I have in my contract the option to send in a cancellation request by email, I am also going to send in one by mail but wanted feedback on my request to cancel before I mail it:

Contract Reference Number: XXXXXXX
Purchaser: John Doe
Name of timeshare project: MountainLoft Resort, a Condominium

This letter is to inform you that I wish to exercise my right of rescission to cancel my timeshare contract immediately. My contract states I may execute a request to cancel by email. The contract was purchased on April 22, 2023 at the Bluegreen Vacations Smoky Mountain Preview Center in Sevierville, TN and I am currently within the 10 days provided by the law of the state of Tennessee to cancel a timeshare contract. I am requesting a full refund of $4000 charged to my card ending in XXXX, another $4000 charged to my card ending in XXXX as well as a closure of the loan for the remaining amount of $7650. I am also requesting a refund of $49 charged to my card ending in XXXX for my new owner orientation. I do not authorize any future charges to my bank account or credit card.

Please let me know what items I need to return that I received as part of the purchase and where to mail them.

Thank you for your assistance!

Anything else I should add? I partially based it off of another email template I found in this forum (thanks y'all!)

No comment on template but for mailed copy, make sure everyone who signed contract also signs the revision letter. If you can edit title of your post to start with Rescission Question, you’ll get more responses.

Do NOT rely on e-mail alone for submitting your rescission. Send by certified mail and save the date stamped receipt issued at the USPS counter, as it constitutes documentary proof of postmark date.

I would eliminate your "please let me know what to return" line, which only invites further communication. Your best bet is to simply return anything and everything that was provided to you, as you could be charged for any items that you fail to return. Just add to your rescission letter that any and all such items and materials provided to you will be promptly returned under separate cover, then send it all back together by the least expensive method. For right now, focus on completing and sending the rescission correspondence by certified U.S. Mail.

Awesome thank you!!

I just sent my cancellation letter this morning via USPS Certified mail. I was told by the postal clerk that it should arrive by Thursday. When I told her she just saved my thousands, she looked at my letter and said “Timeshare?” and followed up with “This will work.”

I’ll post my letter template in this forum for others to see.
