Hello, I'm doing my due diligence to figure out if timeshare will work for me.

My question is about Grandview in Vegas.

We go every year in December. However it's not always on same week. So if I buy a timeshare deeded week 50 but in some subsequent years I need week 48 or 49, am I able to exchange/ change with ease or will it be a hit or miss?

What do you you suggest given that scenario?
 
I think it depends on the timeshare you specifically get - read up on it. If you get a flex / floating / points week, for the week you mostly go, then you can rest assured you will have THAT WEEK, but you can also (assuming you know the week needs to change 9 months or so out) not take the purchased week and instead request the week you want subject to availability. I'm pretty sure Vegas will usually have availability but IDK if Grandview specifically will. Also, read about the booking cost for the floating / points week. I'm in HGVC, with a fixed week in Orlando as the "home week". I can lock that in each year at like 12 months out and have that size unit at Seaworld. This is all included in the maintenance fees and club dues.

I can also NOT do that, and at 9 months out try and book an equivalent at any HGVC location (based on the points value), but there is a $59 fee to do that. And then, of course, there's also the full RCI etc exchange market.

So - with the deeded week, you're only guaranteed that week, but if you know ahead of time at the beginning of the window, you can likely change the week pretty easily for Las Vegas (or Orlando).
 
If I wanted to do Vegas every year, I would buy Wyndham or Hilton, not necessarily Grandview. I love Grand Desert, which is Wyndham. I also love Trump Tower and Flamingo.
 
I don't know if you go to Grandview every December or to Las Vegas every December. Grandview, while on Las Vegas Blvd woudln't really be considered to be on the LV Strip. If that is what you are looking for, you probably want to look at the Marriott or one of the many HGVC properties.
 
I would get Grandview, if that is what you love, and I would buy resale, 122,000 RCI Points and book my week that I want during the priorty period (through RCI) for owners only. You will be guaranteed the week you want every year.
