I swore I wouldn’t do it, but I allowed myself to get pulled in to purchasing a Club Wyndham Vacation membership. I purchased on Saturday the 22nd of August 2020, today is Sunday the 23rd. Can someone help me with the steps I need to take to rescind this membership and ensure I’m free from monetary or legal obligation? Thank you in advance.

2. Can someone help me understand what resale points are and how to obtain and use them in lieu of this membership?

Look thru the paperwork Wyndham gave you and there are detailed instructions on how to rescind.
But look at it NOW to see how long you have in the state where you bought it.
The form tells you several ways to rescind - registered, certified mail, fax, etc.
I have done two rescissions by simply FAXing a hand written note to Wyndham. (I had the Wyndham front desk fax it for me , for irony).
Just make sure you get a verification. Follow up with registered mail if you are nervous.

Your rescission instructions will look similar the attached. Follow your Rescission instructions as exact. The attached is just an example.

Mind sharing how much you’d save with rescission? As half tuggers initially bought here developer timeshares, there is no shaming involved.

Thanks you guys! I bought 154,000 for $25k, with 246,000 bonus points and 155,000 points for something else that I can’t recall at the moment, along with VIP for 2 yrs and unlimited last calls. Thanks for the help. I’ll be sure to look through my paperwork on the USB drive they gave me. I was told 10 days, but I’m not trusting that.

what about the resale points I’ve read about on here?

You won’t get VIP benefits (Ie 25 percent off last 60 days) but you can buy resale points for $1. The VIP benefits aren’t worth $25k for your situation of 154k pts.

Resale points also get you unlimited RCI last calls. I bought 353k pts for $5.

You get a membership even if you buy resale. Then you use your membership to enroll into a RCI account which gets you unlimited RCI last calls. You should research for 50 hours before buying the lifetime Timeshare commitment. Don’t buy a timeshare just because you’re excited.

Congrats on finding TUG in time to rescind!

You should research for 50 hours before buying the lifetime Timeshare commitment. Don’t buy a timeshare just because you’re excited.

This is great advice right here. I once read someone's advice to research until you think you understand the system and structure, and then continue research some more before buying. There's a lot to know before committing.

I would focus now on getting the purchase rescinded and then move forward looking into resales - there will always be good deals to be had out there, don't worry about missing a chance on something :)

You can compose a simple letter stating that you wish to rescind your contract dated xxx. Be sure everyone who signed the purchase agreement also signs the rescission letter. The most important thing for you to do, though, is to send this letter by certified mail so that you will have a receipt from the post office showing that you mailed it within the rescission period.

Somewhere in your paperwork should be an address for you to send a letter to. Don’t send it to the sales office or have any more communication with the sales people. As long as you have proof that you rescinded within the time period specified for the state where you bought you should be fine.

Going forward in case anyone else reads this thread asking for advice on how to rescind: the best way to rescind is very simple--write the letter, have all parties to the contract sign it, keep a copy for yourself, mail it at the post office by certified mail, keep the receipt from the post office that will show that you rescinded within the time period. If your contract specifies that you have it notarized and that you must sent it by priority overnight requiring a signature, then of course that's what you should do. Most contracts don't specify that though.

Of course some timeshare sales dept. make it very difficult to even find the instructions for rescission. But, the generally legally accepted proof of mailing is just a certified mail receipt from the USPS.

Thanks Karen, I chose to notarize and send overnight on my own just because I don’t want to take any chances. I’m sure I’m being overly cautious but for my peace of mind, it’s worth it. I’m a worry wart lol

I also took pics of the letter, the notarization, the stuff the post office supplied, and the tracking info. Ugh... I thought I covered my bases. If I have to, I’ll send it again. Rather pay postage again than pay for this membership. I thought I sent it the best way considering it requires a signature and I sent it overnight priority. Thoughts?
