are usable in Max
- You do not pay multiple club fees if they are all HGVC deeds.
- Not sure what you mean by good average for points to dollars though. Do you mean MF/pt? If so, then ideally, 0.10 or less. Or, do you mean total purchase price/pt, if so, our last 3 resale cost us 0.24.

When buying resale, shop around. Look at the TUG marketplace, the HGVC resale bulletin FB group, Ebay, broker sites, etc., and compare. Also, look at rofr.net, to see what people have paid for deeds.

We are cheap and just watch out for great deals that don't cost us much and have low MF/pts and then use the points across HGVC versus at any individual property.

I'm going to address this part first - I believe they were trying to sell you HVC/DRI points. With HVC/DRI, you purchase points into their trust system. You have no deed like you do with HGVC and the MF's are the same no matter the amount of trust points. The HVC MF's are high and they have no value in the resale market. May times Salespeople try and pass this off to HGVC owners. HGV (the parent company) has an overload of HVC points when they merged with DRI 4 years ago and are still trying to sell them. I could be wrong, but I bet they weren't even trying to sell you HGVC. Great job avoiding that mess.

1. Yes, but it won't count toward your tier status. I personally believe that the status is overpriced, but I am full resale so I only have that point of view.

3. Depends on what you want. If there is a specific place you want to go, than that's where you buy. If it's just points you want, I would purchase in Vegas. Specifically Boulevard, Paradise and Flamingo 2 bedroom platinum. These should go for between $3k - $6K but you can finds them cheaper. I say these because they have very good MF's and are priced decently. They provide 11,200 points and that's the amount that makes it easy to book. You could also go for a Craigandarroch Lodge week and pay about the same. You get lower fees and you get to enroll in Dex (which gives you more options).

No matter who you go through, you will pay between $1.5 and $2k in closing costs, deed prep and fees to get the deeds in your account.
 
These should go for between $3k - $6K but you can finds them cheaper
And I would add, that if you want to offload these, you can probably sell them for what you paid for them

Can you explain the difference in Gold, Platinum, etc?
It's the season your deed has it's home week. Platinum is the highest, most popular season while Gold is lower. It costs more points to book in the platinum season. If you purchase a platinum week, you get more points. I own 2 platinum 2 bedroom deeds worth 11,200 each. A gold deed would only give you 8000 points as that's how many points it would cost to book your home week. Here's the reason you want platinum, each size unit has the same MF's. I pay the same MF's as someone who owns a gold 2 bedroom deed where I own (Boulevard and Flamingo). I get more points for the MF's I pay. Since I will never use my home week, I want low MF's.

The trade off is that Platinum weeks usually cost more up front in purchase prices than gold weeks from the same resort.

Always calculate your MF/pt. The platinum season weeks will always have the best MF/pt for each specific unit type per location.

Here is one of the few examples of a property with 4 seasons. You can see which weeks are which season and you can calculate the MF/pt by unit type. MFs are by unit type for each property not season so a 2 bedroom platinum season is the same MFs as a 2 bedroom bronze season but the MF/pt is completely different.

For example, the MFs for a Craig Lodges 2 bedroom is $1,175 in 2025 so you can calculate the MF/pt (this is what I use to compare costs across resale options)

Platinum season 2 bedroom - 1175/11200 = 0.10
Gold - 1175/8000 = 0.15
Silver - 1175/5600 = 0.21
Bronze - 1175/4000 = 0.29

So, as you can see a Bronze owner pays the same as a Platinum owner but gets 4,000 points versus 11,200 so, in essence pays almost 3 times more than a Platinum owner to stay in a week at Craig Lodges and during the worst time of the year (if they were using homeweek)

So, moral of the story, look for a good inexpensive resale that has a lower purchase price but, ideally, during platinum season to get the most bang for your buck.

Judi Z and Diane Nadaue are reputable realtors that specialize in HGVC. Redweek is another place you can look. Tug had their own marketplace and Facebook had a couple HGVC resale groups where people post their listings.

You will also need to get someone to close the transaction. Deed prep, submission to the county clerk and communicating with HGVC will need to be done as well. The realtors will have their own closing systems and Redweek has a group they use as well. Tug and Facebook don’t have closing companies , but many here on TUG recommend LT Transfers. I have used them and they are a very good company.

So if you own Tuscany Village, that is part of HGVC. So you are in that club. If you purchased a resale deed in HGVC, then it would added (the points would show up) in the same bucket as your Tuscany Village deed (as long as you title the second deed the same as the first). You will only pay one club dues but you will pay MFs for your Tuscany Village deed and whatever your resale deed that you purchased.

I actually talked to Diane this morning and she was very helpful and informative.

I am putting an offer in on a Boulevard 2br Platinum as we speak.
 
Make sure to check the TUG marketplace also plus check other brokers. @GT75 got a great deal for a Blvd a couple years ago but he can tell you the broker.

$5k for a 15,360 unit that came with 15,360 saved points.
