No mortgage or loan balance

What you receive:
Paid-in-full ownership with Platinum benefits of 50% off all bookings within 60-day booking window for any location in the network. Over a million points does go a long way for lots of travel and lots of locations and/or renting out units.

Cost to you:
The ownership is free. The transfer/closing costs will be $400. The new owner simply assumes responsibility for future maintenance fees.
We have enjoyed our ownership for 40 years but are downsizing our travel commitments and would like to pass it along to someone who will enjoy it.

Please note that the Platinum VIP benefits (the 50% discount within the 60 day window) WILL NOT TRANSFER to the new owner.

Are those the correct Maintenance Fees?
This is from the maintenance fee thread in the Club Wyndham forum. If I do the math, the number in the OP is a little high. My math comes out to $840.48.

Bonnet Creek 2026
Maintenance $5.34
Reserve $1.75
Property tax $1.15
Total $8.24

He is showing it as a
monthly maintenance fee of 919.02

yearly would be around 10K
Sounds high to me

How much is the program fee for that many points?

What makes you think it sounds high? It actually looks to be exactly correct. At least based on what the OP is paying. 1.224 million points isn't chump change.

Maintenance Fee - $8.24/1000 is 1,224x8.24=$10,085.76
Program Fee - $0.77/1000 is 1224x0.77=$942.48
Total - $11,028.24/year
Monthly - $919.02 <<-- That matches exactly to what the seller here is reporting.

The different is, the new buyer won't pay $0.77 for the program fee, they should only pay $0.75 for the program fee. Doing all that math again the monthly amount is $916.98. While that is lower than the OP reported, somehow I don't think that is what you meant when you said the amount reported by the OP sounds high to you.

thanks for the clarification

We did double check and you are correct. We were mis-informed about this fact.
