Contract Question regarding a deeded timeshare

We have a deeded timeshare with Wyndham in Florida. We have 10 more years to go with the deed and still want to use it. However, question is on the deed it says in 2034 at which date the estate shall terminate. Does it really terminate or do we have to do an exit program to get out of it then? We just want to make sure we are ready one way or another. Thank you.

If the deed says the property terminates in 2034, then your ownership ends on that date, very cleanly.

Thank you. Also, its says its from 12PM Sat to 12 PM next Sat. They didn't let us in the room till after 6PM in January; do we have a leg to stand on if I bring the deed with me to get in at least at 3PM? We drive and buy groceries prior to check in so it was a big deal for me last year to sit and wait. Thank you!

No, you don’t. The room has to be cleaned between users. If everyone checked in and out at 12 pm when would the room be cleaned?

Well actually check out is 11 sooo.. they do have time but thats also not fully what I am saying/asking but thank you for your response.

Check-out is at 10:00. But if you accept that check-out is not at noon, then why is it difficult to accept that check-in is not at noon either? Check-in is typically at 4:00, so they were running late when you didn't get in until 6:00 but sometimes stuff happens, short staffing, etc. It's happened to me before as well. Obviously the way it's written ("12PM Sat to 12 PM next Sat") leaves no time to turn over the unit but I think we can all agree that 6 hours to turn over the unit (and manage that schedule with every other unit turning over that day) is probably reasonable.

Yeah...but... why would the deed say ("12PM Sat to 12 PM next Sat"). Laughable - it's okay to put something in the deed that no one has to abide by (because it's not reasonable by someone's definition)?

I suspect it is just there for ownership purposes. If it was to say from 4pm to 10am, then who really owns the part of the week that is from 10am to 4pm. Looking at our Marriott Grande Vista deed, it says from 10am to 10am. The interests owned are a 1/52 or 1/51 of the unit. If they didn't include all 168 hours in a week then it would no longer be 1/52 or 1/51 of the unit.
